According to the Multiple Listing Service (MLS) report released by the Austin Board of REALTORS® (ABoR), Austin-area home sales hit an all-time high, increasing 12% year-over-year to 3,149 sales for the month of July.

The 2015 President of the Austin Board of REALTORS®, explained, “We’re in the midst of one of the most active summer selling seasons to-date, with more single-family home sales than ever before. Home prices remain high, but inventory levels have increased steadily throughout 2015, perhaps taking a step toward a more balanced housing market.”

“Mayor Adler recently called for 100,000 new housing units to be built by 2025 as a first step to untangling the city of Austin’s complicated permit review process and alleviating affordability issues in Austin. The Austin Board of REALTORS® sees this initiative as progress toward a more sustainable Central Texas housing market and will continue to work with city leaders to make Austin an affordable place to call home for all residents.”

Thought about investing lately? No, not your 401(k) or mutual fund. Real estate. There’s a tremendous opportunity right now to become a real estate investor here in the Austin area for multiple reasons. And it’s much easier than you might think. In fact, it’s a very simple process. Rental properties are evaluated just like any other single family home and all you need is at least a 15% down payment. Why is real estate a good idea?

Home values in the Austin area continue to rise. According to the most recent information from the Austin Board of Realtors, the median price for single family homes is 10% higher compared to the same period last year. Can you name any other type of investment that provided such a return? Plus, your equity is secured by a first lien. Unlike other types of investments, your rental property value will never drop to zero!

Another motivating factor is the current state of interest rates. Interest rates for rental properties have been so low for so long that not only

that, but rental rates in Austin are also on the rise meaning not only will

your tenants take care of your financing and maintenance costs you’re

actually making money each month.

Here in Austin, there has been considerable interest in investment

if the property you buy currently has tenants, the lender can use

the rental income to help qualify for the new loan and speaking of

financing these low rates are fixed, not adjustable so your cash flow as

well as your equity will continue to grow well into the future.

The Pecan Street Association supports the Austin community by presenting Pecan Street Festival, the association donates its proceeds towards the preservation of historic 6th Street located in Downtown Austin, Texas.

When Edwin Waller designed Austin’s street grid, he named north-south streets after Texas rivers and recommended numeric designations for east-west streets. Instead, they were named after trees. That decision was later reversed, and they were renamed with numbers. Though Pecan Street became Sixth Street, the festival honors its original name.

Here, we’ll show you products that have the capability to operate in tandem with other devices that are likely already in many of your clients’ homes.

Now’s the time to get on top of technology trends, as you’re likely in the 64 percent of real estate practitioners who say customers are asking for smart features more than they were two to five years ago, according to a Coldwell Banker survey. And given that 33 percent say smart homes sell faster, you’ll surely want to be ready to help your clients become tech-savvy.
