332 COCANUT The southeast corner of Cocoanut and 4th Street will be the site of a mixed use residential development that will include a 5-story structure with 36 single family attached dwelling units, and 9,151 sf of commercial space (6 commercial units: 8,326 sf of office space, and an approx. 825 sf coffee shop). The project has received Administrative Site Plan approval from the City of Sarasota, and has submitted an application to begin construction. Demolition of the existing two-story office building took place in early 2019.

AIRPORT HOTEL Phase II An additional hotel is being proposed for construction by the Sarasota Manatee Airport Authority. Located diagonally from 'Airport Hotel Phase I' the proposal would result in a 5 story hotel replacing what is current vacant land, adjacent to the University Blvd entrance into the Sarasota Manatee International Airport. Plans for the hotel (including a request to build 136 guest rooms) will be considered by the City Commission in Spring 2019.
ALVIN’S ISLAND Renovation of the existing Alvin's Island retail store will result in a renovated first-floor retail space, and an expanded and renovated second level that will accommodate a 175-seat indoor/outdoor restaurant.

AMARYLLIS PARK PLACE Amaryllis Park Place will transform the western 3.92 acres (between Orange Ave and Gregg St) of the 18.4 acre Housing Authority subdivision by replacing 12 buildings built between 1955 and 1975 (containing 60 living units), with one three story building containing 84 residential units, on-site parking, landscaping, storm water-retention features, and on-site amenities. The Site Plan was approved by the City Commission in August 2018, and a Permit application for demolition of the existing structures has been submitted.

IN DEVELOPMENT
THE AUTEUR The "Auteur" will reinvent the
eastern edge of the Hyatt Hotel and transform an undeveloped 1.23 acre parcel of land into an 18-story mixed use building along Boulevard of the Arts. The structure will include 56 residential units, almost 10,000 s.f. of commercial space, and 284 parking spaces. Included in the development plans will be an alley vacation to allow construction of part of the project above the alley (a public easement will be established for continued alley access).

THE COLLECTION The 1925 residence at 1335 2nd St is currently in use as a real estate office, but will be redeveloped into 12-unit, 10 story residential condominium called "The Collection". The City is currently reviewing a request for Administrative Site Plan approval as well as application for a Building Permit.
CIRCLE K The northwest corner of the Sarasota Kennel Club's parking lot may be transformed into a 4,500 sf Circle K with 10 gas pumps. Approx. 138 existing Kennel Club parking spaces will be removed to allow for the proposed redevelopment, and the Gas Station/Convenience Store will establish new parking for customers.
THE BEACON 0.12 acres of vacant land zoned
Downtown Core may be redeveloped as a residential structure containing six dwelling units in seven stories, called "The Beacon". The project site is on the north side of 2nd Street, just east of the newly constructed Embassy Suites hotel. Developers indicate a summer 2019 construction date.
THE BAY Phase 1 of The Bay's three-phases has now been approved by the City of Sarasota as part of a comprehensive community-created master plan for 53 publicly-owned waterfront acres. Phase 1 will include optimizing the 10 southernmost acres of the Bay, including removing the 'G Wiz' building (Spring 2019), creating two public piers, establishing food and beverage services, and adding shade structures and other outdoor amenities to encourage recreational use by the public. The City intends to partner with The Bay Conservancy, who will work to realize the Phase I improvements before the end of 2020, at an estimated cost of $15 Million.
BATH & RACQUET
RESIDENTIAL The Bath and Racquet Fitness Club has proposed a plan to consolidate surface parking and renovate existing buildings and amenities on their site. The proposed Club renovations and property reorganization would create additional space on which would be constructed eight residential buildings, containing a total of 207 dwelling units, (27 units will meet the criteria for 'affordable housing'), and varying in height (3,4,5, and 7 stories). The Club's 13.46 acre parcels will need to be rezoned to allow residential uses, and the rezoning process and associated Site Plan approvals are progressing through the City's review processes.

BAYSIDE CLUB Phase 2 of Cityside will
redevelop 3.61 acres located north of Cityside Phase I, providing 253 living spaces (a mix of rental units and condominiums) and approximately 9,988 sf of commercial space. The Site Plan received City of Sarasota approval in 2017 and subsequently received additional approvals in late 2018 for adjustments and amendments to modify the building proportions and frontage, the amount of habitable space, and to increase the commercial square footage. Design revisions are still being submitted and administrative review continues as of March 2019.

