Quy moâ cuûa chôï laø böôùc ñaàu tieân ñeå tieáp caän döï aùn. Khoaûng1200 ñôn vò kinh doanh hieän höõu (DVKD), cuøng 300 DVKDdöï kieán: toång theå laø 1500 DVKD vôùi caùc loaïi hình khaùc nhauñöôïc moâ hình hoùa thaønh caùc khoâng gian chöùc naêng ( hìnhkhoái maøu nhö hình veõ) . Caùc khoâng gian ñöôïc saép xeáp hôïp lyùtreân quy moâ cuûa coâng trình 3 taàng vôùi toång dieän tích saøn treân15.000 m2

Chôï trung taâm laø ñaàu moái giao thöông cuõng nhö nôi sinh hoaïtcuûa coäng ñoàng. Yeâu caàu ñaët ra cho hình thöùc kieán truùc phaûihieän ñaïi , thaân thieän vôùi moâi tröôøng , vaø laø ñieåm nhaán chokhu vöïc, cuõng nhö thaønh phoá.

Kieán truùc laø "voû bao che" hieän ñaïi , heä thoáng lam che naéng ,maùi ñöôïc boá trí taïo vi khí haäu toái öu cho coâng trình ñoàngthôøi taïo neân dieän maïo môùi hieän ñaïi nhöng thaân thieän vôùi caùckhoaûng luøi hôïp lyù , hình thöùc maùi taïo bieåu töôïng nhö "caùnhchim" chaøo ñoùn . Taát caû moïi goùc nhìn ñeàu ñöôïc chaêm chuùt ,thoáng nhaát vaø haøi hoøa.
