    I feel that people who are able to build at a younger age, its nicer to know if we stayed here, our retire-ment could be easier or we could go on more trips as opposed to if we lived in Calgary, said Bogle.

    Sales in surrounding communi-ties totaled 1,104 units, a 28 per cent increase compared to the same time last year. Meanwhile, new listings in surrounding areas totaled 1,110 units, a two per cent increase over the first quarter in 2013.

    The eco-nomic growth in Calgary has resulted in a large inflow of net migrants to the city, said Ann-Marie Lurie, CREBs chief economist. This has boosted housing demand across the region. In many of the surrounding areas, the rise in housing sales has helped reduce some of the excess inventory levels supporting price gains.

    With 336 sales in the first quarter, Airdrie has had double digit sales growth for the past 12 months, due in part to an increase in new single-family listings. With sales occurring faster than additions to new supply, Airdries market moved into sellers conditions, causing an increase in price. The average price for a single-family home in the city for the first

    quarter of the year was $365,267, a 6.3 per cent unadjusted gain from the same time last year.

    Sales in Cochrane saw 174 units sold in the first quarter of this year, the highest recorded sales ever for the town. While the recorded sales

    reduced inven-tory levels, the Cochrane resale market remains better supplied rela-tive to demand than Okotoks, Airdire and Calgary due to previous inven-tory gains. The average single family bench-mark price in Cochrane for the first quarter was $418,500, a year-over-

    year gain of 5.6 per cent, which is still below peak level prices.

    Okotoks recorded its best first quarter of sales since 2009, with 149 total units sold. The number of new listings declined, which lowered inventory levels, tightened market conditions and supported price gains. Okotoks single-family bench-mark price for the first quarter was $391,867, an unadjusted increase of 1.3 per cent over the last quarter and a 4.5 per cent increase over the first quarter in 2013. In March, Okotoks also posted a new record for its single-family benchmark price, at $399,400.

    Genworth Canada has released results of a homeownership study showing homebuyers are working harder and longer to save for a down payment.

    Completed in conjunction with the Canadian Association of Credit Counselling Services, the annual study asked 1,507 Canadians questions about their financial well-being and preparedness.

    Despite tighter mortgage quali-fication criteria over recent years, survey results point towards posi-tive trends in homebuyer behaviour, said Stuart Levings, chief operating officer of Genworth Canada. With a stable economy and real estate market, Canadians appear to have more confi-dence in the value of homeownership and see their goals of homeowner-ship and financial well-being as more achievable.

    The study showed 19 per cent of first-time buyers/intenders say now would be a good time to buy a home. Up since 2013, two-thirds of respon-dents feel housing prices will increase in the next 12 months.

    Half of respondents expect to take one to two years to save for their down payment, with an increasing number saying it will take three to four years. The study also says 53 per cent are worried they might miss the perfect house because they dont have enough saved for the down payment, and 67 per cent say their goal is to pay off their mortgage faster.

    The study found owning a house is a valuable asset emotionally as well as financially with nine out 10 people agreeing that owning a home gave them a greater sense of emotional well-being. While feeling that homeowner-ship may mean more work and effort, nine out of 10 people would rather own than rent.

    Now that the sun has returned and the snow is starting to melt, thoughts may be turning to summer flooding.

    The City recently held a press conference in order to outline flood mitigation measures being taken for Calgary from here on out since the 1-in-100 year flood that devastated the area last summer.

    One of the most frequent ques-tions I get asked is Is the city going to flood this year? said Mayor Naheed Nenshi. And the answer of course is we dont know. We dont know what will happen this spring, it is impossible to completely prevent any flooding situations.

    In order to be better prepared for potential

    flooding, the City has undertaken pro-visions such as stronger river sensors and adding more river cameras. Flood tubes and more sand bags have been purchased to help protect critical infrastructure and other measures include gravel bar shaping to better manage water flow and improvements to storm drainage systems.

    While the City is working on flood mitigation measures, City officials also said theres a responsibility to the home-owner when it comes to flood season.

    Look at your own home figure out what mitigation might make sense in your own home and in particular, this is an easy one, make sure that you move any irreplaceable items from the lower levels of your home to the higher levels of your home, just do that now, said Nenshi.

