Wide open spacesby Roger S. Lucas

Three words describe Nick Caramandi’s manufactured home.

- Spacious.

- Efficient.

- Stylish.

And it’s for sale.

Nick’s Home Repairs has grown past the type of business its name implies. Caramandi has been put-ting in new manufactured homes in old Grand Coulee, near the famous B Street.

I was amazed when I entered his home at the corner of B Street

and 1st Street by its vaulted ceilings and massive open floor space.

There are four bedrooms and two full baths. The interior offers 2,100 square feet of very livable floor space, plus a 1,000-square-foot, two-car garage.

You can move from the mas-ter bedroom to a mud-room entrance in the back … plenty of space to change so you don’t track dirt into the house.

Caramandi has converted one bedroom into his office, where he has plenty of desk space and computer room.

The living room features a full fireplace and there are plenty of windows so you can bring the outside into your view. A spa-cious deck is on the back where you can have your traditional barbecue, or just sit and enjoy the out-of-doors.

The kitchen has all modern appliances. They are energy ef-ficient. The home is well insulated and has air conditioning.

It is so air-tight that the manu-facturers have put air vents in strategic places so you can shut the doors. That’s how air tight the home is.

The home is manufactured in Oregon and Caramandi pur-

chased it from Clayton Mobile Homes, out of Moses Lake.

You can select a site, order your manufactured home and he’ll have you in it in six weeks.

Caramandi says his highest heating bill this past winter was $120 … that’s the entire electric bill.

Clayton Mobile Homes brought the huge manufactured home here with two trucks.

Caramandi had prepared the lot for the home and the two units were placed on concrete pads.

A big window lets in a lot of light to the master bedroom, which has its own bath on the left.

Everything a kitchen needs, as seen from the laundry room entrance.

After a short time lining the units up they were bolted to-gether, and then it was just finish work.

Caramandi ordered carpet and selected paint and soon the home was ready for occupancy.

It’s now slated for sale, at just under $190,000.

The home features 2x6 con-struction, making it one of the firmest of manufactured homes.

“It’s ideal for retirees or older people because there are no inte-rior steps. The home is built to be handicapped accessible.”

Caramandi has several lots. Take your pick. He’ll build to suit.

The living room, open to a family room and dining area, presents a wide open space anchored by the fireplace seen on the cover of this issue.

Avoid electrical hazards when remodeling

(Family Features) Whether you’re remodeling your home for resale or to improve it for your own enjoyment, safety during the process is a key concern. But one thing that often gets overlooked is the safety of the home’s electri-cal system.

Each year, electrical fires claim approximately 485 lives and cause $868 million in property damage. If you’re planning on doing any home improvement, take some time to make sure your home is wired for safety.

Many remodeling projects im-pact the home’s electrical system: tearing down a wall, putting one up, adding lighting fixtures, mov-ing wall receptacles or replacing the wiring. Before you get started, make sure you have a clear idea of what your electrical needs will be and how you can meet them.

Homeowners should obtain the appropriate permits and have the work inspected as called for in local code requirements. Check with your local government to find out what the requirements are in your area. An important note: some jobs are best done by a qualified electrician — it’s better to consult one early in the planning stages than to try and take on a dangerous job by yourself.

Electrical Plan Lighting. Adding or chang-

ing the lighting plan for a room requires electrical work.

—What kind of lighting will you use? Ceiling fixtures, wall-mounted fixtures and recessed lights all need interior wiring; table or floor lamps need outlets.

—Will you be changing to a dimmer switch or adding addi-tional switches?

—Is there proper support for the new fixtures?

Electronics. Think through the electronic devices that will be used in the room and make sure you have the proper electrical ser-vice for those needs and protec-tion for the devices, such as surge protectors.

—Computers and peripheral equipment

—Televisions, DVD or Blu-ray players, gaming systems

—Power tools

Appliances and other equip-ment. Adding a bathroom or wet bar adds to your electrical needs.

—Ventilation fan

—Refrigerators

—Exercise equipment

—Heating and cooling ele-ments

The electrical needs associated with a bigger remodeling project may require the installation of additional circuits to the home’s existing load center. This is a job best done by a qualified electri-cian.

Do a Box CheckThe Electrical Safety Founda-

tion International (ESFI) recom-mends checking your fuse box or circuit breaker regularly — the start of a remodel project is an excellent time to look for the fol-lowing:

—Is your fuse box or circuit breaker box appropriately la-beled? Labeling helps to easily identify what circuits power each room in your home.

—Are you regularly resetting tripped circuit breakers? Circuit breakers that are constantly trip-ping indicate that the circuit is overloaded or that other electrical hazards exist. Consult a qualified, licensed electrician.