THE DEMARCAY The DeMarcay is planned as an adaptive reuse of the historic DeMarcay Hotel façade, combined with 18 stories of new construction. The DeMarcay will include 39 residential units and 2,400 sq. ft. of retail space. Construction is slated to start in summer of 2019, with a move in date of January 2021.
EVOLUTION The ten northernmost parcels within the central portion of Golden Gate Pt were previously planned (in 2016) to become ten individual townhomes, known collectively as the Allure Townhomes. The parcels have now been re-platted to allow for future development in the form of individual multi-family structures. 'Evolution' is proposed as the first structure to be developed: A 9-story, 20-unit condominium including 46 ground level parking spaces. The Evolution received development approval in November 2018, and will now apply for a construction permit.
EPOCH The Epoch will replace the existing 5-story Versailles Condominium (built 1974) with an 18-story, 23 unit condominium. The proposed Site Plan is currently being reviewed for concurrency with the City's design and administrative codes, and has applied for a building permit. Occupancy of the new residential tower is slated for 2021.
EAST AND FRUITVILLE CMRCL Three parcels have been combined to create a 0.69 acre site for a 7,000 s.f. retail development referred to as East and Fruitville Commercial. The project will be divided into five connected retail spaces and 27 on-site parking spaces. The site plan and associated adjustments were approved in 2017. A permit for construction has not been requested yet.
COURTYWARD AT CITRUS Ph II Phase II of the Courtyard at Citrus Square will extend the Citrus Square and Citrus Courtyard further north, to the edge of Boulevard of the Arts. The project is currently pursuing a foundation permit while Phase I is nearing completion. Phase II will add another 6,300 sf of commercial space, with 18 residential units above.
COUNTY CHILLED WATER PLANT Sarasota County is proposing to construct a new Downtown Cooling Plant, to be located adjacent to the County's Public Parking Garage at the southwest corner of School Avenue and Ringling Blvd. The Chilled Water Plant will contain three chillers, four cooling tower cells, ice storage tanks, and 350 sf of maintenance office and restroom space. The Chiller Plant will be built in place of the surface parking lot currently located to the east of the County's parking garage, and containing 41 parking spaces.

4TH AND COCOANUT Site plan approval was received in February of 2017 to allow for redevelopment of the 1 acre site located at the northeast corner of Cocoanut Ave and 4th St into a single 5-story building with 61 apartments and 2,820 s.f. of retail space. A construction permit was requested in March 2019 and approval is currently pending.
FRUITVILLE PLAZA Fruitville Plaza will transform four vacant parcels on the north side of Fruitville Road, and four adjacent parcels on the south side of 4th Street, into a 1.45 acre mixed-use residential development. The project will begin by demolishing nine existing residential units which will allow for the creation of a three story office building fronting on Fruitville Road, and four residential units fronting on 4th Street. The proposed site plan meets the requirements for a property zoned 'Downtown Edge', and falls within the zoning overlay known as the Fruitville Gateway Corridor Overlay District.
HUMANE SOCIETY The Humane Society of Sarasota
currently operates a not-for-profit animal care and adoption center in the industrial area of 15th Street, near Lime Avenue. The organization will undertake a comprehensive redevelopment of the 2.7 acre property in order to renew outdated facilities, and construct new facilities. Demolishing 10,530 sf of existing buildings and constructing a total of 19,965 sf (including new kennels, welcome center, adoption areas, clinic, multi-purpose areas, and future-feline spaces) may be accomplished in multiple phases depending on continued community-fund raising efforts.

IMECA LUMBER & HARDWARE Redevelopment of this Newtown area 1.03 acre vacant parcel was approved in November 2018, including a successful rezone from 'Office Regional' to 'Commercial General' to allow the construction of a 9,425 s.f. hardware and home improvements store. The project is currently progressing through the building permit process.

SARASOTA FORD EXPANSION A Site Plan is being developed that may transform the City block between Washington Blvd and AB Smith Park. Six parcels currently containing residential and commercial buildings may be demolished to create a two-phased redevelopment project. Phase I is proposed to include the construction of a Sarasota Ford Automobile Sales Display Lot and 'temporary' sales office. Phase II would replace the Phase I components with a new 1-2 story commercial liner building wrapped around the north, west, and south faces of a multi-story garage (to be used for Sarasota Ford vehicle storage and display).

