b) The proposed site by the clientThe site complies with the investment intention & is deemed to be satisfactory, however we considercritical the elec. design due to the low loads provided by Manateq.

c) Environmental conditionsThe Enviromental Conditions in the area are considered very aggressive. Special care must be taken inensuring that Temperature conditions are absolutely monitored and efficiently controlled at the storageareas of the resulting facilities.

d) Landscaping

During our preliminary analysis we identified the following "Critical Points" (CP analysis) a) Operational Planning

The main goal of the investment is to construct and operate modern logistics center facilities. The constructionincludes:- Warehouse of approx. 2.141 m2- Office facilities of approx. 10% of Built-Up- Showrooms of 146 m2 Coverage- Accommodation of approx. 317 m2 Coverage- Truckwash- Receiving Loading area (RL)- Electromechanical rooms- Special roomsThe facilities should have high interoperability

The Project "Master Plan Consultancy Service for the Warehouse Facility at Al Wakra, plot number AW-LP-A-037", for thecompany CHARLOTTE TRADING & CONTRACTING., intends to offer consulting and design services to achieve the bestpossible understanding of the client’s needs, the systematic mapping of the current and the anticipation of any futurerequirements, as well as the incorporation of the works into the general context of modern techniques and solutions. The projectwill be developed on a plot of land allotted by Manateq in the Birkat Al Awamer Logistics Park with a plot coverage area of5.286m2 and a maximum coverage of 60%. The project will be developed according to applicable Manateq, QCDD, Kahramaa,MOI recommendations and regulations

What the whole effort intends to do is the development of the Master Plan for the new facilities on the site proposed by the client.

For this purpose we have considered:a) the main operational planning of the clientb) the proposed site by the clientc) common market practices for the stock managementd) the client's specific Dry, A/C and Chilled stock featurese) landscape requirements

• Required number of Distribution Boards shall be provided in appropriate locations for the subdistribution of powerfrom the LV Switchboard to the discrete operational units within the warehouse facility.• Distribution boards will be busbar type, constructed to local requirements. MCCBs are used as main incomingdisconnection devices. MCCBs also protect outgoing feeder circuit cables to Panelboards.

• Required number of small power and lighting panels (Panelboards) shall be provided in appropriate locations forthe final connection of all the associated loads in the facility.• Panelboards will be busbar type, constructed to local requirements. MCCBs are used as main incomingdisconnection devices. whereas MCBs protect outgoing branch circuit cables. Residual Current Devices (RCDs) ofvarious ratings are used to protect single or groups of circuits supplying sockets, water heaters and other types offixed equipment. Particularly small power outlets will have residual current circuit breakers with overloadprotection (RCBO) for each individual circuit. This is proposed to provide increased reliability and avoid nuisancetripping. Control features are implemented using contactors.

• A room will be provided for the transformer, as per local code, which will feed small power, lighting and mechanicalequipment loads with Low Voltage.

• The LV Switchboard will be located in the LV Room and will be constructed based on the requirements of IEC61439 and 60947.

• Outgoing MCCBs breakers will feed, Distribution Boards, the UPS and Motor Control Centers.

• Low Voltage assemblies, i.e. Motor Control Centers (MCCs) will be provided for supplying power to HVAC loadsthroughout the facility. MCCs are supplied directly by LV Switchboards.• Motor Control Centers will also be constructed based on the requirements of IEC 61439 and 60947.• Appropriate starting schemes will be implemented as required for each type of motor and application.

The facility shall be served by a 11kV - 415/240V substation. The spaces inside the substation for the primaryswitchgear and the step down transformers shall be designed per requirements.

• A room will be provided for the installation of 11 kV Switchgear. The Switchgear will be manufactured according toapplicable IEC Standards and will contain all necessary disconnection, protection and measurement devices. It willbe supplied by incoming MV cables from the local utility network (Kahramaa). It will in turn supply the Transformerswith Medium Voltage. Meters shall be provided in the switchboard for revenue metering per the provider’srequirement.

26.2.7. STANDBY AND EMERGENCY POWER SUPPLY SYSTEM

26.2.8. UNINTERRUPTIBLE POWER SUPPLY (UPS) SYSTEM

• Separate UPS receptacle panels shall be provided for connecting office computer equipment.

• UPS equipment shall provide protection for the designated essential service circuits in the event of complete failureof the normal power supplies for a period of 15 minutes.

• The diesel engine shall be supplied by a base-mounted fuel oil tank. The tank shall be capable of supplying thediesel motor for 8 hours at full load. The generator fuel shall be filled in from outside the building with a fuel pipeextended to the exterior wall 1500 mm away from any building opening and be equipped with an overfill alarm.

• A day tank shall be provided in an adjacent room.

• Loads which require “clean power” such as data processing, safety and security equipment shall be supplied bycircuits from distribution boards with UPS static inverter power supply.

• A UPS with output 415/240V, 50Hz, will be provided in the IT Room in order to ensure a continuous, no-breakconditioned power supply to essential and power sensitive loads. The output of the system supplies the followingloads of the facility:

1. ULV rooms and Telecommunication equipment,2. Receptacles in offices where computers are connected,3. All Safety and Security Systems,4. The LV Switchgear.

• The UPS shall be provided with an external maintenance bypass cabinet.

• One 415/240V, 50 Hz, 3-Phase, 4-wire indoor stand by diesel Generator will provide back-up power for standbyand emergency systems through the Emergency LV Switchboard.

• The generator shall feed the entire facility with emergency power.

1. Fire pumps

Combined fire pump set for wet riser and sprinkler system shall be located in a pump room. Fire pump setshall comprise of one electric main pump, one electric jockey pump and one standby diesel drivenpump. The fire pumps shall be permitted to be non-listed, approved to NFPA 20 Standard water tank.

One zone control valve with supervisory switch and flow switch connected to the fire alarm control panel.

Fusible sprinkler heads shall be provided at intervals as recommended by NFPA. All sprinkler heads shall befast response type.

3. Wet Riser SystemThe Fire Hose Reels shall primarily be for use by the occupants as first aid means of fighting a fire whilstawaiting the arrival of the Local Fire Brigade.Hose reel cabinets shall be provided at different locations of building, covering all areas within the maximumlength of fire hose (30m).

The location of the fire pump set is inside the Pump Room.2. Automatic Sprinkler System

5. Refrigeration system

A compressor rack system connected with a remote condenser shall be installed to provide the nessacary cooling capacity to the Cold store room. The compressor rack system shall be installed in the MEP building.

Each FAHU shall comprise of:1. Supply / extract fans, thermal air to air heat recovery exchanger section to pre-cool the fresh air using the cold extract air from the building, (for energy savings), cooling coil, reheat electric coil, intake sand trap louver, flat and bag filters.2.