—Is your home protected by Arc Fault Circuit Interrupters

(AFCIs)? AFCIs are devices that replace standard circuit break-ers in the electrical service panel and that greatly reduce the risk of home electrical fires.

Arc Faults and AFCIsArc faults occur from damaged

wiring, overheated or stressed electrical cords, worn electrical insulation, wires and/or cords in contact with vibrating metal, damaged electrical appliances and other conditions.

This potentially dangerous situation creates high-intensity heat — which may exceed 10,000 degrees Fahrenheit — resulting in burning particles that can easily ignite surrounding material, such as wood framing or insulation.

AFCIs are special circuit break-ers that detect electrical arcing. They are designed to recognize

when arc faults occur and auto-matically shut the circuit down before it becomes a fire hazard. AFCI technology is already re-quired in all new home construc-tion, according to the National Electrical Code. However, AFCIs can also be retrofitted to older homes, where older wiring and outdated electrical work may increase the threat of an electrical fire.

Avoid electrical hazards when remodeling

If you are interested in hav-ing AFCI protection added to your home, consult a qualified, licensed electrician. AFCIs can be found at electrical distribu-tors, hardware stores and home centers across the country for approximately $30 to $35 each, not including the cost of installa-tion, which is essentially the same as a standard circuit breaker.

When it comes to remodeling, put the safety of your family and home first. Investigating and preventing potential electri-cal hazards lets you enjoy your improved home with peace of mind.

For more on AFCIs, visit AF-CIsafety.org.

Make Sure You’re Protected

In addition to installing smoke detectors, CO2 and radon detec-tors, help protect your home and family from fire and shock haz-ards with these devices.

—Arc Fault Circuit Interrupters (AFCIs) — The U.S. Department of Housing and Urban Develop-ment’s Healthy Homes report lists lack of AFCIs among the primary residential hazards associated with burns and fire-related inju-ries.

—Ground Fault Circuit Inter-

rupters (GFCIs) — GFCIs are special outlets that have saved thousands of people from elec-trocution over the last three decades. If GFCIs were installed in older homes, experts suggest that 70 percent of the approxi-mately 400 electrocutions that occur each year in the home could be prevented.

—Tamper-Resistant Outlets (TROs) — TROs protect small children from inserting foreign objects into them. These specialized outlets have been so effective in prevent-ing injuries to children that the 2008 National Electrical Code re-

quires that tamper-resistant out-lets be installed in all new homes constructed.

—Surge Protection — Surge protection at the loadcenter and at the point of use protect your electronic investments. Protec-tion on the power, cable and telephone will ensure your elec-tronics are protected from surge voltages that can damage, if not destroy, this equipment.

These devices serve as silent guardians, looking for suspicious activities 24 hours a day, 7 days a week and 365 days a year. Having them installed is one more way to protect your home.

Get InspectedThe Electrical Safety Founda-

tion International (ESFI) recom-mends that homeowners have their homes inspected by a quali-fied licensed electrician if:

—The home is 40 or more years old.

—The home is 10 or more years

Few days left to get cash for old appliances

If you have old appliances you’re thinking about replacing, you have a couple days left until the end of the “Cash for Appliances” program runs out of money.

Cash for Appliances Washington rebates are only available until funds run out. The program offers $100 cash back on new, qualified ENERGY STAR® clothes washers and $75 on new ENERGY STAR® refrigerators when the old unit is recycled. These cash back incentives are in addition to the incentives offered through Washington utilities, manufacturers or retailers for purchas-ing new and recycling old appliances.

Older appliances can be a big energy drain; making the switch to an energy efficient model is an effective way to use less energy and tread more lightly on the earth.

All Washington state households are eligible to receive one clothes washer and one refrigerator rebate.

Consumers must buy their appliance from a Washington state retailer, such as Loepp Furniture and Appliance in Grand Coulee, which is participat-ing the in the program.

Products that qualify for the rebate are ENERGY STAR refrigerators great-er than 9 cubic feet and ultra-high efficiency ENERGY STAR clothes washers (MEF 2.46 and WF 4).

The program is expected to result in 15,000 fridges and 45,000 clothes washers being replaced by new efficient models, preventing 8,042 tons of carbon dioxide from being released into the environment.

Outdoor Rooms from Top to BottomOutdoor rooms continue

to be rated as essential by homeowners, given

they are extensions of interiors and add real estate value. Yet, designing outdoor living areas comes with its share of challenges. Understand-ing the basics from the ground up simplifies the process.

The patio is more than a hard surface. It can serve as the outdoor room’s focal point around which other materials and features are styled. The textures and shapes of stone flooring can lend a dimension-al feel, while a deck’s color allows it to contrast or blend with the envi-ronment.