    With the launch of Cochranes Rock the Waves campaign fun-draising for a new pool and curling centre, Jayman is on board for what will become the Jayman Aquatic Centre.

    Jayman is behind several devel-opments in Cochrane including Riversong, Riviera and Sunset Ridge. The campaign goal for Rock the Waves is $10.6 million with the total capital budget for the new centre $45 million.

    As well as Jayman, the Town of Cochrane announced three major contributions to the campaign at council April 14. Team Taro, who fundraises for a variety of local causes made a donation of $20,000; the Shell Jumping Pound Gas Plant, operating west of Cochrane since 1951, donated $150,000 and Mayor Ivan Brooker, a 34 year resident of the town, donated $1,000.

    This new aquatic centre has been on the Towns wish list for many

    years, said Brooker. If we all want it to happen its up to all of us to contribute and make that dream come true.

    Fielding has been employed as the city manager at the Burlington, Ont. since January 2012. Before that he was the city manager with the London. Ont. for almost eight years.

    well as in municipal government in Winnipeg, Calgary, Kitchener and London.

    The award is meant to recognize outstanding contributions made by local and provincial home builders associations to the betterment of the way of life for the people in their community.

    My neighbour George, now in his late 80s, told me he had to tear down his old greenhouse because it was full of snakes. His wife Barbara was very afraid of the small ser-pents. The only place I have seen an overabun-dance of garter snakes in Calgary is in a rock garden in Edgemont. The rocks, seemingly alive with slithering serpants, were a little unsettling.

    Snakes hide out in groups underground all winter, usually in animal burrows. I have been building a big greenhouse for greens, tomatoes and cucumbers and I have not been at all wor-ried about snakes. We have a tiny greenhouse nearby and have never seen a snake outside in the grass or inside under the glass. In fact I con-sider George a little old fashioned for making the move to tear down his greenhouse. Snakes eat mice and slugs and any other small animals that

    might make a move on a plant. Snakes never eat plants and they are the best guarantee of a

    clean garden, a positive symbol of success.So the other day, when I was haul-

    ing loads of soil into position in my big greenhouse, I left the door open for awhile. When I came back into the greenhouse with my third load, I saw a stick had fallen on the door man-tle. My hands were full so I kicked the stick with my pink rubber boot. When the stick slithered ahead of me

    into the greenhouse I dropped my soil. Grabbing a broom, I tried to encour-

    age the garter snake to go outside but it slipped under a built-in planter. I won-

    dered if my snake was poised to populate my cozy greenhouse with babies or invite her

    friends over to colonize. What was she doing out so early anyway? Had we accidentally dug up a colony when we excavated to build the green-house? Or worse, had we built the greenhouse on top of a snake pit?

    No, I am not thinking of tearing down my new greenhouse. But I am thinking of wearing gloves every time I move a hose, push a brick aside or pick a tomato. I love snakes, but I prefer them outside, or in Georges greenhouse, or under a pile of rocks in Edgemont.

    With a proposed network of downtown cycle tracks unveiled, Calgary City Council will vote On April 28 to deter-mine whether or not the $11.5 million pilot project will get the go ahead.

    City Transportation said the 12-month pilot allows time to study how the new network affects people traveling in areas pegged for cycle tracks, will connect existing path-ways so more people can utilize them and will provide the same func-tion and safety as a permanent cycle track would.

    We plan to use temporary barrier separators that we can easily move around or interchange with other devices, said Blanka Bracic, transpor-tation engineer with the City. We also want to collect information on how [the pilot is] working ... in the one year of information we collect the success of this network, and then ... council can decide if its working, to leave it, to change it or to remove some things that arent working so well.

    Pilot tracks will be included on First Street SE, Fifth Street SW, Eighth Avenue W and Stephen Avenue, Ninth Avenue E, 12th Avenue and Eighth Street.

    The cycle track has been an item of hot debate on city streets both in council and even on social media sites such as Twitter. One proponent seen and heard on the Internet, includ-ing a piece for Bike Calgary early this month, is Calgarian and multiple Olympic medallist Denny Morrison.

    from where I train, so 99.99 per cent of the time I ride to the [Olympic] Oval and back, twice a day, he said via email. Since selling my car, I get groceries on my bicycle and run other errands like going to the bank, dry cleaners, whatever.

