Part 1: General information to help you get started
1. When do I need a building permit to remove a structure on my property?
With very few exceptions, if you are planning to demolish an existing structure or any part
of an existing structure in the Township of Springwater, you will require a building permit
to do so. If you are unsure please contact Building Services.

Part 2: Permit submission 1. What do I need to obtain a permit?
You will need to provide the following forms and support documents in order to apply for
a demolition permit:
Forms
Application for a permit to construct or demolish including:
Schedule 1: Designer information
Schedule A: Structure details
Declaration by applicant
a) Support documents
Copy of deed (or proof of ownership if property has been recently transferred)
Letter of authorization (required if someone other than the property owner is
applying for the permit)
A letter addressed to the Township of Springwater stating where the materials will
be taken following the demolition e.g.
□ Landfill site
□ Recycling depot
□ Pressure plant (for concrete)
□ Other – please explain

You should note, however; that if you are demolishing a larger building, there may be
additional requirements. Please note the following excerpt taken from Division C, Part
1 of the Ontario Building Code.
Div. C-1.2.2.3. Demolition of a Building
(1) The applicant for a permit respecting the demolition of a building shall retain a
professional engineer to undertake the general review of the project during
demolition, where,
a) The building exceeds 3 storeys in building height or 600 m2 (6460 ft2) in
building area,
b) The building structure includes pre-tensioned or post-tensioned members,
c) It is proposed that the demolition will extend below the level of the footings
and any adjacent building and occur within the angle of repose of the soil,
as drawn from the bottom of such footings, or
d) Explosives or a laser are to be used during the course of demolition.

Part 3: Building permit fees
1. How much will the permit cost?
Building permit fees are determined by an established cost per square foot, and/or by
established flat fees as detailed in Schedule C: Building Permit and Related Fees as part of
the current Building By-law. Plumbing, septic, demolition and pool enclosure fees are also
assigned from this by-law. The fee schedule is on the last few pages of the Building By-law
document. The document is available through our website and can be requested by phone
or in person at the Township of Springwater Administration Centre. Currently all permit
and permit related fees are due and payable when the building permit is issued.

Part 4: Inspections 1. What type of inspections will be required for my project?
Inspections for this type of project generally include a Final Inspection. Additional
inspections may be required to verify capping of septic and water lines as applicable. If
any other inspections are required for your project, they will be listed on the inspection
agreement. Please be aware of all prescribed inspections for this type of project
according to the Building Code.

Part 5: Sample project scenario
The Story:
David and Gwyn have purchased a property with an old house and a garage. The house is in
a sad state of repair and they want to demolish it so that they can clear the site and build a
new home. They plan to keep the garage – at least for a while – to give them somewhere to
store materials and equipment during the construction.
After speaking to friends, they learn that the excellent guides are available from the Township
of Springwater for some of the more common building projects. They visit the township
website and a few minutes later, they are printing the following guides “Building FAQ’s,
Demolition of a structure, Building a House and a building permit application. After reviewing
all of the information, they prepare a site plan for the demolition, a letter detailing where the
waste will be disposed, and then complete the application form. A few days later they arrive
at Building Services with the following documents in hand:
Copy of deed
Building permit application (including all schedules)
Site plan
Letter detailing how waste materials will be disposed

Metal components (to metal recycling depot)
All other components will be taken to a local landfill. We will provide dumping receipts.
We hope to be able to use/upgrade the existing septic system but will have it capped off at the tank by our septic installer. Confirmation that all services (eg.
