It is located in Chiyoda City, Yonbancho; a place which retains the

unique atmosphere of a residential neighborhood, now rare in

central Tokyo. By preserving its gardens covered with shrubs and

grass and providing a modern facade, we have created a one-of-a-kind

project reflecting the aspirations of local property owners.

Like the Yokohama Minato Mirai District and the Saitama Shin-

toshin Station Area, it has been designated an Emergency

Improvement Urban Reconstruction Distr ict under the

government’s Act on Special Measures concerning Urban Recon-

This 152 unit residential building was constructed in collaboration with Mujirushi Ryohin on the former site of the Maehara Estate developed by the former Housing and Urban Development Corporation. It features highly variable SI design* so owners will never tire of them even if they spend their lives in the building. This method enhances the flexibility of the floor plan so it can be modified to suit the life-styles of its residents. It was planned to satisfy them by incorporating measures to encourage closer relationships between occupants through residents’ festivals and similar events. Awarded the 2010 Good Design Award*SI: Stands for Skeleton (structural body) Infill (interior finishing, equipment, etc). A design concept which separates the structural body from the interior finishing and equipment in order to enhance the variability of the floor plan.

THE CENTER TOKYO(Use: Condominium residences, Location: Shinjuku City in Tokyo, Completed: November 2007, Number of units: 426, Jointly sold with Nomura Real Estate Development Co., Ltd. and Mitsui Fudosan Co., Ltd.)

This is a 38 story condominium tower located in the center of the city surrounded by the rich green environments of the sprawling Shinuku Gyoen National Garden and the Jingu Garden. It ensures verdant open space occupying about 50% of the total 6,000 square meter site. On the site, someiyoshino cherry trees (Prunus yedoensis), and zelkova (zelkova serrata) are preserved, accompanied by a resting place, feed, and a pond for small birds which inhabit the region. It also functions as a temporary evacuation site for use when a disaster occurs. It has been selected for inclusion in the “100 Corporate Green Initiatives to Conserve Biodiversity*” (City Planning Division) sponsored by the Urban Green Space Development Foundation.

*It is a certification system that publicizes outstanding initiatives undertaken by corpora-tions to conserve, create, or utilize nearby green-ery and promotes efforts considering the global environment (Think Globally) and biodiversity conservation actions taken in their surroundings (Act Locally).

Asakusa Tower(Use: Condominium residences, Location: Taito City in Tokyo, Completed: February 2012, Number of units: 693, Jointly sold with Mitsubishi Logistics Corporation)

The Asakusa Tower features seismic isolation construction consisting of a seismic isolation system at its base (laminated rubber bearings with lead plugs). This system combines a build-ing support function with an earthquake energy absorption function and a function which miti-gates shaking of the building. It also features disaster and fire protection measures necessary because it is a residential tower.

Parkhouse Kichijoji OIKOS(Use: Condominium residences, Location: Musashino City in Tokyo, Completed: October 2010, Number of units: 9)

This is an environmental conservation residential building equipped with a wide variety of CO2 reducing technologies includ-ing outside insulation and a solar powered hot water system. It has been designated as a Model Project for Promoting CO2 Reduction in Housing and Buildings by the Ministry of Land, Infrastructure, Transport and Tourism. It is predicted that it will cut emissions of CO2 by 13.3 tons/year from the quantity emitted by an ordinary condominium and sharply lower the utilities consumed by the residential units. A style house is new form of condominium. Its structural body, which acts as the skeleton of the building, is a secure high quality structure. Before the building was occupied, the future residents attended the Summer Networking, Women’s Coffee Party, and Adults’ Coffee Party, and similar events at the site. After the building was occupied, the Forton Club was formed to create a residents’ community. At Forton Hills where extensive efforts were made to form a community, billboards still found inside the building were covered with information about club activities and events. In 2007, the Japan Association for Real Estate Sciences awarded its 14th Achievement Award in recognition of the maturation of this autonomous community of residents.
