Why Are We Here?

Meeting Goals:

• Inform community of station area development opportunities on publicly-owned properties along the Crenshaw/LAX Transit Corridor

• Invite community input to shape the vision for future development

• Align development to community’s needs and aspirations

• 8.5 mile extension, eight new stations

• New line will serve the cities of Los Angeles, Inglewood and El Segundo; and portions of unincorporated Los Angeles County

• Life-of-Project Budget: $2.06 billion; one of 12 transit projects funded by Measure R

• Project is nearing 50% completion

• Planned completion in 2019

What is Joint Development?

• Joint Development is the real estate development program through which Metro collaborates with qualified developers to build transit-oriented developments on Metro-owned properties.

• Support community’s vision for station areas while promoting

transit ridership.

• Part of Transit Oriented Communities (TOC) initiative – a comprehensive approach to creating compact, transit-oriented, walkable and bikeable places in a community context rather than focusing on a single development parcel.

Office

• Retail revitalization is occurring within the Expo-Crenshaw primary market area, but much of the existing retail is older and sells a limited variety of goods.

• The Expo-Crenshaw primary market area is not a major employment center.

• The office market is currently challenged and has a significant amount of vacant space.

• Demand for new residential units is strong throughout Southern California and in the Station Area.

• There are near term opportunities for new rental housing and potential future opportunities for for-sale housing in the station area.

Commercial • While there is no traditional office space in the Fairview

Heights Station Area, there are some clusters of existing industrial uses.

• Demand for new residential units is strong throughout Southern California and in the Station Area.

• There are near term opportunities for new rental housing and potential future opportunities for for-sale housing in the Station Area.

• There is limited retail within close proximity to the Station.
