PRAYER TO THE BLESSED VIRGIN (Never known to fail)Oh, most beautiful flower of Mt. Carmel, fruitful vine splendor of Heaven. Blessed Mother of the Son of God. Immaculate Virgin, assist me in my necessity. Oh, Star of the Sea, help me and show me, herein you are my mother. Oh, Holy Mary, Mother of God, Queen of Heaven and Earth! I humbly beseech you from the bottom of my heart to answer me in this necessity. There are none that can withstand your power. Oh, show me herein you are my mother. Oh, Mary con- ceived without sin, pray for us who have recourse to thee (3x). Holy Mother, I place this cause in your hands (3x). Sweet Mother, I place this cause in your hands (3x). Holy Spirit, you who solve all problems, light all roads so that I can attain my goal, you who gave me the divine gift to forgive and forget all evil against me and that in all instances in my life you are with me. I want in this short prayer to thank you for all things as you confirm once again that I never want to be separated from you in eternal glory. Thank you for your mercy towards me and mine. The person must say this prayer 3 consecutive days, after 3 days the request will be granted. This prayer must be published after the favor is granted. Thank you for favor received. J.M.N.

Cohoes Mystery ClubCOHOES – Due to the Thanksgiving holiday, the Cohoes Mystery Book Club will be meeting on November 28, the last Wednesday of the month. The selection is Carolyn Hart’s Ghost at Work, the first in the Bailey Ruth Raeburn series. Bailey is a heavenly sleuth - that is, she is dead, but wants her eternity to be useful. Seems like an unfair advantage, but still, there are rules heavenly helpers must follow. Join us November 28 for either morning (10:30am) or evening (6:30pm) meeting to discuss Bailey. Books are available at the Library. Updates at http://www.cohoespubliclibrary.org/ (A)

“It’s a sign of the times…”MECHANICVILLE – It’s not just a sign of the times … but the sign of the times for the Mechanicville Public Library, with your help. The Library Friends are collecting for an electronic sign to be placed in front of the library to keep everyone up-dated on library activities. Show your support and come to the library and make a donation of $1 or more, and sign a tag to be added to our sign wall. Make more than one donation and sign a tag for family members, aunt Grace who always read to you, your favorite teacher, memorials to friends and family no lon-ger with us, and don’t forget those loyal family pets that love to sit on your lap while you read! Please help us fill our wall and have the sign ready and up for the end of construction! (A)

Did You Know? According to TGB Enterprises in Burlington, Ontario, kitchen renovations are the most popular home improvement projects. Renovating a kitchen is a great way to increase the value and also the functionality of a home. The National Kitchen & Bath Association’s latest market report says that, in the first three months of 2012, the number of homeowners who started a kitchen renovation was up more than 50 percent from the pre-vious quarter. A kitchen is a central gathering place and is one of the most popular family gathering spots in the house. With traditional dining rooms being eliminated in favor of open, eat-in kitchens and entertaining spaces, more attention than ever is now placed on a well-designed kitchen. The average remodel-ing budget for a kitchen renovation exceeds $30,000. But there are ways to keep budgets in check.

* Do some of the work your-self to reduce money spent on labor costs.

* Consider laminate flooring and counters, which will look like real stone but at a fraction of the cost.

* Skip custom cabinetry in lieu of stock units. They’re more attractive than ever before and don’t require the wait time of custom-ordered cabinets.

* Choose less expensive, mid-range appliances that may function better than or equal to high-end models.

* Plan layout accurately and spend time reviewing your designs. Late changes in a remodel can quickly eat up a budget.

Home Offices In Tight Spaces

A home office is a necessity for many adults these days. While some people have en-tire rooms available to house a home office, others have to make do with less space, and that can mean fitting an office into a tight space. The first step in establishing a small home office is figuring out the space you have and any limi-tations that may accompany it. For example, maybe you have an unused corner in the living room but don’t want to have wires and equipment out in the open. An armoire-type desk that can be closed when not in use is a viable option in such a situation. Perhaps there is an unused closet in a bedroom. A wall-mounted desk surface, such as a piece of custom-cut countertop material, complete with fold-away mouse and keyboard tray can easily turn the space into a compact nook. Maybe there is an entryway with a small table that would be large enough for a laptop. A stool or ottoman that can be tucked under it can serve as a desk chair and extra seating for company.