    Morrison said the proposed cycle track will give an opportunity for Calgarians to safely cycle downtown while expanding transportation options.

    Less people driving means less congestion and less pollution, he said. The proposed cycle track benefits the health of all Calgarians, especially those who choose to cycle instead of drive. Healthier citizens means money is saved on healthcare. So overall, the proposed cycle track network will help to make all Calgarians safer, healthier and richer.

    Included in the voices against the cycle track is Calgary businessman Cory Morgan. Morgan is also behind a website posing as CivicCamp, but opposed to the practices of the actual CivicCamp, which organizes and sup-ports local initiatives.

    Morgan cited a pretty compre-hensive study done in Vancouver in

    which it was found local businesses saw a drop in sales.

    It found that actually theres some very serious effects on some of the local businesses having as much as an 11 per cent drop in retail sales which is a pretty significant number, he said. Theres no guarantee that would hap-pen but its saying weve got to look at some of these issues before we go full steam ahead with a lot of these tracks.

    Calgary Mayor Naheed Nenshi said now isnt the time to look at the numbers but the idea of the track as a whole.

    Weve gotten into a kind of weird world where everyone is fighting about numbers that are completely hypothetical, he said. Its like saying, not very many people took the LRT west of Sarcee Trail two years ago, they didnt take the LRT because there was no LRT there.

    So if our goal is to create safe infrastructure for cyclists that encour-age more people to cycle, which is the goal, and studies show a very large number of people would cycle more if they felt safer, if thats our goal then we actually have to test it.

    Sitting just on Calgarys east-ern border, its easy to under-stand the appeal offered by Chestermere and the surrounding area. With the cost of owning a home in Calgary on the rise, the town pro-vides homebuyers with an affordable option within a 10-minute drive of Albertas largest city.

    It was important that we were able to get more for our money in Chestermere, it did sway our search from areas in Calgary, said Dominique Durocher, who moved to the town a year ago.

    Through the first three months of 2013, the benchmark price of an average home in Chestermere sits at $455,900, compared to $490,600 in Calgary. Proof of how attractive afford-ability is in the town, year-to-date sales number 91 this year compared to 54 during the same period of 2013, an increase of 69 per cent. Albertas fast-est growing medium-sized commu-nity, Chestermeres population grew by nearly 20 per cent between 2006 and 2012.

    Rather than simply providing an inexpensive alternative to big city liv-ing, the Chestermere area captures much of whats so enjoyable about living in Southern Alberta, with one important addition. While boasting many opportunities for outdoor pur-suits, the Calgary area isnt known for its abundance of lakes. Providing an option for aquatic activities just min-utes from city limits, Chestermeres 4.8 kilometre long lake allows area residents to enjoy boating, fishing, swimming and even paddle boarding.

    Along with activities on the lake,

    residents can also enjoy the lake life-style while on dry land. Several lake-side parks around the town mean a picnic is always just a moment away. Part of a larger redevelopment that will include a 60 per cent expansion of the towns Anniversary Park, the 1,920 square metre beach will feature steps leading into the lake alongside a promenade plaza with grassy areas for sunbathers, picnic areas and beach lounge chairs.

    Im looking forward to spending time at the lake and checking out the sand beach they are building, said Durocher.

    Along with affordability and activ-ity, Durochers reasons for choosing Chestermere were the short commute to the city less than 20 minutes for most residents as well as the unique community feel offered up by the town.

    The lifestyle is different in Chestermere. Even though it is so close to the city, it maintains the feel of a small town. Its nice to walk around town and the pace of life just seems a bit more relaxed, said Durocher. They do chats with the mayor on a monthly basis so residents can find out what is going on in the community and they take the residents wants and needs [into account] when planning for the future.

    Also bringing that same small town feel is Chestermeres neighbour to the east. Located 15 minutes southwest of Chestermere, Langdon was thought of as the good luck town because in the 25 years between 1883 and 1908, there was not one death recorded. Recalling its heritage as an early stop on the Canadian Pacific Railway in Albertas early days, Langdon retains that heritage with its 1908-themed main street.

    A recent report from BMO found 44 per cent of Canadian home-owners intend to buy a property in the next five years.

