When considering your next home improvement project knowing your acronym and the magic date of July 1st 2010 will save you money.We all know that GST (5% fed-eral tax) applies to just about everything other than food, breathing and a small handful of exemptions. What most folks don't realize is that currently, and only until July 1, home renovation labour costs are PST (7% provincial tax) exempt. Now assuming that you are reading this piece because you are in the Home Reno/Building market. this has a big implica-tion for you.Let's apply some math to an example that will make this 'new' HST (Harmonized sales Tax) clear as it can get.You want to put in a new deck

this summer. The materials are $2,000 and the labour is $1,200. Before July 1st your total bill will be $2,000 + 5% GST and +7% PST on the materials used and just 5% GST on the $1,200 labour portion. A tax total of $200. Now if you wait until July 2nd your tax bill will be up $84 to $284 because PST will also be applied to the labour portion of your bill. That’s a 40% increase in your tax paid on your reno job.If this doesn't sound like much try adding the 7% PST to the labour portion of a much big-ger job. Need a new septic fi eld or new roof? Depending on what has to be replaced your total bill could range from $3,000-6,000.

Labour costs should be 50-60% of the total job bill or up-wards of $2,000-3,500. That's a $140- $245 increase. Thinking of building from scratch? Thankfully there are some exceptions when build-ing or buying a new home but to play it safe, give a con-tractor a call as they are fully aware of how HST will impact what they must charge.Of course in theory the HST will benefi t us in other areas by reducing some costs and mak-

Clean air is essential to good health and is espe-cially true when it comes to indoor air.Many of us spend 90% of our time indoors, at home, at work and in recreational environments. Few people realize that the air inside may actually be more hazardous to their health than outside air. Most of us don’t equate indoor air to our health problems. As houses have become more complex, especially with the increased use of synthetic and chemical based products, so too have the risks to human health. Even new homes can have indoor air quality issues, with energy effi ciency being the key reason for sealing up our homes, it is causing health problems. Without proper ventilation the off-gassing of the products that we build with, install and add into our homes allows for poor indoor air quality. Furnaces, fi replaces and water heaters can introduce carbon monoxide into your home.Probably the most widely published symptom of a tight under-ventilated house is condensation. Condensation on windows, mold growth on cold surfaces and dust mite infestations in carpets are becoming more frequent in new homes as air tightening reduces natural ventilation rates and indoor humidity levels increase. Moisture on windows not only creates a nuisance for homeowners, excess moisture levels in houses can prematurely degrade building components. Mold growth and dust mite concentrations in our

houses are now suspected as a leading cause of respiratory problems. Since moisture promotes mold growth, dampness is one of our most common causes of poor indoor air in our homes, classrooms and public spaces. Not all mold is obvious, it can grow inside walls and above ceiling tiles. Health Canada recommends that all molds, regardless of the species, be cleaned and that the underlying water or humidity problem is dealt with quickly, to prevent potential health issues. As the founder of Island Indoor Air Quality Inspec-tion, George Staples inspects houses for indoor air quality issues using Canada Mortgage and Housing Corporation’s protocol, for which he is accredited. C.M.H.C has over 60 years of housing research behind them, and their training program gave precise, up-to-date information on indoor air quality in residential buildings, what to look for, how to solve the problems and hands-on training. Health Canada and C.M.H.C are currently working on joint research projects on air quality in homes. These studies are aimed at measuring concentra-tions of chemical and biological contaminants in indoor air and identifying their sources. Having previously worked in the heating and air-conditioning fi eld, he visited many homes with many different problems, including moisture and mold problems, inadequate building procedures, improper renovations, inadequate heating systems all causing unhealthy homes and even health

problems for some. When you are having issues inside your home such as, allergies, feeling ill or respiratory prob-lems, moisture problems, odors, or if you are thinking of purchasing a home or are planning to renovate and you want to know about making healthier choices, having a whole house investi-gation could help you determine if you have IAQ issues and possibly save you from making costly mistakes. He can also help with pre-renovating information, making sure you and your contractor will have the right information to insure your home will not have IAQ issues after renovation.Many of my clients are home owners who have purchased a house and are now having health issues. A whole house investigation analyzes all the information collected, identifi es the problems, pinpoints the sources and recommends solu-tions all included with photos in a detailed report. A whole-home investigation and its fi ndings can help improve your home’s indoor air and help those residing there breathe cleaner air when the changes outlined in the fi nal report are under-taken. An important consideration when it comes to new installations or renovations of existing plumbing fi xtures in our homes is that we need to be care-ful not to substitute good quality for the many substandard products that are constantly adver-tised. How can you tell the difference? The best way to protect your investment in your home is to have a good plan and give yourself time to do the research on the products you are interested in. The marketplace is very large and you will fi nd what appear to be similar products made by the same manufacturer in different stores and the price for what appears to be the same product could differ by as much as two or three hundred dollars on a large item such as a tub or shower to smaller price differences on items such as faucets. If you fi nd a tub or shower with a large price difference but one that may be made by the same manufacturer, there is usually a difference in quality, such as half the thickness of acrylic or fewer coats of gelcoat. You do not want to accidentally drop a shampoo bottle, which happened to one of our customers, and have it make a hole in the bottom of your shower. These are items that are expensive to replace so spending those extra dollars the fi rst time can defi nitely save money in the long term. The choice in faucets is never ending. How can you fi gure out what you are paying the extra dollars for? Check the weight of the faucet, quality faucets have lots of brass, the lower priced faucets have lots of plastic. Is the fi nish guaranteed for life? Is it a name brand faucet that you will be able to get parts for years down the road when it might start dripping? How long has the faucet been manu-factured and what is the installation track record for it? Replacing a basin faucet is not so diffi cult, but if your tub or shower faucet fails, it usually means cutting holes in the wall to replace the valve that is behind the fi nished wall. This can add up to a very expensive repair versus perhaps a no charge car-tridge replacement from your quality brand name guaranteed faucet. Your kitchen faucet is likely the most used faucet in your home and good quality ensures reliability in your kitchen, a must for today’s busy working families. Kitchen sinks also come in many materials and styles. The same research applies to check what material the sink is made from and is it durable enough to give you years of maintenance free use. Shopping at a specialty plumbing store can have many advantages especially a store where you can buy quality products, arrange for installation by a plumber or talk to the experienced and infor-mative staff for do-it-yourself information. This is the same store that will handle any warranty problems, keep stock of replacement parts that may be needed in future years and have the resources to look af-ter all your needs. 2009 is a great year to go ahead with that plumbing renovation you have been think-ing about as it will qualify for the 15% home r e n o v a t i o n tax credit of up to $1350. T h e bottom line is to do your h o m e w o r k . Shop around and ask lots of questions from people that know the products and are willing to service what they sell long after it has been installed. The old saying still holds true…”You really do get what you pay for”.