These Insects Can Harm Your HomeHomeowners looking to prevent their homes from becoming a meal or nesting site for poten-tially harmful insects may know to keep watch for termites during the year. But termites aren’t the only insects that can damage a home. There are a few other pests that can bore through the wood of homes and structures, potentially causing considerable damage. People can familiarize themselves with these other wood-boring bugs and recognize the signs of infestation.

* Carpenter ants: These insects get their name because they prefer to nest above ground in wooden structures. Unlike their smaller ant cousins, who make intricate colony systems under-ground, larger carpenter ants prefer tree stumps, lumber, subfloors, or even roofs. They don’t use the wood for food, and can establish residence in just about any solid housing material, including rigid foam insulation.

* Powderpost beetles: Though termites might have the most name recognition, according to Liv-ingWithBugs.com, powderpost beetles are potentially more destructive to seasoned wood. Wood boring powderpost beetles spend most of their lives as larvae (woodworms) in wood, where they tunnel in search of starch and other nutrients they need. They can cause all sorts of structural issues if they damage beams and other major components to homes.

* Carpenter bees: These large bees resemble bumblebees, except they have a shiny black abdo-men instead of a furry one. Carpenter bees bore symmetrical holes in exposed wood, where they lay eggs and in which larvae grow. Although the bees’ holes are superficial and rarely cause much damage, birds in search of larvae for food, such as woodpeckers, may peck at wood con-taining the larvae and cause more significant damage.

Advantages Of Two-Stage Heating Systems Purchasing a new heating and cooling system could be in your future. Selecting the right fur-nace for your home requires understanding the various products available. A two-stage heating system is preferred by many HVAC contractors and could be the right fit in your renovation.

Choosing a new furnace and heating components can be difficult. The business has its own terminology, and there are scores of different equipment manufacturers all claiming that their brand is the best. Buying a new heating system is also expensive, making the process more stressful. Not everyone has an unlimited budget or the ability to simply select the top-of-the-line model. Therefore, understanding which features make one furnace stand out from another can help consumers make the best possible decision.

One factor that will come up as you browse for furnaces is whether to choose a single-stage furnace or a two- or dual-staged furnace. There are many advantages to the latter, which makes them a favorite of HVAC contractors.

Two-stage furnaces are designed to change the way British Thermal Units (BTUs) of heat are delivered to the home. In a single-stage system, when the thermostat registers a drop in home temperature that requires the heat to turn on, the furnace will produce one level of heat output until the desired temperature is reached. This furnace is designed to heat your home on the cold-est days for your climate. In a two-stage system, the furnace provides gradual heat production. In the first stage, which usually operates at around 70 percent of the system’s heating capacity, the system will try to warm the space. On mild winter days or chilly autumn days, the first stage may be all that’s needed. If the home requires additional heating, the furnace will kick into the second stage, increasing the heating power. Some two-stage furnaces not only offer two BTU offerings, but two blower speeds as well.

One of the advantages to these furnaces are that the two-stage system eliminates drastic tem-perature swings, which are common among single-stage furnaces. This can mean the home is more comfortable over a longer period of time.

Another benefit is that because the system starts in the lower stage and may operate at that stage more so than in the second stage, the furnace is generally quieter than traditional furnaces. This greatly reduces the initial noise of turning on the furnace at full power.

Two-stage furnaces will burn fuel more efficiently and may actually burn less fuel if they spend the majority of the time in the first stage of operation. If they have a variable speed blower, they may even save you money in electricity costs.

Two-stage furnaces may cost more money initially because they tend to be more expensive than traditional furnaces. But over time two-stage systems might pay for themselves in efficiency, noise reduction and comfort in a home.

Professionals Who Might Help You Get A Mortgage The process of buying a home can be intimidating, especially for those men and women who have never before owned their own homes. Nowadays, more homeowners are choosing to get preapproved for mortgages before they begin searching for a home in an effort to make the home-buying process go more smoothly when they find the home for them.

One of the first things buyers must do when seeking preapproval is find the right mortgage lender. There are many different ways to find a mortgage lender who will fund your home loan. Prospective homeowners would be wise to familiarize themselves with mortgage lenders before beginning the preapproval process.

