Getting through the Architectural Review processThe Architectural Review process may seem overwhelming at times, which is why we post as much information on the Deer Creek Homeowners’ Association website, www.deercreekhomeowners.net, to attempt to take all of the

guess work out of the process.

Deer Creek Management and the Deer Creek Architectural Review Committee (ARC) provide as much information as possible to make submissions complete, but there is no substitute for submitting all information that is

requested on the ARC application. Pictures, drawings to scale, surveys, and detailed descriptions are necessary to make an effective decision on any submittal.

While we would love to be able to tell you if an element of your design will be acceptable before it is submitted or drawn, to save you time and effort, the ARC does review all submittals individually, within the covenant and

guideline restrictions, to insure the best outcome for both you and the Deer Creek community. You may have the skill to design and draw your project, but please remember we still need the same detail, whether it is drawn by

you or an architect. Please remember that you will need to submit not only the drawings of the addition, but also a site plan indicating the location of the addition. In some cases, pictures will be requested.

Your diligence in the submittal process will insure the speediest outcome in reviewing your application. Most submittals take five (5) to seven (7) days to review and return to you. However, the return time may be prolonged

due to certain circumstances.

Vacant LotsThe Deer Creek Information Center is working with builders to keep vacant lots clean and cut. To keep the vacant lots and your neighbor-hood looking their best, we ask that you do not place trash or grass clippings in front of or on the vacant lots. The city will not pick up trash in front of vacant lots.

DROP BOXESFor your convenience, there are two drop boxes outside the Infor-mation Center office. There is one located in the island along the drive, in front of the office and one on the wall next to the office doors. Homeowners can use the drop boxes for key returns, pay-ments and ARC applications. The drop boxes are checked daily by the Deer Creek management. Please do not place mail to be delivered by the USPS in the Deer Creek drop boxes.

Amenity Center Rules & RegulationsDid you know that the tennis courts close at 11:00 p.m.? Did you know that pets are not allowed in the playground? Did you know that you must be 14 years of age or older to enter the fitness center? Did you know that food and drinks are not allowed on the Splash Park surface? It is important that all homeowners become familiar with the Deer Creek Amenity Center Rules & Regulations. The most current copy of the Deer Creek Amenity Center Rules & Regulations can be found on the web at www.deercreekhomeowners.net. If a Member or its Guests violate any of the Rules & Regulations, the Association and / or the General Manager reserve(s) the right to bar the Member from using the Deer Creek Homeowners’ Association, Inc. facilities.

Broken Curbs and SidewalksPlease contact the City of Montgomery Maintenance Department at 241-2880 to report any broken curbs or sidewalks.

Volunteer TodayIf you are interested in volunteering your time to help with any of the Deer Creek HOA seasonal activities (i.e. Family Fun Nights, Fall Festival), please contact the Information Center at 270-3337.

Amenity Center Parking LotOvernight parking and/or parking vehicles for sale is not permit-ted in the Amenity Center parking lot. Vehicles and / or recre-ational vehicles that are parked in the Amenity Center parking lot overnight are subject to towing without notification. Any and all expenses related to the towing will be at the expense of the vehicle owner.

Selling Your Home?The Deer Creek Information Center and Amenity Center gives you a valuable sales tool while marketing your home. You are invited to bring your prospects to the Information Center so that we may show them around the Amenity Center and answer any questions about Deer Creek. Also, please inform the buyer of the Homeowners’ Association (HOA) Assessments that will be

No FishingFishing is not permitted in the Vaughn Road Entrance Pond located immediately behind the guardhouse. Fishing is also not permitted in the Ponds in Marston, just prior to crossing the bridge. There are No Trespassing and No Fishing Signs posted at that location.

Slow DownAs the weather gets warmer there will be more residents enjoying biking and walking throughout the community. Please be cautious and respectful and drive the 25 mph speed limit. Remember, Deer Creek streets are public streets and are often patrolled by the Mont-gomery Police Department

Pedestrian Safety

Beautiful scenery surrounds the 2-mile walking trail in Deer Creek and we know it is hard to resist taking advantage of this amenity. However, it’s very important to use caution when walking. Follow these tips to insure you have a safe and fun walk!

1. Always walk on the sidewalk. If there is no side-walk and you have to walk in the road, ALWAYS walk facing traffic so that you can see any car that might become out of control.

2. Dress to be seen. Brightly colored clothing makes it easier for drivers to see you during the daytime. At night, you should wear special reflective ma-terial on your clothing so that you are easily seen by traffic.

