Company Castle Prestranek is located in Slovenia, so called country in the heart of Europe

or as our national slogan says: On the sunny side of Alps.

Company has two main activities: - tourism – located in Postojna - investments in real estate – located in Ljubljana

Our main intention for presentation is:

- to find a strategic partner who would invest in property and manage a business in the future alone or in partnership with us,

- to find a buyer for the property.

1. SECTION TOURISM Half hour drive from the Slovenian and Croatian seaside and half hour drive away from the Alps our Castle Prestranek property is one of numerous touristic points in Slovenia and it has all preferences for developing all sorts of tourist activities.

It is situated on Karst region where the coast meets the interior. In 16th century the Castle Prestranek was a property of the austrian emperors as an addition to Lipica stables, but after first world war it became a private property. The main building was renovated. It is surrounded by forests, meadows, as well as natural, cultural, and historical landmarks. This period property of quality in need of some love and attention extends over approximately 118.700 square meters. It is constituted of forest, meadows, ponds, outbuildings, backyards and functional edifices.

Why is this region so absorbing? It contains some interesting sites nearby, such as Postojna Cave, the most popular cave in Europe and many more beauties of Karst underworld. Worth mentioning is also Predjama castle and the mysterious "dissapearing lake" at Cerknica, gorgeous mountains to the south on the border with Croatia, worldwide known cradle of Lipizzaner horses called Lipica near Slovenian-Italian border, where is also a popular tourist centre with riding school, hotels, golf course and a casino. When you’ve explored all this beauties you can head towards the coast. Slovenian Istra is a short line of very picturesque 46km of coast and southern it is prolonged in Croatian seaside. On the other side, because of relatively short traffic lines in Slovenia there is possibility to explore many interesting points and sightseeings also in other regions and countries for instance fascinating Venice in neighbouring Italy, etc.

Traffic connections The Grad Prestranek`s estate position is being situated on countryside but still close to economic centre and at the crossroad of important traffic links between capital city of Ljubljana, Gorizia (Italy), Trieste (Italy) and Rijeka (Croatia). Nearby is a sport airport Postojna. The main Slovenian airport is only 70 km away meanwhile the biggest ports in this part of Europe (Trieste, Italy and Rijeka, Croatia) are only 45 km away. The airports of Trieste and Venice with their worldwide connections are also in the direct vicinity. The region is well connected with the railway – through it leads the railway network from Croatian Kvarner with its islands towards the Central Europe and towards Italy on the other side. From Ljubljana there are also daily trains to Greece (Thessaloniki).

A glance inside the Castle Prestranek Restaurant and conference room In the restaurant our chefs prepare traditional Slovenian dishes, pizzas as well as some specialities from Angus beef. Here we also organize weddings, birthday parties, anniversaries and other sorts of gatherings. There are several small conference room for approximately 30 persons, all equipped with all the necessary for lectures, conferences, meetings… Rooms At the moment we have six well equipped apartments for four or six persons. They all have their own kitchen, bathroom, TV and central heating. Horses In the property of Castle Prestranek we breed Icelandic horses and we keep stables and a ring for sport horseback riding.

This covered riding ring of 40x60m with excellent floor cover provides our horses with an outstanding stability. Ring is directly connected to stables and so provides comfort in bad weather conditions as well.

Icelandic horses are of smaller growth than horses, but their nature is very kind, strong and sensible. They are known as horses that try to please the rider and they are easy to ride and most of all easy to handle. This is why they are suitable for beginners and children. Development possibilities

Because of its position, natural beauties and historical importance, the Castle Prestranek has a great potential for development. There have been made several projects of possible growth. Our prime project in future is to rebuild Castle Prestranek into a hotel capacity. Since the wide spread property, there are many options for building new capacities. One must just keep in mind that some areas are meant to be left untouched. In the direct surrounding of the Castle building there are possibilities to expand the complex. Most projects were made with a vast wellness area and congress centres. As the property would be able to take more people (our projects all include 100 – 200 rooms) so the entire touristic offer would improve. Because of the location in the centre of nature it is easy to develop a tourism that is relaxation – recreational oriented. In attached is project work for the construction of a hotel.

On the other hand, the vicinity of our capital and all other big cities (Ljubljana, Portorož, Triest, Udine, Venice, Rijeka, Pula, Zagreb, Klagenfurt, …) is also a plus when you think of congress tourism. It all depends on the investor, what kind of preferences he will have.