SHERATON The Baymont Inn (currently 99 hotel rooms) will be renovated to add height to the western building (from 3 stories to 5) and the northern building (from 2 stories to 3). The exterior walkways will be converted to interior hallways, and the buildings will be connected with a central lobby space, however the total number of hotel rooms will decrease by 3, for 96 rooms total. The Inn will be operated as a Four Points by Sheraton. The project received the approval of the City Commission in March 2018. No construction permit has been applied for at this time.

PINES EXPANSION AND
RENOVATION In 2018 the Pines undertook improvements to their campus that resulted in a new arrival port cochere, as well as interior improvements to the residential facilities. Additional transformations are now planned as a result of a generous contribution from Sarasota's Esther and Harold Mertz Foundation (2019) that will allow for the creation of a two-story building to expand the skilled nursing facility by 90 beds, as well as replace two existing child care facilities with a consolidated Child Care and Learning Center. A new kitchen, laundry room, theatre, campus entrance, and chapel are also planned as part of the campus' transformation. All improvements are estimated for completion by 2022.
PAYNE PARK VILLAGE The Payne Park Village Development will provide 135 attached and detached single-family homes on the currently vacant 8.68 acre site located just east of Payne Park. Phase I of the Village will construct the first 87 homes on the southern portion of the site. The Subdivision Plan has been approved by the City, and a Foundation Permit is currently pending to begin site preparations.
PALSAR While no development has been formally proposed, Palsar's future development location includes what is presently nine parcels, bisected by an alley (six parcels on the north of the alley, and three parcels on the south). The Developer has completed a rezoning process to ensure that all the individual parcels share the same zoning designation, and will be pursuing a partial alley vacation.
NORTH TRAIL APTS Tembo Enterprises proposes to develop 1.4 acres on North Tamiami Trail into an apartment complex. 2413 and 2433 N Tamiami Trail currently contain seven unoccupied structures, four of which will be demolished, and three will be renovated. The future apartment complex is currently expected to include 46 units, and will be located adjacent to the Ringling College of Art and Design, and just south of the new Starbucks Coffee (opening 2019). The apartment complex plan is current progressing through the City's Development Review Committee.
MYRTLE VILLAGE
STUDENT HOUSING
New multi-family housing is being proposed west of Booker High School in the form of "Myrtle Village Student Housing". Two parcels currently containing one single family home and a 9-unit multi-family complex will be combined as one 0.97 acre project site and will be seeking rezoning to 'RMF-4' (Residential Multi Family-4). Pending approvals, the single family residence will be demolished, and a new three-story building with nine apartments will be added, resulting in a total of 16 apartments on site.
LOFTS ON LEMON Three vacant acres of land on Lemon Avenue will be redeveloped into 130 apartments aimed at helping local professionals by providing 80 units of affordable housing and 50 units of workforce housing. The project will be carried out by the Sarasota Housing Authority, and development partners Gardner Capital, and Duvernay and Brooks. Significant contributions from the Sarasota-based Barancik Foundation will allow for designation of a portion of the residential units to provide specific housing accommodations for Sarasota teachers and other providers of critical services, such as nurses and emergency responders. The 5-story building project looks to break ground in mid-2019, and anticipates a future 'Phase II' taking place on the site.

SANDCASTLE RESORT
The 6.1 acre beachfront site on Lido Key has now been re-zoned (from Residential to Waterfront Resort) to allow the continued use of the site as a beachfront hotel, and has received required Site-Plan approvals, and sea-wall restoration approval. Future demolition of the existing 176-room Sandcastle Resort (previously the Helmsley Sandcastle) will allow for creation of a 304-room modern resort hotel (two towers of eight and nine stories) including restaurants, two ballrooms, meeting space, and two garage levels of parking (601 spaces).
RESIDENCE INN Ten parcels just north of Fruitville Road at East Ave may be combined to create a Residence Inn. The Residence Inn will offer 121 hotel rooms, two residential dwelling units, and hotel conference rooms. The 1.98 acre site will have 121 ground level parking spaces, and will meet a requirement for residential frontage on 4th Street.
RCAD DORMITORY The newest student housing constructed on Ringling College's campus will take place at East Tamiami Circle and Greensboro Lane, replacing three existing college buildings with a 74,487 s.f. dormitory facility that will house 269 first-year art and design students in approx. 75 living units. The building, which will be constructed within the Ringling Overlay District, will be 5 stories, with a roof height of approximately 56 feet, and is expected to be open for incoming students in Fall 2020. A building permit is currently pending.
QUARRY DIRECT Two parcels on the east side of US 301 may be redeveloped into a single story structure for the sale and storage of stone products. The new 10,220 sf structure (including approximately 1,000 sf of retail space and 9,220 sf of storage space) would replace the existing 500 sf building and on-site detached carport. Site improvements would include 10 parking spaces, and vehicular entrances off of 28th Street and 29th Street.
PREMIER ON 5TH In early development is a residential building on the north side of 5th Street, one block west of Lemon Ave, known as Premier on 5th. The 5-story residential building will potentially include 7 condominiums with private terraces, and shared common area. A ground floor parking garage will provide each unit with their own parking.