    While those homebuying inten-tions decreased slightly from 2013, the BMO Housing Confidence Report said the 44 per cent still sig-nals a high level of confidence in the Canadian housing market. In Calgary, 54 per cent of respondents said they intend to purchase a home in the next five years. Montreal also saw an increase in homebuying interest while intentions dipped in Toronto, Vancouver and Atlantic Canada.

    The dip in overall intent could reflect expectations of higher interest rates, while the drop in the [Greater Toronto Area] likely reflects concerns about valuations and a possible price correction, said Sal Guatieri, senior econo-mist, BMO Capital Markets. The improvement in buyer confidence in Montreal should help to absorb a moderate overhang of condos in that market.

    The report found after a seen improvement in affordability between Fall 2012 and Spring 2013, things have evened out with 45 per cent of homeowners cutting back or dipping into their savings to pay their mortgage.

    Seeing consistency in terms of affordability year over year is encouraging. However, interest rates are likely to begin moving up in the near future, resulting in households potentially facing some strain down the road, said Sameh Elrefaei, head of Mortgage Products, BMO. Its important that Canadians make responsible choices when financ-ing their home, and part of that is

    stress testing against a higher rate to ensure affordability remains stable.

    Elrefaei added that Canadians looking to purchase a home, espe-cially those among first-time buyers, choosing a fixed rate mortgage and a lower amortization period could help increase financial stability.

    Key findings in the report included the intention to buy is highest among younger Canadians. Of respondents between 18 and 29, 75 per cent plan to buy in the next five years compared to 67 per cent aged 30 to 39.

    As far as what type of home respondents would like to purchase, 54 per cent considered buying a house while the intention to buy a condo increased five points to 22 per cent compared to 2013. Those considering the purchase of a recre-ational property equaled 10 per cent of respondents.

    The report was conducted by Pollara with a random sample of 1,006 Canadian homeowners.

    When looking for a home, there is usually a checklist of must-haves and a big one on that list is usu-ally safety. If safety isnt perceived it can be a potential deal breaker for a homebuyer.

    REALTORS gathered together to take part in a presentation, Safe Communities For Your Clients, on April 9 organized by Bob Alexander, Verico Maximum Mortgage Inc. and CIR Realty. The presentation included speakers Rick Hanson, Chief of Calgary Police and Bruce Burrell,

    The marketplace in Calgary has changed, we are a much larger city than we have ever been and we are continuing to grow, unfortunately what happens when a city grows we end up with crime, said Alexander. I believe that you as a REALTOR have a responsibility to say thats a nice house, but there is a nicer one in a nicer community, you now have to convince your client why they should be looking elsewhere.

    Hanson explained that around 2008 Calgary was not perceived as a

    very safe community. He said the City had lost control of the gangs and crime happening in the downtown core and had to regain that control.

    Just to reflect back on what it looked like back in those days, there were shootings that occurred in broad daylight, in the evenings, on the streets and at Southcentre Mall; it was really brutal, he said.

    With a plan, the city started to com-bat the crime occurring downtown.

    The City of Calgary Citizen Satisfaction Survey conducted in the spring of 2005 showed in the category of perceived safety in their own neigh-bourhood, 24 per cent of Calgarians felt unsafe. The same survey con-ducted in 2008 showed 30 per cent of Calgarians felt unsafe, and in 2013 that number decreased by half to 15 per cent feeling unsafe and 85 per cent feeling safe.

    We realized what people want, and they told us this through city sur-

    veys, they want to live in a commu-nity that feels like a small town. They know they are in a big city, but they want to live in a city that feels like a small town, said Hanson. The per-ception of crime, and this is really the only one that matters, is up. People are feeling safer.

    When looking for a city to move to, Hanson explained people look for four things: proximity to amenities, diver-sity, schools and safety.

    The Canadian public, when they go to buy a house, all they are con-cerned about is price and can I see my furniture here?, and that is usu-ally where their search ends, said Alexander. The whole safety side crime as well as what Mother Nature now does I think should be top and centre whenever anyone buys a house.

    Burrell spoke about the June 2013 flood, what the City did dur-ing the days of a local state of

    emergency and why they made the decisions they did.

    The other thing that has changed as a result from last year is the impact of Mother Nature on real estate. We all know what happened, said Alexander. I also believe that it is our responsi-bility to tell our clients before they buy a house was this affected, how was it affected, how has it been remediated and could it happen again.