When planning the floor, spacing is the most important component. Determining upfront if a dining area or outdoor kitchen is desired, and how many people the space will ac-commodate are key considerations. The patio should be planned to house these installations.

Patios, along with outdoor struc-tures, provide exterior spaces with foundational dimensions and pro-tected placements for furniture and accessories. “Foundations delineate

the room and establish the space that belongs to the room, and that which does not,” says Sarah Kinbar, editor of Garden Design magazine, a leading outdoor design publica-

tion. “Edges and boundaries created by foundations are the outdoor’s answer to walls.”

Outdoor product manufacturers offer exterior structures, furnishings, fabrics and designs to provide per-manent enhancements that increase property values. Through a recent partnership, the outdoor room inno-vators at Walpole Woodworkers and ShadeFX Canopies unveiled versatil-ity and quality as top priorities for outdoor spaces. As a result, the two companies launched a line of shade pergolas that combine cellular vinyl pergolas with retractable and inte-grated canopy systems.

“As a design element, shade per-golas moderate the transition from indoors to outdoors,” explains Steve Ostrowski, president of ShadeFX Canopies. “The structure defines the space and provides a sense of privacy that makes dining tables and cushioned furniture feel more ap-propriate in outdoor areas.”

Shade pergolas offer homeown-ers the ability to create sanctuaries that are covered from rain, protected

from sun, impervious against wind, and immune from the stresses of daily life. Since the canopies are retractable, homeowners can switch from sun to shade at their leisure. The cellular vinyl pergolas are a low- to no-maintenance realistic wood alternative and last more than 25 years. The durable canopies offer 10 to 15 years of use.

“With their height, depth, and width, using shade pergolas adds dimension and substance to outdoor rooms,” says Lou Maglio, president of Walpole Woodworkers. “Outdoor structures such as these can reflect and enhance the integrity of a home’s architectural style.”

When adding an outdoor struc-ture, a homeowner should first decide where in the landscape to place it, keeping in mind views from interior windows, sunlight, and proximity to the home. “Typical

Laundry room redoIf it seems like you’re constantly

doing laundry, you’re not alone. According to the Association

of Home Appliance Manufacturers, the average American family does 8 to 10 loads of laundry each week. And from wash to dry, a single load takes about an hour and a half to complete.

Can anything be done to give laundry a lift? Giving your laundry room a quick and easy makeover can clean up this chore and make it more efficient.

Tidy Up. The first step is to declut-ter and clean up the laundry room. Get rid of broken hampers, recycle used containers and give everything a thorough cleaning. Sweep and mop the floor - and don’t forget to clean up the washer and dryer, too. When dust, trash and grime are gone, you’ll feel more efficient already.

Sort it Out. Set up a three bin sorter - one bin each for lights, darks and hand washables. If you don’t have room for a permanent one, look into one that folds flat when not in use. Make sure you have a place for clothes that can’t go in the dryer, such as a rod for hanging or a collapsible drying rack.

Storage Solutions. Keep every-thing you need near the washer. An eye-level shelf works well. If there’s no room for one, try a rolling caddy that can fit between the washer and dryer. Arrange products in the order that you use them. Boxes or baskets make good containers for smaller

items such as clothes pins, sponges and scrubbers.

Consolidate. How many laundry products you really need? To save time and space, look for products that do double duty, such as Arm & Hammer Power Gel Laundry Deter-gents. Their unique multi-enzyme formulas stick to stains, removing even tough stains the first time. The formula helps to eliminate a variety of stains, including grass, blood, soil, clay, grease, oil and food. Find out more at armandhammer.com.

Lost and Found. Keep an attrac-tive dish or basket near the washing machine - you’ll have a place to put all the miscellaneous items you find as you empty pockets. When you’re done with the laundry, take the dish with you and return the items to their rightful places. And all those single socks? Keep them in a basket, or even pinned to bulletin board. Let them stay there until their mates show up.

Finishing Well. For post-laundry tasks, such as ironing or folding, set

up a workstation right in the laundry room. A simple table lets you fold clothes right out of the dryer. If you have room, get a wall-mounted iron-ing board rack - it keeps the board out of the way and lets you put away a hot iron.In no time at all, you can turn your laundry room into an ef-ficient workspace that helps you get the job done faster and better.

Furniture, fabric and accessories aren’t the only things to think about when decorating.

Lighting makes a big difference in the home. It adds beauty and drama as well as function ality. It can make a small room look bigger and a large room more intimate. Done right, it can have a significant impact — and for far less money then other deco-ration options.

The Layered LookWhen it comes to illuminating

a room, lighting pros recommend thinking in terms of layers. In general, every room should have three basic layers of light: general or ambient lighting, task lighting and accent lighting.