31 32 QUAY SARASOTA The City of Sarasota has approved a Development Agreement for the 14.69 acre "Quay Sarasota" site that allows redevelopment within the parcel boundaries in nine 'sections' - for a total of (up to) 695 residences, 175 hotel rooms, 189,050 s.f. of retail, and nearly 39,000 s.f. of office space, in buildings with a maximum of 18 stories. Additional improvements will include renovation of the historic Belle Haven Hotel, completion of a section of the City's public Multi-Use Recreational Trail (MURT), and improvements to the right-of-way on Blvd of the Arts, and on US 41. A permit for $1.7M of site work has been issued, and will include underground utilities, storm, sanitary, and potable water, pavement, curb, base, and asphalt work. Permits for improvements to Boulevard of the Arts and the future MURT Trail are currently pending.

THE STRAND The Strand was originally approved for redevelopment of a 9.5 acre site (the old 'Whitaker Bayou Yacht Club') into three 5-story residential condominium buildings with waterfront access, and subsequently received approval in June 2018 to reduce the number of buildings by one. A permit to begin construction activities is currently pending.
SOUTH SHORE CHURCH South Shore Community Church would like to add 2,905 additional square feet of building area to their 2.9 acre site which fronts the east side of Tuttle Avenue, the south side of Arlington Street, and the north side of Hillview Street. The existing Church structures (built 1956 and 1972) will be expanded to include a new foyer (670 sf), restrooms (1,625 sf), and a multi-purpose room (610 sf).
SMH ONCOLOGY TOWER As part of a series of facility developments to address regional cancer care, a 9-story, 743-bed Surgical Oncology Tower will be built at the southwest corner of US 41 and Waldamere, on the Sarasota Memorial Hospital's main campus. The 170,000 s.f. treatment center is expected to cost approximately $139 Million, with an opening date anticipated for 2021. Development of the project includes a street vacation, utility easement vacations, and the associated Plan Reviews and Community Workshops.
SKEA Enterprises proposes to construct a three-story medical office building on S. Tamiami Trail in place of an aging single story office structure. The future Medical office building is estimated as 7,267 sf, and the 0.35 acre site will also accommodate 32 vehicle parking spaces. The development proposal is progressing through the City's Development Review Committee.
SIX88 The currently vacant 29,139 sf waterfront parcel will be redeveloped with the construction of a 15-unit, 9 story residential condominium (8 stories above one floor of parking for 42 vehicles). Development application is progressing through the City's Development Review Committee, with Planning Board approval pending.
SELBY BOTANICAL GARDENS Marie Selby Botanical Gardens (Est. 1975) is implementing a three-part, 10-year strategic plan to sustain their historic 14.73 acre campus which currently houses botanical gardens, research facilities, visitor areas, and historic buildings. Phase 1 plans introduce a new welcome center and research building, as well as a structure for on-site parking that will incorporate retail and restaurant space. The new facilities will echo the sustainable mission of the Gardens not only in their construction - but in their operation; the rooftop restaurant will prepare edible plants and foods grown on site, be powered with a net-positive solar array, and be wrapped in 'living walls' of plant material.

