What a year 2015 has been. We kicked it off with a near clean-sweep at the ARERA Awards in Melbourne and, as the year progressed, proved our value in the face of

challenging market conditions.

They say that when the going gets tough, the tough get going, and I am proud that the team continued to deliver impressive results throughout this time.

Through Spring and early Summer, sales activity really came to life, as buyers realised that price corrections across the market actually created an ideal environment to upgrade into a larger house and a more desirable neighbourhood. Even if they might not have been able to sell their existing home at a boom time premium, the softer market conditions made the changeover much easier financially. Making the situation all the more ideal was the historically low interest rates, which meant paying down (or paying off!) a mortgage more affordable than ever before.

The year continued to get better as it went on, culminating in a record-breaking November where, in a single week, Caporn Young smashed

three different price records for the street or suburb that the homes were sold.

The company logged significant growth during the financial year, including a 58% increase in auction sales and 17% increase in sales volume. The team worked with 10,131 different buyer groups and helped more than 640 families make their next move. The distribution of this magazine grew to 85,000 per fortnight - a whooping 1,955,000 copies for the calendar year.

On the rental side of the business, we tracked streets ahead of the industry, holding our vacancy rate at 1% and maintaining an average ‘time on market’ around half that of our competitors.

It was also a year of new beginnings, with our new Fremantle office opening on Queen Victoria St, and the Applecross team recently moving into their new home at 907 Canning Highway.

But it’s not all about business. Caporn Young have been proud to continue to support a number of charities, and we have invested heavily in our people, with more professional development and coaching, a renewed focus on team building.

You can expect the unexpected when the Spare Parts Puppet Theatre draws the curtains for its public season of Miss Lily’s Fabulous Feather Boa in January.

Based on the children’s book by Margaret Wild, the story follows a lonely potoroo who believes he is the last of his kind in Australia.

“It’s a delightfully silly story but there’s a deeper message in there as well,” says Spare Parts Puppet Theatre’s associate director Michael Barlow. “There’s a thread that explores whether it’s acceptable to take something that’s not yours, if you really need it. But it also touches on the themes of friendship, acceptance and kindness. It’s all about this lonely little marsupial finding friendship and discovering his confidence.”

Spare Parts Puppet Theatre is a professional troupe based out of a purpose-built 190-set theatre on Short Street in Fremantle. Founded in 1981, the company has become known for its high-energy performances, meaningful storylines and extravagant costumes. Commended on creating shows that captivate adults and inspire children, the company regularly tours around Australia.

Unlike traditional theatre, where a performance is driven by dialogue, puppetry relies more on movement and visual imagery. In Miss Lily’s Fabulous Feather Boa, three performers juggle a dozen puppets - including a family of koalas, a crocodile and a spectacular feather boa that takes on a life of its own.

Associate director Michael Barlow first encountered the Margaret Wild story at his niece and nephew’s home, where it had long been a firm favourite.

“I was reading it to the kids at bedtime and I was very taken by the story. It’s a very Australian story, with a very Australian sense of humour. It’s a lot of fun,” he says. “At Spare Parts, we always look for stories that celebrate the human spirit, and present a sense of wonder. This story does just that.”

The 50-minute show is followed by a question and answer session, where the audience has the opportunity to speak with the puppeteers.

What a year 2015 has been. The rental market has been a rollercoaster at times, and I am so proud of my team for ensuring the ride was made as smooth as possible for our clients.

We matched 315 tenants with homes this year (and still counting!).