Ambient LightingAmbient lighting provides overall

lighting for the whole room. Typical lighting fixtures for this layer include recessed fixtures, pendants, chande-liers and surface-mounted fixtures.

Recessed Fixtures: A basic recessed fixture, typically housing a reflector floodlight, throws light downward in a cone shape. Plac-ing recessed fixtures in an evenly spaced grid pattern lets those pools of light overlap and provide even lighting. In a room with eight-foot ceilings, place the fixtures in a grid from four to six feet apart.

Chandeliers: A chandelier that’s too big will overpower a room. One that’s too small will seem out of proportion. One trick to calculating a chandelier’s size is to measure the width of the room in feet. Double that number and you’ll get the diameter of the ideal chandelier in inches. For example, a room that’s 12 feet wide should have a chandelier no wider than 24 inches in diameter.

Surface Mounted Fixtures: Sur-face mounted fixtures can be very functional fluorescent types with white diffusing plastic covers or decorative crystal designs that can add sparkle and drama to foyers and hall ways. Like chandeliers, they tend to distri bute light more broadly than downlights, and are useful in deliv-ering light to wall surfaces.

Tips and Tricksn The bottom of a hanging

fixture should generally be seven feet above the floor.

If a fixture hangs above a dining table in a room with an eight-foot ceiling, the bottom of the fixture should hang about 30 inches above the table.

n The minimum chandelier diameter for most dining rooms should be 20 inches. It should be no greater than the length of the table minus 12 inches.

n For higher ceiling applica-tions, consider using spotlights to add more “punch” to objects below.

Task LightingTask lighting focuses on a specific

area of the room where activities like reading, cooking or sewing require additional light. It can be as simple as a pendant light over a kitchen counter, undercabinet lighting, mir-ror lighting or a reading lamp by a chair.

To achieve multiple task lighting levels that accommodate simple to more difficult activities, try using GE Reveal® 3-way bulbs, which provide clean, white light at three different levels.

Tips and Tricks

n As a general rule, task light-ing should be no more than three times as bright as the ambient light.

n Fluorescents under a kitch-en cabinet provide energy-efficient light for food preparation.

n For floor lamps next to a

Accent Lighting Accent lighting creates drama in a

room by revealing pleasing architec-tural features in a room and highlight-ing artwork, plants and other decora-tive items. Track lighting and recessed adjustable fixtures are typically used for accent lighting. Downlights over tables and counters can provide vi-sual interest and highlight decora-tive items. For paintings and other decorative items displayed on walls, lighting fixtures are usually 2 to 3 feet from the wall (for ceiling heights of 8 to 9 feet). Halogen reflector lamps in various sizes and beam spreads are popular light source choices.

Tips and Tricksn Accent light should typically

cast about five times more light on

a target than the general light of the room. It should be aimed carefully to prevent glare or unwanted reflec-tions.

Carefully chosen and well-placed lighting fixtures will help put your home in the very best light.

Three tips for a greener garage

You may be one of the millions of people mak-ing eco-friendly changes

around your home, but have you thought about going green in the garage?

Garages store more than just cars. They store paint and cleaning supplies, tools and lawn care equip-ment - all of which can pose environ-mental hazards. These tips from the experts at Black & Decker will help you green your garage.

Go Gas-FreeThis spring, millions of Americans

will be working hard to improve their backyards, but what does that mean for the environment?

According to the EPA, did you know that:

* Gas-powered lawn equipment produces as much as one-tenth of the smog-forming pollutants from all mobile sources?

* It is estimated that the few ounces spilled during refueling lawn and garden equipment alone total about 17 million gallons of gasoline, most of which evaporates into the air to contribute to the air pollution problem?

* The average gas mower pro-duces as much air pollution in one year as 43 new cars driving 12,000 miles each?

Keep your garage and the area surrounding clean without the mess of gas-powered products. Gas-free products - like the Black & Decker 36V Cordless Mower, 24V String Trimmer and full line of 18V outdoor products - mean no fumes, no un-

necessary trips to the gas station and no gas to potentially store or spill. And when you use them - zero emissions in your yard.

Make Recycling EasierThe garage is the perfect place

to set up your own home recycling center. It’s also a high-traffic loca-tion, reminding your family to make recycling a habit. Avoid clutter by investing in stackable recycling bins, and reach out to your local recycling center for sorting requirements and regulations.

Get Energy-EfficientMake sure your garage is well

insulated. The Environmental Protec-tion Agency (EPA) says that sealing and insulating garage walls and ceil-ings can be a cost effective way to improve energy efficiency and save money on your utility bills. This can include weather stripping, install-ing energy-efficient windows and installing an energy-efficient door from the garage to your house.

Going green in the garage is easy - on you and on the environment. For additional information on how to “go green,” visit: blackanddecker.com/convertamerica.
