THE OPPORTUNITY

JLL is pleased to present a master planned development opportunity in the City of Midlothian. The largest property for sale

in Midlothian is covered in beautiful natural landscape with gentle rolling hills and trees, as well as a majestic +50 acre lake

on the property. The current owners have entitled the property and achieved approval of a MMD (similar to a MUD) and

TIRZ to reimburse for development costs. The entitlement allows for 2,701 residential lots, 52.5 acres of commercial and 63

acres of industrial, as further illustrated by the layout on the following page. The property is perfectly situated to control the

single family market for the City of Midlothian for the foreseeable future.

According to School District Strategies, affiliated company of Residential Strategies, Midlothian has starts and closings just

behind North Dallas cities such as, Allen, McKinney, and Plano. In a market where deals are hard to come by, the fact that

more of the single family community has not traveled further south for affordable land with average home prices selling in

the $270’s is perplexing. Lot starts and closings have been trending upward since 2Q 2009. The site plays well into

controlling the future lot sales as most developments in Midlothian are small developments lacking amenities that tend to

differentiate one community from the next. This potential development with its size, paired with the reimbursement of

development costs is one of a kind.

Situated 30 miles south of the Dallas-Fort Worth metro, Midlothian has rapidly developed in recent years into an upscale bedroom community offering urban amenities and high-end housing paired with a semi-rural quality of life. Midlothian has evolved into a hub of activity spurred by a thriving industrial base and a solid educational system while retaining its small-town charm. Existing and new residents often cite Midlothian’s available land, convenient proximity to Dallas-Fort Worth amenities and the community’s school district as key quality-of-life advantages. One of the greatest indicators of Midlothian’s success is the triple-digit population growth the city has experienced in the past 15 years. Midlothian’s city population has increased by 185 percent since 2000, according to a report by the City of Midlothian, expanding from roughly 7,500 residents in 2000 to 21,347 residents in 2014.

Midlothian is ideal location to the DFW Metroplex providing immediate access to employment, a wide variety of entertainment and a metropolitan life style. Within an easy drive of Midlothian’s Industrial District is a skilled and educated workforce prepared to help any manufacturing or distribution facility succeed. A large metropolitan and suburban population with fast access of major road thoroughfares helps make Midlothian an ideal location for industry. Midlothian is experiencing a dramatic burst of homebuilding activity. Luxury subdivisions and upscale homes are springing up throughout the community and MISD continues to see surging enrollment numbers. With 45 percent of the city of Midlothian still undeveloped and one of the top school districts in North Texas, there is little doubt that this community of 32,000 is on a promising path forward.

MIDLOTHIAN SNAPSHOT

MIDLOTHIAN HOUSING MARKET

The single family housing market in Midlothian has consistently improved since 2008. Now Midlothian, behind strong city support, has grown into one of the strongest southern sector markets. With closings nearing 500 for the 2015 year the single family market has numbers near that of Plano, McKinney, and Allen.

The forecast for the future is strong. Midlothian has great schools, cheaper construction costs, a surging population and is only 25 miles from downtown Dallas. While for the past several years the community benefits have been hidden the demand for affordable housing in the $250’s-$300’s has caused builders and developers to look elsewhere. A similar community that is a year or two ahead of Midlothian would be Forney, which coincidentally finished just ahead of Midlothian for home closings for 2015.
