The Interior Guidelines Mission is to promote interiors conducive to healing and science through the application of a consistent vocabulary of timeless and sophisticated materials, finishes, and visible design elements which evoke a sense of well-being for our patients, families and staff.

GUIDELINES

GUIDELINES GOALS• Create a universal and scalable approach to the design of NYP facilities that is highly functional,

durable and aesthetically appropriate with a focus on the NYP brand and the propagation of consistent interiors

• Selected materials and applications that enhance patient and staff safety • Balance the need to respect strongly-held individual preferences by consistently applying

institutional standards• Build an efficient design process by specifying proven products, with the potential of shortening

project schedules and added durability.• Provide for greater project budget control by anticipating costs related to interior projects

REGULATORY AND CODE COMPLIANCE• Local and state building codes• Life Safety and NFPA• FGI standards for Outpatient Facilities, including Planning, Design Construction and

Commissioning• IESNA RP 29 – Lighting for Hospitals and Healthcare Facilities• All applicable to the program usage

NEW YORK PRESBYTERIAN - LIFE SAFETY GUIDELINES• Interior wall and ceiling finishes, including exposed interior surfaces of buildings such as fixed

or movable walls, partitions and columns have a flame spread rating of Class A. (NFPA 101 2012 10.2, 18.3.3.1, 18.3.3.2)

‒ The reduction in class of interior finish for a sprinkler system as prescribed in 10.2.8.1 is permitted. Class B interior wall and ceiling finish materials shall be permitted in any location where Class A is required.

‒ Individual rooms not exceeding four persons may have a Class A or B finish. (18.3.3.2.1) ‒ Lower half of corridor walls, not exceeding 4 feet in height, may have a Class A or B flame

spread rating. (18.3.3.2.2)• Interior floor finishes shall comply with 10.2. Floor finishes in exit enclosures and exit access

corridors and spaces not separated by walls that resist the passage of smoke shall be Class I or II. (NFPA 101 2012 18.3.3.3.1, 18.3.3.3.2, 18.3.3.3.3, 10.2, 10.2.7.1, 10.2.7.2)

TEAM GOALS• Meet the quality and aesthetic goals of NYP Senior Leadership• Document and deploy enterprise-wide guidelines for architectural materials and finishes • Support capital project teams achieve institutional design goals design document reviews and

materials and finishes consultations • Support the F.A.C.E. program with interior design and furniture specifications • Support the Direct Project and Facilities Project Requests(F.P.R.) program with interior design

and furniture specification when a design consultant is not engaged • Oversee the enterprise-wide art program through the curation of new pieces that meet Dr.

Corwin’s vision for a cohesive, contemporary and valuable collection

PROCESSInterior Design Guidelines The Guidelines are foundational to NYP’s consistent approach to interiors and include:• Materials and finishes with proven durability and enhanced lifecycle in order to maintain a

State of Good Repair• Universal and scalable selections based upon project type and budget• Furniture selected for ease of maintenance, durability and appropriate ergonomic featuresTeam Responsibilities:• Research, document and deploy Interior Guidelines of Materials and Finishes and Furniture

Guidelines • In-Service to NYP teams• Orientation of new architectural design consultants to the Guidelines program• Collaboration with NYP Procurement on furniture dealer issues and contracts• Collaboration on campus wide Master Paint Plan initiatives• Collaboration with other internal subject matter experts such as Epidemiology, Safety, Facilities

Operations, EVS on the Guidelines selections

CAPITAL PROJECTSAll projects other than infrastructure are reviewed by the team at each phase as a cross check for compliance to the Guidelines • Review of feasibility reports, SD, DD, CD and millwork shop drawings • Review of Materials and Finishes are managed through team meetings with the FDC PM and

design team. • FF+E close-outs – the team is responsible for assessing that FF+E documentation meets the

close-out requirements• On-going design support and documentation review of Major Capital • Recommends design consultant selections based upon project scope to FDC Directors• Responsible for the interior design integration of Regional Hospitals and Medical Group

DESIGN, PROJECT STRATEGY AND INNOVATION TEAM F.A.C.E.Interior design services for all projects including patient room refurbishments and special projects at all campuses. Team responsibilities include:• Programming client needs• Space planning, floor plans• Selection of materials, finishes and furniture• Review of the architectural documentation provided by the F.A.C.E. team

FURNITURE, DIRECT PROJECTS AND FACILITIES PROJECT REQUEST (F.P.R. program)Interior design services for all Direct and F.P.R. projects that have a design component. These projects can range in complexity from a simple task chair replacement to the design and specification of the Milstein lobby furniture package. Team responsibilities include:• Selection of materials and finishes for F.O. managed projects• Approximately $2M is spent year over year on these furniture purchases

ART PROGRAMOversee of the art selection process, responsibilities include:• Consistently apply Dr. Corwin’s vision for contemporary art urchases to grow the NYP collection.• Project liaison to Donors and Trustees, including design, art and Signage review and approvals.• Recommend the art consultants that are in line with the project scope and budget.• Review selections to ensure alignment with Hospital’s vision for art in public spaces.• Review selections for alignment with budget.• Management of the - Art Inventory Tracking program.

