Familiar face joins Torquay office

MANY consumers believe that as interest rates increase, property prices level out or even fall. For the most part history suggests this belief is a misconception, and is only at times justified due to the sentiment that property should wane when interest rates increase, coupled with a short term drop in auction clearance rates.

If we examine the fundamental reason why interest rates are increased and combine this with business confidence and past property price performance, we arrive at a very different conclusion.

So why does the RBA increase the cash rate?In short, the answer is increased spending. This

increased spending is not only from the business sector, but from families spending more on commodities such as holidays, vehicles, home appliances and improvements.

When the economy strengthens, inflation starts to kick in. Inflation means increases in the prices of goods, services and assets.

Clothing will cost more to buy, this year’s holiday will cost more than last year’s, your shares will increase in value and the biggest asset that most Australians rely on for wealth accumulation, their home will also increase in value.

“Property prices typically don’t fall when interest rates increase,” said director of the Barry Plant

Group, Mike McCarthy.“As we witnessed towards the end of 2009,

property prices were already experiencing a steady incline prior to the RBA announcing an interest rate rise.

“Therefore, it stands to reason that when the Reserve Bank says there are no more increases to come, many astute investors will acquire and hold on to residential property.

“If you study property prices from the mid 1970s, late ’80s and early 2000s when interest rates entered double digit figures, you will notice there is a strong correlation between hikes in interest rates and residential property prices soaring through the roof.”

AUCTION expertise is a cornerstone of LJ Hooker Torquay’s success on behalf of their customers and Brad Pekin fought off tough competition from his fellow colleagues across Victoria to take the 2010 Auction Idol title.

The win firmly positions Pekin as the best novice auctioneer in the company’s Victorian network.

Pekin picked up the prestigious title at the annual competition which seeks to inspire and encourage new auctioneers. Through the competition, candidates are coached by some of the best auctioneers in the business.

On the judging panel at this year’s competition were Geoff White, from the Real Estate Institute of Victoria; Colin Judd, general manager, operations, LJ Hooker and Graeme Hyde, national auction manager, LJ Hooker.

Between them, the judges have conducted an estimated 4,000 auctions. The distinguished trio said the field this year was, once again, of a high standard and it was an extremely tough job picking a winner.

“LJ Hooker’s annual Auction Idol competition mentors newcomers to its auctioneering ranks and several past winners have gone on to become highly successful auctioneers,” said Hyde.

“All Victorian competitors were well prepared and we commend them on their high energy presentations. Brad just edged out the competition with his confidence and engaging style that kept the bidding at a very good pace.”

White, who has been involved with training several auctioneers over the years added: “I applaud LJ Hooker for their efforts in organising this annual competition for their auctioneers.

“Events like this are extremely important for the industry because it helps encourages a new generation of auctioneers to enter the profession and also helps teach good practices right from the start.”

Pekin was understandably thrilled with the result.“The LJ Hooker Auction Idol competition is an

invaluable opportunity for me to learn more about auctioneering from some the best in the industry,” he said.

“It was also an absolute privilege to receive positive critique from people whose professional skills I admire.

“At the end of the day, I have been able to refine a skill that I have and this will allow me to deliver even better results for my customers… I am pumped about that.”

Three grand finalists chosen from the pool of respective state finalists from across Australia will be competing for the international auction champion titles held during LJ Hooker’s 2010 International Conference in August.

Pekin takes out state title

THE CSIRO is conducting a national online survey to determine would-be house buyers’ attitudes to the effects rising sea levels could have on their investment decisions.

According to CSIRO researcher, Dr Nick Abel, the survey will help local and state governments make policy decisions on future coastal property and infrastructure developments.

“We are asking people about what they think about purchasing properties in coastal areas,” said Abel.

“We are also interested in their perspectives on sea level rise and how this influences their choices in purchasing properties coastal areas.

“By learning more about how house buyers feel about the implications of rising sea levels we can help develop better coastal policy.”

WRECK OF THE ‘JOSEPH H SCAMMELL’ CONT.: Extracts from ‘History of Torquay’ by James A Baines 1938A gang of laborers, with lorries, engaged by Captain Douglas, arrived at the scene at daylight on Monday to salvage cargo from the beach on behalf of the Underwriters, and at once set to work collecting the cargo from the beach and placing in it stacks, but they did not calculate on the extra high tide, which that night washed most of the salvage cargo back to the sea again. This tide also had the affect of turning one half of the vessel bottom up. During the same night the mainmast and several of the spars floated ashore, and were landed nearly high and dry on the beach. The work of salvaging was continued throughout Tuesday. Portions of the bow of the ship was washed ashore at the mouth of Bream Creek, and a quantity of the cargo drifted onto the beach in the same locality.