3. Tips for Crossing the Street Cross only at corners or marked crosswalks. Stop at the curb or the edge of the road. Look

thoroughly to the left and right for traffic before you step into the street.

Remember when crossing – walk, don’t run!

Tired of using the garage to store those extra items? Join the neighborhood yard sale! If you wish to participate, please put a balloon on your mailbox the day of the sale. Deer Creek will be advertising for the sale. Please do not place signs in your yard or

throughout the neighborhood.

The sale will be held on October 5th and will begin at 7:00 a.m. ** see notes below

**Tips for a Successful Garage Sale**• Be prepared with small bills and quarters for change before the

sale begins.• Place price tags or price signs where they are most visible.• Go through all clothing pockets before selling!• If an item requires batteries, put some used ones in to show

that the item does work.• Block off your driveway if you do not want vehicles turning

around in it.• Have bags, tape, and newspaper available for wrapping and

packing sale items.

People will want to bargain. Be flexible. Ask yourself, do I really want to take these items back in at the end of the day?

Important Information for Landlords

If you are an owner who leases your unit, we’d like to make the leasing experience successful and positive for everyone by informing you of your responsibilities. This will help preserve your property value specifically and maintain the association’s property value in general. Your tenants may not be familiar with common-interest community living. Please take a few minutes to explain to them that living in a community association is very different from living in a rental apartment community. Specifically, your tenants, like all residents, are subject to the rules and regulations of the association, and it’s up to you to educate them and see that they comply. The association will assist you in this area, but the responsibility lies with you. We recommend you provide your tenants with written copies of all policies and rules and advise them on the proper use of the association’s facilities. You can obtain copies of these and other useful documents from the manager.

We strongly recommend that you have a written lease agreement with your tenant. As a lessor (landlord) of a home in a community association, the lease you use must require tenants to comply with the association’s governing documents. In the event your tenant fails to comply with these documents, including the bylaws, or its rules and regulations, a representative of the association will first contact your tenants in an attempt to remedy the problem. The association will send you a copy of any notice sent to your tenant.

If the tenant does not correct the violation, the association will contact you and expect you to remedy the violation using the recourse available to you through your lease agreement. If you are unable to correct the violation, the association may pursue appropriate legal action against the tenant, and possibly against you.

The association asks that you provide the manager with the names and contact information of your tenants. The association will add your tenants to its mailing list, and they will receive the newsletter, invitations to participate on committees, notices of social activities and general association-related information. This information will also be used in case of emergency.

Follow these simple steps and you, the tenants and the association will all have a positive community association living experience:• Provide your tenants with copies of association rules.• Educate tenants about the need to follow association rules, and see that they comply.• Advise tenants on the proper use of association facilities.• Use a written lease agreement.• Make sure your lease requires tenants to comply with all association governing documents.• Provide the association with contact information for your tenants.

Do you have your Deer Creek keycard to access

the amenities?

If you are new to Deer Creek and do not have a keycard, please make arrangements

to stop by the Deer Creek Information Center. The Information Center is open Monday –

Friday 9:00 a.m. – 6:00 p.m. Homeowners who have keycards must con-tinue to pay homeowners’ dues in a timely

manner to keep the cards valid. Only home-owners/renters with valid cards will be grant-

ed access to the Deer Creek amenities.

The keycard system provides added secu-rity to the amenities while providing a log

of when each homeowner enters and exits the amenities. If you lose a keycard, please report the lost card to the Information Center as soon as possible so that the card can be disabled. Lost keycards that are reported to the Information Center will be deactivated to insure that those keycards are not utilized by someone other than the Member who was assigned the card(s). Replacement cards

are issued at a cost of $10.00 per card.

GRASS CLIPPINGSPlease refrain from discarding grass clippings

onto the adjacent vacant lots of your property or in front of your neighbor’s residence. While

homes are under construction, the builder is responsible for this property and in order to

maintain it as required by the ARC, the lot should remain free of debris and grass clippings. If you

employ a lawn service for lawn maintenance, please notify the company of the following:

All grass clippings should be deposited as rec-ommended by the City Of Montgomery (241-2751) and placed at the curb of your resi-

dence on specified days for trash pickup.

If trash, grass clippings or other refuse is to be disposed of by being picked up and carried away

by the City of Montgomery, the ARC requires that the items only be placed in the open on any day that a normal pick up is to be made, at such place on the property to provide access to per-sons making such pick up. Standard service for

curbside rubbish/lawn clippings/and trash in Deer Creek is Wednesday. (Roll out container service

is on Tuesday and Friday.)