The NYP standard calls for a 2x2 square edge tile specification. Installations of this tile type are less likely to result in patchwork ceilings due to poorly trimmed tile at the time of installation or maintenance repairs.

The 2x2 standard size also benefits facilities as they perform maintenance, as opposed to the challenges of stocking and handling larger formats.

The use of faux wood or solid color Armstrong Metalwork tiles is permitted on a limited basis and will be reviewed during design development.

Oversized, tegular trims, imported and other types of specialty ceiling tiles are also permitted on a limited basis and will be reviewed during design development.

Door selection is to be based upon an impact risk assessment for both equipment and operational requirements of the particular location.

Whenever possible, hospital stops are to be specified to simplify floor maintenance.

Glass doors and side-lites are permitted, however film applications are discouraged because of inherent durability issues.

Glass doors require adequate stainless steel frames for durability.

Custom metal and glass walls and partitions are to be reviewed during design development.

Please refer to the NYP Locking Guidelines for door locking hardware specifications per campus. The campus Locksmith must review and approve selections.

Proper floor selection is one of our most significant interior design challenges. We expect flooring materials, with the proper maintenance, to last at least 25 years.

In order to ensure proper maintenance, we strive never to combine floor types with different cleaning and maintenance protocols in a single department. This approach reduces housekeeping challenges.

The challenges of keeping bathrooms clean are well documented. In order to improve maintenance, a minimum 12” x 24” porcelain tiles are to be used in patient areas of the hospital NYP. Wet room tile selection must consider patient safety in relationship to reducing slips and falls.

Grout colors in all locations need to be a medium to dark color as a way of reducing visible soiling. All grout shall be epoxy. Very limited use of ceramic tile in support areas such as janitor’s closest or utility rooms is permitted.

No matter the tile location, stainless steel trim is to be used on outside corners and exposed wainscot edges. Coved tiles are not acceptable other than in utility rooms.

Maintenance instructions and warranty information must be included in final document handover to the NYP FDC Project Manager as the final finish is performed by NYP Environmental Services and not the installation contractor.

Damaged and scuffed walls are the number one maintenance challenge requiring constant painting and result in the perception of a general lack of cleanliness. Therefore, specifying the correct wall protection application is imperative based upon an impact risk assessment, considering equipment, and operational requirements.

Wall protection options range from full height sheets to bumpers and handrails.

All walls within 42” of a counter with a task chair must at a minimum have a rub strip installed on the vulnerable wall surface. A rub strip should also be applied to any wall perpendicular to work surfaces with a task chair.

An NYP standard is full height stainless steel corner guards and end caps applied to all outside corners in clinical areas. Sizes range from metal edge trims, 2” and 3.5” traditional corner guards the selection dependent on the impact risk.

Tile walls (including 3mm porcelain sheets) must have stainless edge protection, the size of the corner protection to be determined by impact risk.

To facilitate maintenance, a limited number of paint colors have been included in the Guidelines. NYP Infection Control requires that mold and moisture resistant drywall/gypsum board, be specified on all new installations as it limits the risk of mold growth and dispersal resulting from water damage.

Decorative wall finishes should only be applied in consideration of durability, impact risk, infection control and maintainability criteria.

Millwork is considered permanent therefore only neutral colors are considered timeless to be an NYP Standard.

The substrate for custom plastic laminate millwork is to be selected based upon code criteria as either fire rated or moisture resistant medium density fiberboard. Particle board is not to be used without approval during design development.

Plastic laminate exposed edges are to be finished with a 3mm PVC edge band.Self edge trims are never acceptable.

Counter-tops in wet areas must be solid surface, there is a preference for Corian over other brands for clinical areas. Back and side splash must be fabricated with coved horizontal seams, and a drip edge at wet counter locations.

Plastic laminate counters with 3mm edge banding are permitted in non-wet and non-patient facing areas.

A 6” toe kick base detail is typical other than in off-site Medical Group offices where a 4” kick base is permitted. A rubber base must be installed on all millwork.

No worksurface shall be installed less than 42” in front of a wall to allow for appropriate task chair clearances. Refer to Wall section 5.1 for wall protection information.
