DIRECTIONS From the town of Aberystwyth travel east on the A44 for approximately 2½ miles turning right off the main road at the sign for the Glanyafon Industrial Estate. Follow the road for approximately two thirds of a mile and turn left signed Rheidol Riding School. Follow this road for one mile and the wood rises to the right hand side of the road. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. For your own personal safety please be aware of hazards within the woodland when viewing. TENURE Leasehold. The property is held on a 999 year lease dating from 23 February 1961. The annual rent is £1.50 and is fixed for the full term of the lease. The rental has been paid for this year and will not be apportioned on completion. A copy of the lease can be viewed on the Selling Agent’s website www.johnclegg.co.uk DESCRIPTION Coed Cwm Lletty sits between Aberystwyth and Capel Bangor to the south of the A44. The wood may be accessed directly off the county highway and, whilst in need of scraping off, the track has been used previously for thinning purposes. This track winds up through the property and, where the crops allow, offers an excellent view of the surrounding countryside. The topography of the wood is reasonably steep but it remains accessible via the track. The current owner has been granted planning permission to upgrade the access track and create a loading bay. Details of this are available from the Selling Agents. Loamy free draining soils has provided reasonable growing conditions for the woodland plantation. The crop principally comprises a stand of circa 1960 Douglas fir.

This has been thinned previously and subsequently a small area was subject to wind throw. This was tidied up and then left to naturally regenerate producing a pleasant mixed broadleaf compartment. These sweet chestnut and oak stems could provide a small firewood income or plentiful supply for personal use. The Douglas fir crop itself is of an acceptable form and is fringed with smaller elements of Japanese larch. Both of these crops are mature and subject to the approved felling licence can now be harvested and sold into the timber market. The felling licence permits the felling of approximately 1800m³ of timber over 4.2 hectares with this to be replanted with 75% Douglas fir, 15% Norway spruce and 10% mixed broadleaves. Following this the land could either be sold bare (with the restocking liability) or restocked and the next timber rotation commenced. With some gentle management a prospective purchaser could take advantage of the private location, plentiful firewood supply and good views either for their own enjoyment or to add value to the property for future resale.
