Use-Types Proximity-Types Project-Types

LIVE WITHlike an artist’s loft: a single space, including a kitchen below a mezzanine,sleeping space. First floor is also a largecontiguous working space. Greatestflexibility, fewest interior partitions, andamount of space devoted to “live” and “work” can be flexible to the needs of the occupant at that moment.

WAREHOUSE CONVERSION

LIVE NEARproximity is important, but need some separation between areas. Could be to minimize exposure to hazardous material, consideration for a roommate or partner, or just need the physical separation from comforts of home from work space. Resembles apartment or townhome, usually with the workspace below on the ground floor, or separated by a wall that is usually fire rated. Good for residents with families, or non-intimate roommates.

LIVE NEARBYa short walk through a courtyard separates the living portion and the work space. The work space is a separate structure from the living portion. Allows for further separation of spaces, yet the in-between spaces help promote a greater sense of community.

Client: DeveloperApproach: We were asked to build a Live/Work community in the city of Greenville, South Carolina. Aspects of this new community were to focus on new, up-and-coming

businesses and entrepreneurs, their ideal, but separated living spaces, and an environmentally friendly building. We were tasked to explore Greenville, find an appropriate site,

and begin designing the new community. Studying the Live/Work communities, their functions, past successes and failures, we found the variety that most suited our views, and

more importantly, our clients’ wishes and needs as well. Separating the live and work areas and giving them separate, but equal importance is key to developing an integral

community. Unlike the original work/live spaces made for artists, these entrepreneurs need a division between their living and working spaces. Creating a sense of community

is also a key aspect in Live/Work developments. Creating this physical division as well as combing resources, such as a laundry room, gym, mail room, etc, the community has

many opportunities to interact and become familiar with each other. In a physical expression of this view, a courtyard community is the best choice for such interactions to occur.

SITE SELECTION: StreamNeighborhood: Haynie-Sirrine198 Francis Street: With a choice of four site selections throughout Greenville, we felt the site in the Haynie-

Sirrine neighborhood would be an ideal location for a new work/live development to thrive and grow. On the

edge of future-planned expansion, a short walk to the west end of downtown and nearby bus routes and bike

lanes, this site is teeming with opportunity. The wooded residential area surrounding this land, along with the

topography dip and short introduction to a stream, creates a secluded calming effect that beckons peace and

tranquility. Reaching our business arm towards the busy four-lane highway of South Church Street will give this

community the upper-hand in advertising their space and their businesses.

Access:Pedestrian, Bus, Bike, Car

Cars can access the site through multiple directions, easiest of which

is from the busy street of Church Street turning onto Haynie Street and

looping in. Bike paths are available on Church Street, though the speed

and frequency of car-goers on this road hinders the safety bikers wish to

have while riding. Although there are lanes on the Haynie/Pearl Street,

allowing for safer passage through Greenville. By foot most travelers

would be coming from the north, Greenville’s west-end of downtown. It is

within a fifteen minute walking distance to the west-end, a ten minute

walking distance to the courthouse lot, and a five minute walk to the

local gas station and Zaxby’s. But, never fear! With the up-and coming

expansion this area is sure to see more options of food, shopping and

entertainment coming in the near future.

Land:2 acres claimed, 1.5 developed

This neighborhood seems to have been wiped clean of houses, allowing

for vast areas where nothing but lush green grass, old oak trees, and a

small forest of bamboo has remained. The stream adds a calming effect,

although it currently looks like a trash chutes contents have been dumped

there, there is plenty of room for improvement and development.

Haynie-Sirrine: The site is sandwiched by large oak trees and a small copse of bamboo. A healthy layer of underbrush arises as the site slopes down towards the stream. On the upper east

corner of our site Springer Street cuts under the busy Church Street. This narrow tunnel made for two European-sized cars would be a perfect opportunity to enhance pedestrian

feasibility and accessibility to the site.

SASAKI: Master PlanWest End Development: Courthouse & Govt OfficesLooking Ahead: Our site is just south of Falls Park and the existing

courthouse. In the Sasaki Master Plan for the ongoing development

of Greenville is the turned government office park, which was once a

shopping mall, and is now government offices including the courthouse,

along with a large parking lot.

WEST END: Development PlanWest End Development: Live-Work-PlayLooking Ahead: Our site is central to this planned and explored option

for developing the neighborhood of Haynie-Sirrine. This development

looks to the intersection of Church Street and Haynie Street/Pearl

Avenue to become a new town square of sorts. It seeks to fill the area

with pedestrians, shoppers, workers, and families and continue the

southwestern march of Greenville expanding.

LIVE/Work: ProgramInitial Program Development & Square Footages: Total SQFT: ~67,000 We strayed little from what the client asked for, providing an office building including individual offices, cubicles, copy rooms and storage spaces,

kitchenettes, and a reception space. We added a small deli to provide for what the surrounding neighborhood currently lacks. The living area includes three different sized units,

a studio, a one bedroom, and a two bedroom equipped with a community gym, reception and lobby area, and laundry room.

Back to the City: Enhance the developments’

connectivity to Greenville by relating it to the formation

of Greenville as a city itself, surrounding a beautiful strip

of land that was formed by water eroding it away and

enhancing and enlivening the area encompassing it. The

grids that reach out from the surrounding areas give point

to this place on the map where they all collide, unbroken

by erosion as of yet.

Water and Topography: Erosion has created some of

the most spectacular places on this globe. As the Reedy

River flows through Greenville and Falls Park highlights

the flow and erosion the water has taken on the land, so

will our small stream erode away at our building, forming

a natural canyon courtyard for the residents to enjoy.

Progress: As the lives and businesses of the residents

will evolve and grow, so will the city. It is important to

remember where you have been, and where you are going.

Cutting the site up, highlighting future important areas of

development, accomplishes the objective of always looking

ahead and reminding oneself of ones goals and future

aspirations.

Perforation DesignLouver Design

Office Fins & Residential Skin: Brains & Beauty: The fins on the office building are rotatable cloth shading devices. Since the office buildings main curtain wall is facing west-south-west, there needed

to be substantial shading devices put on the building in order to counter-act the heat gain and solar glare that would undoubtedly occur on the occupants computer screens.

The skin of the residential building acts in the same manner. While in a hot and humid climate, one of the few passive strategies for cooling is natural ventilation. In order to

optimize the wind and minimize the sun, a skin was designed to wrap around the entirety of the buildings. The skin is made of a gold-copper alloy, affixed to a steel grid system

and attached via spider joints. The perforation pattern is derived from the trees on the site, but are placed carefully as well. On the north side, there are many more and much

larger perforations, while on the south side there are fewer and smaller perforations. This combined with the lush trees will help shade the building in the summer, and since the

plant life is mostly oak, they will shed their leaves in the winter allowing for more sunlight to penetrate and warm the space in the few winter months.

MODELS

Final Presentation: The title of the class, ‘Comprehensive,’ lived up to its name. From designing for an actual client, to studying and learning the in-depth needs of an

architectural project that has the potential to be built, this project became a well-thought-out, well-implemented design. Every aspect of the design had a purpose enhanced

with a meaning of growth and community behind it, and that ultimately is the goal of this development. Residents who live and work here would be proud to live in such a close-

knit community that strives for excellence and opportunity and growth. The design pampers to interactions, meeting and brainstorming and the evolution of ideas.