WHITAKER LOFTS New development along the North Trail is taking shape in the form of Whitaker Lofts; a development collaboration from the Studio for Modern Architecture. The mixed use residential structure will benefit from the intersection conversion taking place at 14th and US 41 (construction of a modern roundabout including landscaping and public art) as well as proximity to the Sarasota Bay and walking distance to multiple public parks. Early plans suggest the project will include 21 two-story condominium residences over street-level retail.
WAWA Nine parcels located between Fruitville Rd and 2nd St (west of Lime) within the Fruitville Gateway Corridor Overlay District will be combined to locate a WaWa gas and convenience store. The 1.82 acre site will include 5,636 s.f. of convenience area and 6 gas pumps and is currently progressing through the City's development review process, and will be reviewed by the Planning Board in April 2019.
TOWN AND COUNTRY The proposed redevelopment at the northwest corner of Beneva Road and Tuttle will replace an existing structure (previously a grocery store) with a new 54,000 s.f. structure that will use the same footprint as the previous store, and will include three independent tenant spaces, with a drive thru on the southside of the building. An additional 5,000 s.f. retail structure will also be built within the project boundaries, and both structures are proposed to meet existing standards and requirements for architectural design, setbacks, lighting, and other zoning code restrictions specific to the commercial parcel.
TOASTED MANGO CAFE A vacant parcel at the northeast corner of Cocoanut Avenue and 10th Street may soon be the location for a new 3,000 sf Toasted Mango Café. Additionally, two parcels to the west may be redeveloped to allow for a 9-10,000 sf building (future uses to be determined), which would replace a 18,000 sf warehouse built in 1965.

ZAHRADA II Adjacent to the Zahrada (currently under construction at 1542 4th Street) will be the "Zahrada II". Proposed as an 18-unit, 5-story residential condominium with ground floor commercial space, Zahrada II will continue to activate 4th Street by introducing not only retail activity to the pedestrian level but vertical interest, through the use of translucent terraces, and visible staircase landings. The Zahrada (Czech for 'Garden'), and Zahrada II will both provide residential and commercial infill to the Rosemary District, activating 0.24 acres of land that has remained vacant for more than a decade.

WESTCOAST BLACK THEATRE The 1926 Binz building at the corner of Orange Avenue and 10th Street is home to the Westcoast Black Theatre Troupe. The Troupe's continued growth has lead to a major renovation of their facility, and an expansion of their footprint. The historic Binz building will undertake two phases of improvements which will include new administrative areas, education and outreach offices, a weekday box office, a library, several multi-purpose rooms, and a 6,000 sf garden. Renovations began in late 2017 and the first phase was completed in June 2018. A construction permit was issued in January 2019 for the second phase of improvements.

BOLD LOFTS The 5-story BOLD Lofts are being constructed next to the 4-story BOLD Building on 2nd Street between Goodrich and Adelia. The Lofts will offer 97 residential apartments, 6,271 sf of office space, and 247 parking spaces. Construction began in Spring of 2017, and the building looks to open in Spring of 2019.
BLVD SARASOTA The Boulevard Sarasota ("BLVD") is a multi-phased mixed use development that will provide a total of 49 residential units, approx. 10,918 sf of restaurant, and 6,707 sf of retail/office in an 18-story structure. The project includes a Major Encroachment Agreement, allowing the building to built across the 5th Way alley while leaving public alley access. Construction began in September 2018 and completion is estimated for late 2019.
ARTISAN ON MAIN The Artisan on Main will transform 37 individual parcels into a residential subdivision containing seven three-story buildings, for a total of 37 living units (averaging approx. 2,100 s.f. each). The project began construction on three of the seven buildings in March 2017, with one reaching completion in February 2019, and two still under construction.
ARCOS APARTMENTS Arcos Apartments has converted three acres of vacant land bordering Fruitville Rd into a five story development offering 228 apartments including studios, 1, 2, and 3 bedrooms. A 406-car parking garage is hidden in the building's center, and surrounded by balconied apartments. The project will offer 3,700 sf of commercial street front space, and a Temporary Certificate of Occupancy has been issued, with final construction efforts taking place through Spring 2019.
ARBOR VILLAGE Arbor Village will redevelop 3.5 vacant acres into a mixed-use residential development consisting of 80 multi-family apartments within two buildings, and one commercial office space (10,000 sf) with two units. The project is a partnership between the City and County of Sarasota's Office of Housing and Community Development, CASL (Community Assisted and Supported Living), and the Tampa-based affordable housing developer Blue Sky Communities. Construction began in December of 2018.
AIRPORT HOTEL PHASE 1 A 5-story hotel is being constructed on vacant land owned by the Sarasota Manatee Airport Authority, and will contain 136 hotel rooms. The Airport Hotel at 965 University Parkway is "Phase 1" of a two-phase project (the second phase, located at 995 University Parkway, is progressing through the City's Development approval processes). Construction on Phase 1 began in October 2018.

