ROUTE 1 CORRIDOR DEVELOPMENT

The Route 1 corridor has seen gradual new development over the last ten years, but it has more recently seen visible acceleration as new projects continue to span the area. In April 2018, Washingtonian Magazine named Hyattsville and College Park, two Route 1 communities, as one of the Washington-area’s next neighborhoods to boom and poised for some of the most dramatic transformations in the decades to come. With the addition of the long-anticipated purple-line fastly approaching, the corridor will quickly turn into a dynamic transportation hub.

Hyattsville Arts District (1.0 Mile) Founded in 2001, the Gateway Arts District of PG County is a catalyst for arts-driven economic revitalization of the Route 1 corridor, spanning from Hyattsville to Mount Rainer at the DC line. The Hyattsville Arts District is D.C.’s newest suburban dining and arts destination and in the midst of a growth boom. The vibrant new town center is bustled with numerous urban restaurants and shops including Yes! Organic Market, Bus Boys and Poets and Chipotle. The dynamic live-work-play environment includes public-private partnerships that offers both below-market and standard apartment units and features 300 newly constructed EYA townhomes and live-work homes.

College Park (3.0 Miles) With an enrollment of 38,000 students, 17,000 university-related jobs and a state budget of $2.1 billion, The University of Maryland has been a prime mover in the catalyst for growth of the City of College Park. Over the last few years, College Park has evolved into one of the nation’s premier college towns, adding hundreds of high-end student housing units, a $115 million hotel and conference center and numerous mixed-use development projects still underway. As of January 2018, there were 31 university-related projects under construction, about to break ground, or recently completed, with a continued university effort to partner with developers to keep additional projects in the pipeline. Current projects include:

• The famous former Plato’s Diner and Quality Inn will be transformed into a $110 million mixed-use project totaling 400 apartments, 70,000 square feet of ground-floor retail, including grocery-anchor Lidl, fast-casual restaurants and neighborhood-oriented shops.

• At College Park Metro Station, 440 apartment units and ground floor retail is being developed by Gilbane and expected to break ground summer 2018.

ROUTE 1 CORRIDOR DEVELOPMENT

Discovery District (3.0 miles) In 2017, the University of Maryland rebranded a 150-acre area surrounding the new $115 million hotel and conference center as the Discovery District for business and research as part of a push to revitalize the campus and College Park’s Route 1 corridor. The District encompasses the university’s M Square research park, a public-private partnership developed by Corporate Office Properties Trust, the largest research park in Maryland home to over 3,000 jobs, nearly 1.0 million SF of office space anchored by NOAA and the USDA.

Riverdale Park Station (2.0 miles) Located adjacent to the Discovery District, Riverdale Park Station is a vibrant new mixed-use development constructed in 2017 featuring a 120-key boutique hotel, 120 townhomes and 200,000 SF of retail anchored by Prince George’s County’s first Whole Foods Market.
