Everyone does laundry. Each of us
either uses our own washers and
dryers, or someone else’s. If you’re
a homeowner you most likely have
your own machines, although you may
wash larger items in a self service
laundry. If you’re a student you most
likely use the school’s machines or a
self-service laundry. If you rent your
home, sometimes you rent machines
or use a self-service laundry. If you
are away from home, traveling, or
on vacation, you’ll wish a self service
laundry was near.
Self-service laundries cater to
people needing to temporarily “rent”
laundry equipment. They pay for the
opportunity to use your washers and
dryers instead of their own. People
will use your laundry because they
don’t have access to other machines.
The “vend price” customers pay
compensates you for your rent,

Information
In the right location, laundries make
great long-term tenants. But due
to the substantial investment in
infrastructure and equipment, they
do have certain needs. Here are the
among the most common:

gas service, sewer service,
and electrical service are all
necessary. The amount of
service will vary with store
size and amount & type of
equipment.
• Water – generally a
2” - 2½”
water service
• Gas – generally a
2” gas line
• Sewer – generally a 6”
sewer line
• Electrical – 400-600amp,
3-phase is desirable
The Profit Potential
With a well-designed, well-
built store, in a suitable
location the ROI can be 25%
to 35%, and possibly higher.
Once we have determined
your location to be suitable
for a laundry; along with our
local distributor we will work
with you to design a store
to maximize the profitability
of your space. From this
design we will determine the
total project cost: including
construction and equipment.
The equity required is
approximately 30% and
financing is generally available
for the remaining 70%. With
this information we can project
store profitability at varying

R Lease Term: A minimum of ten
(10) years in a base lease term,
with two five (5) year options, or a
similar combination
W Space Needed: Depending
on the location and needs of
the area, laundries can be anywhere
from 1,000 – 6,000 sq. ft., but 2,000
– 4,000 sq. ft. is most common. As a
business where customers are carrying
in their laundry; easy access and
convenient parking are very important.
3.Signage: As a business that
serves renters (new people to
an area) ample signage that conforms
to that of the shopping center is vital.
Letter sizes of up to 24” are common,
and roadside signage is highly
desirable.
4.Use: In shopping center
locations, being the exclusive
self-service laundry business at the
center is critical.
5.Facilitating Tenant
Financing: To facilitate
a tenant’s equipment financing,
landlord’s must waive or subordinate
liens on equipment and fixtures
financed by a first lien holder. A
“must have” for virtually all financing
companies.
6.Terminations & Options:
Tenant options should
automatically renew unless notice not
to renew is provided to landlord by
tenant ninety days prior to appropriate
renewal or option dates.
How Ready is My Location Ready
for a Laundry?
Building must be constructed on a
concrete slab, on grade and have
adequate storefront windows. Access
