The two of us attended the ORHA Board Meeting in Eugene on March 15 th . At this meeting (all day!) much was discussed. The website www.oregonrentalhousing.com continues to be improved upon for ease of use and to be more interactive. Online form sales have almost doubled since this time last year. ORHA's Legislative Director Jim Straub is already working on the wants and needs of Landlords across the State for the upcoming Legislative Session at the Capitol this fall. He is asking us to get him the feedback from our members at the next Board Meeting in May. So PLEASE take the time to voice your opinion with the worksheet included. Mostly I would like to send much appreciation and gratitude to our over-worked and over-extended President Kevin Restine. I personally would like to help him get back to his, "Be Well, Best Regards and Best Wishes" and a bit away from the "Sincerely not well at all" place we all find ourselves at sometimes. Of course he is hilariously funny when he says it, and he makes all of us COROA friends and family laugh! We get it and give him our complete support! Thanks again to Terry Flora-Turner for an exciting Landlord 101 March class, and to her continuing dedication and commitment to helping landlords throughout the State to remain informed. The two of us attended the ORHA Board Meeting in Eugene on March 15th. At this meeting (all day!) much was discussed. The website www.oregonrentalhousing.com continues to be improved upon for ease of use and to be more interactive. Online form sales have almost doubled since this time last year.

ORHA's Legislative Director Jim Straub is already working on the wants and needs of Landlords across the State for the upcoming Legislative Session at the Capitol this fall. Question: After approving someone for my rental we turned in the "Golden Key" and

the inspector failed my house what happens now?

Answer: Housing Quality Standards (HQS) Inspections are by no means a way to

replace a landlord/property managers thorough inspection of the property. The main

goal of an HQS Inspection is to ensure that units, to be subsidized, are safe and

sanitary. Once the initial inspection has been conducted, and has "failed", you will

receive a letter specifying the reasons why the inspection failed (this may also be

discussed with the HQS Inspector at the time of the inspection). If you choose to

complete the repairs, you will notify Housing Works once the items have been

repaired. Housing Works will then schedule and conduct a re-inspection to verify

completion of the necessary repairs. Once the HQS Inspector signs off on completion

of the repairs, Housing Works can begin paying subsidy on the unit. In some cases, a

Minor Repair Certification form may be signed by both landlord and tenant, certifying

that the repairs have been completed. Upon receipt of this form the inspection would

be considered "passed". At this point, the landlord or manager should verify with

Housing Works whether or not the tenant may move into the unit.

The law was changed January 1st, 2014 to allow owners to charge more non-compliance fees and the fees

were increased. To take advantage of the new law, you MUST use Form # 35 Warning Notice.