The following are a few terms prospective home buyers should know before they begin the process of buying a home.

* Retail lender: These are lenders who will reach out directly to prospective home buyers. Retail lenders include banks with loan officers in local branches, though many banks are also whole-sale lenders.

* Wholesale lender: A wholesale lender is one who funds a mortgage acquired through a mort-gage broker. A wholesale lender will buy the mortgage from the broker after the broker has found the customer and processed the loan.

* Mortgage broker: Mortgage brokers are essentially matchmakers. A mortgage broker will ex-amine a prospective buyer’s finances and then work to find the buyer a lender who can provide him or her with the best rate and terms. The broker may charge buyers a fee, but the broker will earn the bulk of his or her money when the buyer is matched with a lender.

* Mortgage banker: A mortgage banker will fund the loan initially. But mortgage bankers often sell the loan to secondary lenders. Many men and women might be familiar with Fannie Mae and Freddie Mac, both of which are secondary lenders. A mortgage banker will borrow money from the a bank to fund the initial loan, then repay that bank if and when the loan is sold to a secondary lender.

* Portfolio lender: A portfolio lender is typically a credit union or community bank that uses deposits from its customers to fund loans that it will keep in its portfolios.

* Loan officer: Loan officers can be very helpful to buyers, helping them through the loan ap-plication process and offering advice on finding a mortgage that best meets a customer’s needs. A loan officer may be referred to as a mortgage consultant or a home loan consultant, and many will earn a commission on the loan once it is finalized.

The Value In Knowing R-Value (MS) -- If you are in the midst of renovating or building your home, it is likely you have heard the term “R-Value” being thrown around. Understanding what it means and its importance is the real test.

Measuring the ability to limit the heat flow transferred through insulation is known as R-Value, say specialists in this field. Augmenting the traditional insulation in walls and ceilings is not typically regarded by industry specialists as an effective short-term or long-term solution, since it does not offer air sealing capabilities the way modern alternatives do.

Spray foam insulation, like that available from innovators Icynene, provides a consistent R-Value plus air seal in one step without the potential for sagging, settling or gaping that tradi-tional insulation might.

Adding further layers of insulation in a traditional environment just to increase R-Value eventu-ally proves superfluous and ineffective with very little payback over the long-term.

The United States Department of Energy says that compressed insulation will not provide its full R-Value. Moreover, the installed R-Value will differ from the insulation R-Value itself due

to heat flow around the home making it imperative that the insulation is properly installed by a professional who knows their product and how they work.

Homeowners should stay ahead of the curve and understand what is right for their home to en-sure its long-term sustainability. Further information on R-Values and air sealing can be found at www.icynene.com.

Make Household Drafts A Thing Of The Past (MS) -- Outside is below freezing and the heater is working overtime, but throughout the house there are cold, drafty areas. Does this sound familiar?

Specialists in the field say that any cold or drafty areas within a home are typically caused by air leaks within the building envelope. Air leaks can make rooms uncomfortable and allow the air to escape, forcing heating equipment to work continually to compensate.

Whether building a new home or renovating, it may be worthwhile to consider a complete so-lution that makes household drafts a thing of the past. A modern insulation material, like that offered by innovators Icynene, can both insulate and air seal in one step.

Spray foam insulation seals the entire building envelope and provides a cost-saving option for homeowners looking to reduce energy waste and save on their monthly energy bills. Over the long-term, the savings quickly add up.

Modifications to the way you manage your home’s energy consumption leads to significant fi-nancial rewards and reassurance. Consulting a professional, such as an energy rater or inspector, will help make an educated assessment to the actual requirements within the home and where the value lies. More information can be found at www.icynene.com.

Did You Know? According to Remodeling magazine’s 2011-2012 “Cost Vs. Value Report,” replacement projects perform better in resale value than other types of remodeling projects. Siding-, window- and door-replacement projects all recoup between 69 and 78 percent of their initial costs. Replace-ment projects perhaps recoup so much value because, with the exception of roofing projects, each of the projects examined in the report are priced at less than $19,000. Replacement projects also tend to rely heavily on durable, low-maintenance products, reducing the overall cost of the project while helping owners eventually regain more of their investment. In addition, replace-ment projects are known to instantly increase curb appeal, helping homeowners make a strong first impression with prospective buyers.

