    Buying land for your dream home is a big investment for you and

    your family.

    While you might use an agent to help you find just the right

    piece of land, there are 10 things you will want to take into con-

    sideration when looking at each property. Each property is

    unique in terms of physical and legal components.

    1. Location, Location, Location

    2. Can you build on it

    3. Types of plots

    4. Zoning

    5. Permitting

    6. Restrictive Covenants

    7. Utilities and Roads

    8. Liens and easements

    9. Surveys

    10. Costs to develop the land

    1. Location, location, location

    Before you talk with a real estate agent or begin to look at land,

    you and your family need to determine what is most important

    to you in a location. How much do you have to spend on land? Is

    it the quality of the schools and the activities you will be close to

    that matter the most? Do you want to be in a more rural loca-

    tion with acreage and privacy? Are you looking for a plot that is

    already developed or are you willing to spend the time and

    money necessary to develop the property? Do you want to be

    close to highway or road access? Do you want to be on the wa-

    ter or have a view? What is the minimum size plot you will need

    for your dream home?

    These are many of the questions you should think about. Then

    prioritize what is most important to you, your family and your

    project.

    2. Can you build on it? While all land may seem to suit the construction of your dream

    home, it is essential that you determine how much of the plot

    can be built upon. Does that portion meet the needs of the

    dream home you and your family want to build? Topography

    and soil conditions are two vital issues. Poor soils can affect the

    concrete footing size and the cost of construction. Black cotton

    soils require extra excavation hence increasing the cost of con-

    struction.

    3. Types of land There are two (2) types of property. There is land that is ser-

    viced which has the utilities brought to the site and roads built.

    The second is un serviced. If you buy an un serviced land, you

    will be responsible for bringing the utilities from long distances

    to your home, and in many cases, you will have to build and

    maintain the roads into your property. There are pros and cons

    to each type of land. Knowing what your priorities are and what

    money you have to spend is essential to determining what type

    of property fits you project best.

    4. Zoning When looking at a piece of land, talk with your real estate pro-

    fessional regarding what factors you might need to take into

    consideration before you build. Environmental factors could

    restrict where you place your home on your land. Future com-

    munity development could increase or decrease the value of

    your property. Also, check for setbacks which is the minimum

    distance that your home can be built from the boundary or road

    frontages. In addition, take a look at the land that surrounds the

    property you are interested in purchasing. Ask your real estate

    professional or local authority about their future plans on the

    nearby public land. While you cant foresee everything, with a

    little homework you can make a more informed decision on the

    land you want to purchase.

    5. Permits Required What types of permits will be needed in the county or town

    where your prospective property is located? Some jurisdictions

    have very limited requirements for permitting a development.

    Others are more comprehensive, requiring multiple permits for

    all aspects of your project. Talk to your real estate professional.

    They will know what is needed for your area.

    6. Restrictive covenants There can be restrictive covenants associated with the land you

    buy. A restriction covenant is a legal obligation on a property

    deed that is imposed upon the buyer Such restrictions fre-

    quently run with the land and are enforceable on subsequent

    buyers of the property. A typical example might be: no building

    of flats or houses more than two floors. The areas are commonly

    known as controlled development areas etc.

    development a more standard appearance and to protect prop-

    erty values. They can also be used to limit or control the activi-

    ties that take place in that development such as in-home busi-

    nesses and home rentals. Since these covenants can also ad-

    dress the minimum size residence allowed, the number of

    homes on a lot and what type of construction the home must

    be, it is essential you know of any covenants before you buy the

    land. Your real estate professional should have them available

    for you or can readily access them.

    7. Utilities and roads Before you buy, be sure to know what utilities have been

    brought to the property. Frequently, undeveloped land has few,

    if any, utilities coming onto the property. If you choose to buy

    property that does not have utilities, you will be responsible for

    cost and effort to bring them onto your land. This includes

    power, sewer and water. For many properties in more rural ar-

    eas, water is not available to be run into the property so you will

    need to drill a well/borehole and install a septic system.

    While there are several different types of wells, they all must be

    built to tap into and deliver sanitary water. They

    must be drilled deep enough so that the water

    comes from an aquifer, or layer of saturated soil or

    rock. Boreholes also require permits. Consult your

    real estate professional for advice on permits re-

    quired.

    8. Liens and easements These elements may or may not be a factor in any

    property you are thinking of buying. However, if

    either of them is attached to the deed for your

    land, you need to know about them in advance

    and plan for them as you design your home.

