The world's population isgrowing rapidly.Urbanization is on a rise as

people continue to move tocities. This creates a need forhigh-rise buildings with evenmore efficient and innovativemobility solutions. Elevator isliterally the lifeline of suchbuildings and the breakthroughsin elevator technology havemade it possible for thebuildings to stand high. It isimportant part to plan for thecorrect number andspecifications of elevators,considering the type of building.It is very crucial because oncethe elevators are installed, it isextremely difficult to change, oradd more elevators withoutmaking substantial changes tothe building structure. Thecustomers also increasinglypreferring gearless and Machine-Room-Less (MRL) elevators overthe traditional elevators whichrequire machine room on top ofthe building. This offers themmore flexibility to design thebuilding, and save cost and timerequired to build the machineroom. In large metros, buildingscontinue to grow high. IN DEMAND:In a study by Technavio it wasfound that elevator and escalatormarket in India to grow at aCAGR of 15.12%, in terms ofnewly installed units, over theperiod 2014-2019. Governmentplans to construct more than

100 smart cities in the countryunder the Make in Indiainitiative, for which thegovernment has planned aninvestment of $1 trillion by 2020.According to the report, theconstruction market in India iswitnessing a growing demandfor elevators and excavators due

to a number of new airports,rapid transit systems, andrailway station revampingprojects that are scheduled to becompleted during the forecastperiod. Report found thattraining of manpower is a majorconstraint on the profitability ofthe leading manufacturers of thismarket in India.

MAINTENANCE IS THE KEY:Elevators agencies are able tocarry out maintenance for lifts onall types of equipment. Elevators

and escalators (El/Es) playimportant roles in publictransportation, movingpassengers vertically to trainstations above and below gradelevels. Keeping this equipmentoperational is essential,especially for persons withdisabilities who rely on El/Es fortheir transportation needs.Active involvement by thedisability community has helpedagencies realize the importanceof providing reliable El/Esservice. The task of keeping El/Es

operational falls squarely onagency maintenancedepartments that must complywith legal requirements,equipment manufacturers'recommendations, and theirown unique operatingenvironments. This task,however, is fraught withsignificant challenges thatinclude aging infrastructure,nearly continuous use in harshconditions, lack of standardequipment, difficulty inobtaining spare parts,insufficient staffing levels, and

customer abuse. Despite thechallenges, agencies haveimplemented several proactivemaintenance approaches toovercome staffing shortages andput into place variouscommunications strategies toinform the public when El/Es dofail and to provide them withalternative means of transport.Efforts by maintenance andcommunications departments,regardless of how diligent orefficient, must be supplementedby the entire transit agency,especially upper management.

ELEVATING STANDARDS Lifts are an important means of transporting users,providing access, and are fundamental for maintainingefficient traffic flows for staff and visitors inside some ofthe largest and most complex buildings. The life cycle of alift is longer than most other forms of transportation andbuilding equipment, which means that lift equipment hasto be precisely maintained to ensure ongoing safety,performance, and accessibility.

MAINTENANCE IS THE KEY A preventative maintenance regime is critical to max-imising the availability of lift equipment and to ensure itremains compliant with the latest mandatory safetystandards and stringent codes of practice. There havebeen instances in recent years where there have beenprosecutions following avoidable loss of life for failing to

adequately maintain lift equipment so the importanceof a strict schedule that is appropriate to the use of thelifts cannot be stressed enough.

A stringent maintenance programme should be inplace for every lift. This means the equipment is regularlychecked by a competent specialist and in line with themanufacturer's recommended schedule. A regularinspection routine delivered by a competent specialistshould give you the assurance of both the relevanttechnical expertise and the rapid supply of spare parts.These regimes must be specific and tailored to the age,traffic flow, location and vulnerability of the lift. Ifcorrectly delivered, a proactive regime will improve life ofthe lift, extend the time between call backs, maximisereliability, and reduce the risk of accidents and litigation.How critical is the lift's use? A passenger bed lifttransporting patients to theatre will clearly be moreessential equipment and therefore require morefrequent inspections than a lift in a car park. Is thelift subject to heavy use 24/7 or is it a low demandunit used from 9 am to 5 pm as in an officesituation? An outdoor lift for a car park will be moreexposed to the elements and s- will require more

regular maintenance and checks. A good liftmaintenance specialist will advise and draw up themost appropriate service schedule for eachindividual lift to minimise breakdowns.

"Safety is the most important aspect for one andall. Unfortunately in India, elevator safety andhuman safety are compromised by using inferiorproducts to save on cost. Accidents can be avoidedif strict measures are taken while installation with aproper check list and only quality products shouldbe used as per the specified norms," Says, ImranShaikh, Director, Business Development, ExpressElevators.

REGULAR INSPECTION Lifts carrying passengers require inspection by a'competent person' with a maximum interval of sixmonths between inspections. Goods only lifts mustbe examined at least every 12 months. Ideally anindependent third party would carry out thisinspection rather than the maintenance contractor,to avoid conflicts of interest. Some major lift com-panies may carry out additional periodic safetyinspections to offer further reassurance on per-formance, reliability and safety. When undertaking

any service or maintenance work on lift equipment, thefacilities manager must ensure safe access for contrac-tors at all times. Health and safety regulations apply toall aspects of a building, including lifts. “A compnay mustensure that all its products and services worldwide con-form to clearly established requirements and country-specific laws, regulations and norms and it employeesmust undergo regular safety training and are required totake wide-ranging safety precautions to eliminate therisk of accidents at work,” says Antony Parokaran, CEO,Schindler India.

UPGRADELift technology is continually evolving. Some advancedfeatures could be retroinstalled, such as emergencycommunications systems. Whilst these are not statutoryrequirements for existing installations, it is good practice

to have them installed. The risk of claims can be min-imised by having the appropriate safety equipment inplace – such as passenger detectors on doors. One sin-gle claim can be higher than the cost of fitting a safetydevice! Typically lifts are designed for use from 15 to 25years although there are instances, for example in inter-im buildings, where a lift may only be required for fiveyears or less. The lift should be adequately maintained,small repairs carried out and parts replaced as needed.It may then be necessary to upgrade the lift equipmentto bring it up to modern standards or it could be morecost effective to replace the equipment with new.

AN EDUCATED USER Educating users of lifts is really important. Door strikesmost commonly occur when a passenger's hand is

stuck between two doors when thatperson has tried to enter a lift too late.Good quality safety edges to the doorshould prevent that until there is a gapof around four inches - passengersshould then know better than not to tryto force entry. Forcing open and hittingthe car doors, for example with trolleys,will cause electronic components tomiss-align which is the single mostcause of lift breakdowns. Lift usersshould never interfere with lift equip-ment.

Better safe than sorry With lifts and escalators getting high-tech, it has become moreimportant to ensure that its operation is safe and reliable

Beaware that not all serviceproviders have the samelevels of competence orfamiliarity with yourequipment.◗ It is usual for a liftservicing company tomaintain equipmentsupplied by another liftmanufacturer.◗ Ensure the service providerhas the resources and localcapacity for the frequency ofmaintenance needed - thiswill vary according to locationand usage.◗ Maintenance contracts aretypically in place from one tofive years but could be fixedon PFI projects for up to 25years. Contracts vary incoverage, from maintenanceonly to including allreplacement parts andbreakdown costs.