LAUREL TOWNHOMES Laurel Townhomes will combine four parcels along Hudson Bayou to construct seven townhomes with two and three stories, for a total of 7 dwelling units. The first building of two is under construction, and will contain 4 living units. A second building containing three units (along Alderman) will follow in the future.
ENCLAVE AT LAUREL PARK The Enclave at Laurel Park replaces 17 individual parcels and a portion of Cherry Ln (totaling 0.8 acres) with a unified subdivision that will include seven buildings ranging from two to four stories, made up of 17 single-family units (3 detached, 14 attached), each with a two-car garage. Four of the seven buildings are now under construction, and a four-story model home was opened in February 2019.
CHURCH OF THE REDEEMER Palm Avenue's Episcopalian Church of the Redeemer (built 1952) will add a 14,200 sf three-story addition on its 1.26 acre site, to be used for classrooms, administrative offices, and event space. The project includes off-site parking agreements, and agreements to encroach into the right-of-way of Gulfstream Ave and McAnsh Square. Construction began in August 2018.
THE COURTYARD AT CITRUS Citrus Square (completed 2009) is extended to the north with The Courtyard at Citrus. Phase I of the Courtyard received a Temporary Certificate of Occupancy in February 2019, providing 10 residential units and 6,300 sf of commercial space fronting Orange Avenue. The building varies between heights of three, and four stories.
THE GRANDE The first piece in redeveloping the 14.69 acre Quay site will be The Grande; an 18-story mixed use development on 1.9 acres that will include 72 condominiums, two commercial units (approx. 9,500 s.f. of restaurant space), and a 105,520 s.f. parking garage for 159 vehicles. The Grande will be linked to the Ritz-Carlton tower (to the south) by an elevated pedestrian walkway, and is located in the southwest corner of the Quay site - also known as "Block 6 of the Quay", and often as "The Ritz Carlton Residences". Construction began in December 2018.

THE MARK Construction of The Mark will complete redevelopment efforts originally begun in 2007 as 'Pineapple Square'. The Mark's 11 story mixed-use residential building will include 157 condominium units, 35,000 s.f. of retail, 11,000 s.f. of office, and on-site structured parking. The Mark will be partially built over a vacated portion of State Street between Pineapple and Lemon Avenues. Completion is currently estimated for Fall of 2019.

RCAD POST PRODUCTION Ringling College of Art and Design's newest facility provides students and professionals the ability to produce professional content right on campus. Three structures make up the Post Production /Sound Stage complex - providing five separate sound stages, editing bays, mixing rooms, screening room, and support spaces (dressing rooms, green rooms, and offices). Studio A (1330 MLK) and Studio B (1370 MLK) opened in Fall of 2017, and the main facility (1300 Dr. MLK) received a Temporary Certificate of Occupancy in November 2018.
MISS SUSIE’S NEWTOWN
KITCHEN Dr. Martin Luther King, Jr. Way's newest redevelopment will recreate the iconic Sarasota location known as Miss Susie's into a modern restaurant: Miss Susie's Newtown Kitchen. The location will ultimately train and employ culinary staff from the surrounding neighborhood. Construction of the one-story restaurant, kitchen, and outdoor dining area began in July 2018, and continued progress is dependent upon additional fundraising efforts.
THE PEARL The Pearl on Golden Gate Point will be a five story residential building with 8 units, each offering 2,720 s.f., and ground floor structured parking. Construction began in early 2018 on the art-deco inspired tower, which is located on the interior of the Golden Gate peninsula.
THE PINES RENOVATION The Pines of Sarasota received a building permit in May 2018 and renovations to the Senior Care facilities on Orange Avenue began in June 2018. The improvements include modernization of residents' rooms, a new Porte cochere, refurnished public areas, and a new activities room. A Temporary Certificate of Occupancy was issued for the project in March 2019.
RCAD STUDENT HOUSING Riverside Drive north of Dr. Martin Luther King, Jr. Way, has received significant right-of-way improvements as part of the completion of Ringling College of Art and Designs' new 3-story student housing building. The building will house as many as 185 students, and includes a pedestrian bridge that crosses Hudson Bayou, connecting the housing directly to other parts of the campus. The facility received a Temporary Certificate of Occupancy in November 2018; A final Certificate of Occupancy is still pending.