    A lien is a monetary claim against the property to

    secure an obligation or debt of the current prop-

    erty owner. This might be for back taxes or for

    work done by the current owner for which pay-

    ment has not been made. These generally show up

    when a title search is done and most banks require

    that they be satisfied before the purchase can be completed.

    An easement is someones right to use your property for a

    stated purpose, and like a restrictive covenant, it runs with the

    land and transfers with an ownership change.

    There are two (2) types of easements you may encounter. The

    first is an easement in gross which would be with a utility, al-

    lowing them to place power or water pipes on the property.

    The second is appurtenant easements that involve two property

    owners who are next to one another. One has the right to use

    the property of the other, such as placing a driveway to a public

    road through the property of the adjacent neighbor.

    It is possible that an easement is not currently being used but

    dont assume that will always be the case. If it is part of your

    deed, then it can be enforced at any time. Your real estate pro-

    fessional can help you determine if there are liens or easements

    attached to the property.

    9. Surveys When looking at a piece of land, look for the beacons at the

    corners of the property, or whenever the property line makes a

    turn. Some beacons are also found in the center of the road. If

    you are at all unsure as to the boundaries of the property, look

    at an existing survey or have the current one updated. You need

    to be sure of the boundaries in order to place your home in the

    correct spot on the property. Consult a qualified land surveyor

    when dealing with plots situated in open undeveloped land to

    avoid boundary errors that may be costly in future.

    10. Costs to develop the land Once you know what land you want to buy, take into considera-

    tion the costs involved to develop it before you make an offer. If

    you are looking at two pieces of land for approximately the

    same price and size, but one will require a well and septic sys-

    tem and significant excavation to meet the needs of your home,

    will the extra costs still be worth it to you and your family? It

    may well be, but be sure to have all the facts before you sign on

    the dotted line.

    Your real estate professional can help you evaluate the pieces

    of land you are considering and what it will take to build on

    each.

    10 Things to Consider Be-

    fore Making an Offer on a

    Home

    If youve narrowed down your choice of a home to one, you may

    be eager to make an offer and get negotiations started. If youre

    buying in a tight market where sellers have the upper hand you

    may even feel pressured to put in an offer the moment you see

    a house.

    But, before you write that cheque for your earnest money de-

    posit, you should take a little time to investigate the house and

    the neighborhood so you have a better idea of what youre buy-

    ing.

    Your agent can be a valuable resource in gathering information

    for you and getting the answers to your questions from the

    sellers agent. In the meantime, you can be proactive and do

    some of your own research.

    1. Search for neighborhood information online.

    If you already live in the community, you may be able to skip this

    step, but its always worthwhile to search websites, community

    sites and blogs to find out whats happening in terms of upcom-

    ing development or other issues related to the neigbourhood.

    2. Check the crime report.

    Your local police station will have statistics on crime. The local

    administration office may help with crime information of the

    area. Also consult neigbours who have lived in the area for

    sometime and they will provide you with information regarding

    crime.

    3. Check on the schools.

    Even if you dont have children, buying a home in a good school

    are is an important way to make sure your home maintains its

    value. You can find information on each school from their web-

    sites and local community.

    4. Check for local amenities.

    You can go to Google Maps for a Street View of a community to

    see whats nearby, or visit www.WalkScore.com to find out what

    is within walking distance of the home. If you have a particular

    activity that you enjoy, such as tennis or golf or swimming, find

    out how far youll have to go to get to a facility.

    5. Check for neighborhood amenities.

    If youre buying within a homeowners association, you can usu-

    ally find information online about community activities, but even

    in areas without an association some neighborhoods have fre-

    quent community-wide gatherings or sports leagues.

    6. Visit the home at different times of day.

    If you want to know what it will be like to live somewhere, visit

    on a weekday, a weeknight and a weekend to see how quiet or

    active the area will be.

    7. Test your commute.

    If you only visit a home on a weekend youll have no idea what

    the traffic pattern is like during rush hour, which could have a

    big impact on your enjoyment of the property.

    8. Schedule a home inspection.

    Your purchase offer should include a home inspection so you

    know what repairs must be made and about how they will cost.

    You may or may not be able to negotiate for the seller to pay for

    home improvements, but its always better to go into a house

    with full knowledge of its condition.

    9. Talk to the sellers.

    If the sellers are willing to share information with you, theyre

    the best resource of all to learn about the community and the

    house. You can ask the sellers about renovations theyve done

    and even talk to them about whether your plans for the house

    are possible.

    10. Ask about service charges, capital charges, utility bills,

    maintenance costs etc..

    Your monthly housing payment includes more than just the prin-

    cipal and interest on your loan. Make sure the taxes, insurance,

    service charge dues and utility bills will fit into your budget.