RCAD VISUAL ARTS CENTER The Richard and Barbara Basch Visual Arts Center provides Ringling College of Arts and Design students with a three-story, 38,000 sf facility including classrooms, workshops, and gallery space. The building is formed with two zinc-clad structures connected by an exterior elevated breezeway, and received a Temporary Certificate of Occupancy in November 2018. A final completion certificate is still pending.

711 PALM 7 One One Palm began construction in November 2017. The 0.64 acre vacant parcel is being redeveloped into a 5-story building containing 16 condominiums and two guest suites.
THE SARASOTA MODERN The Sarasota Modern broke ground in late 2017, and was open for business in December 2018. The 81-room, 5-story, Rosemary District hotel received a Temporary Certificate of Occupancy in November 2018, with final completion still pending.

under construction at 2455 N. Tamiami Trail. The café is replacing dilapidated motel structures, and will provide drive through service and indoor/outdoor seating.

ST ARMAND’S PARKING GARAGE The City and the Circle land-owners have built a 4-level public garage, including bicycle storage and public restrooms, with approx. 500 public parking spaces and 5 EV stations. Construction began in April 2018 and a TCO was issued in March 2019.
RINGLING BLVD APTS Located on the site of the former
Ringling Shopping Center the Ringling Blvd Apartments will include a 4-story multifamily building with 222 residential apartments, a business center, fitness center, and pool, and approx. 36,849 s.f. of commercial space along Ringling Blvd. Demolition of the vacant shopping center was completed in January 2019, and new construction began in March 2019.
REGIONS BANK A new 2,645 s.f. Regions Bank
branch with four drive through lanes will be constructed on the northwest corner of U.S. 41 and Glengary Street (previously the location of a Steak and Ale restaurant). The1 acre parcel has been vacant since 2008, and required vacation of a water line-easement in order to commence construction. Construction of the bank began in November 2018.
RENAISSANCE Phases I, II, III Located between the Renaissance Condominium (US41) and CitySide (Cocoanut Ave) are the two and three-story Renaissance Townhomes. The thirty townhomes were built in three phases: 12 completed in summer of 2017; 6 completed in March 2019; and the remaining 12 townhomes are nearing construction completion.
RISDON ON 5TH The Risdon on 5th is a mixed use project, combining 22 residential units on top of 6 ground-level retail spaces in the heart of the Rosemary District. Construction began on the 5 story project in March of 2018, and completion is slated for mid 2019.

PLYMOUTH HARBOR NW BLDG The Northwest Garden Building added 12 independent living units, 31 assisted care units, and 30 memory care units to the Plymouth Harbor campus (est. 1966). Construction was completed in November 2018.
ELAN ROSEMARY APTS The four-story, 286-unit apartment complex received a final Certificate of Occupancy in January 2019.
CENTERPLEX The 4-story, 32,000 s.f. wedge-shaped building includes a drive-through bank facility, and 24,000 sf of office space. A Final Certificate of Occupancy was issued November 2, 2018.

SMH PARKING GARAGE Construction of the Sarasota Memorial Hospital 5-story, 600-space parking garage began in August 2018 and was fully complete as of March 2019.
SARASOTA TIMES BUILDING DE Murphy Constructors, Inc. has completed renovations to the historic 1926 4-story building known as the Sarasota Times Building. Originally the location of one of Sarasota's earliest newspapers, the building had been unoccupied since 2013. Renovations began in February 2018 and were completed in February 2019.
EMBASSY SUITES AND SPA Construction of the 18-story, 180-suite hotel commenced in early 2016, and received a final Certificate of Occupancy in December 2018.

VANGUARD LOFTS The four story Vanguard Lofts will provide 6 residential townhomes with separate garage and amenities to Downtown's Rosemary District. Construction began in 2015, however, a future completion date for the partially constructed building is not known.

ZAHRADA The Zahrada (Czech for 'garden') is a mixed-use addition to the Rosemary district—with six individual three-story condominium residences located over six retail/office suites (approx. 5,562 s.f. of commercial space) that will face onto 4th Street. Construction on the project began in February 2019.