Cut That Energy Bill And Stay Green (MS) -- Homeowners continue to seek creative ways to reduce monthly expenses while being more environmentally conscious. Knowing where your money is being spent gives you a better understanding of how and where to make efficiencies.

The United States Department of Energy says that household heating and cooling accounts for around 54 percent of the aver-age American’s utility bill. Savings could be achieved through proper equipment maintenance and upgrades. However, the Department of Energy explains that an energy efficient furnace alone will not have as great an impact on energy bills as using a whole-house approach.

Consider a home’s wall infrastructure. If traditional insulation material has been installed, replacing it with a modern alterna-tive can help alleviate the high monthly energy costs.

Stop-gap solutions such as caulking and sealing cracks might not be sufficient. However, spray foam insulation, like that available from innovators Icynene, provides a complete solution sealing any gaps that would allow heating and cooling to escape.

Understanding what eco-friendly solutions are available to help you save money can be found at www.icynene.com.

How To Identify Septic Tank Problems When septic systems are working properly, homeowners seldom give them any thought. How-ever, if there is a problem with a septic system, things can get messy and expensive very quickly. The key to keeping septic systems running smoothly is prevention.

Septic systems are installed in homes that do not have direct access to municipal sewer lines. Septic systems are typically found in rural homes or in towns that may not have the resources for extensive sewer piping.

While a properly designed septic system can be trouble-free, maintenance is still essential. Be-cause septic systems tend to be out of sight and out of mind, homeowners can forget about them. But ignoring your septic system can cause problems in the future.

How does a septic system work?

Most septic systems have two main components: where the waste enters from the house and breaks down and a filtering system where the waste water exits into the ground. Waste travels from toilets and sinks to the septic tank, where natural bacteria help break down the waste. Then the remaining water flows out through a filter into the surrounding ground.

Identifying problems

Septic system problems occur when waste doesn’t properly break down, leading to system back-ups.

At the least, you may notice odors coming from the drains or toilets in your home. Or you may realize that sinks aren’t draining properly or toilets are not flushing with the right amount of power. At the worst, toilets and the septic tank itself may overflow.

Outdoors you could may notice soggy grass around the septic drain. Grass in one part of the leach field area may even be greener than in other areas. Each of these signs could indicate a septic system problem.

What causes problems?

The main culprits in septic system problems are blockages that cause the system to overflow or back-up into the home. Septic tanks need to be pumped out at regular intervals. A profession-al inspection is also necessary. Flushing or putting difficult-to-degrade items into the system also can cause problems. Be sure to heed the following:

* Do not flush non-biodegradable items down the toilet or sink drains. Cotton balls or plastic can clog the system.

* Do not pour cooking oil or grease down the sink drain.

* Limit the amount of food particles that enter the system.

* Set up a regular maintenance schedule to keep the system working.

* Advise guests as to what is and is not allowed to go down the drain. Those without septic systems may be unaware.

Baskets of HopeCLIFTON PARK – Members of The Chamber of Southern Saratoga’s Women In Business Committee are reaching out to the community for help with their charitable initiative, Baskets of Hope, which supports the daily needs of Domestic Vio-lence and Rape Crisis Services of Saratoga County (DVRC). The Committee seeks donations of women’s personal care items such as soap, shampoo, toothpaste, etc. Donated items are assembled into gift bags by committee members and given to victims entering the shelter with the hope that the recipi-ent will take comfort in knowing there are people in their own community who care and want to help. Baskets of Hope, an ongoing program of the Women in Business Committee, is now in its seventh year thanks to the support of generous Chamber and community members. Anyone who wishes to participate in this worthy program can do so by bringing do-nations to The Chamber of Southern Saratoga County Office at 15 Park Avenue, Clifton Park (behind the Shoppers World Plaza) during regular business hours, Mon.-Fri., 8:30am-5pm. Questions about the Baskets of Hope or the Women in Business Committee should be directed to Chamber Member Services Manager Liz Roggenbuck at 371-7748 x108 or by email at [email protected] (P)

Children’s Room at Library Now Has iPadsCLIFTON PARK – The Clifton Park Halfmoon Public Library has announced that the Children’s Library now has six iPads for use within the children’s room. Parents or adult caregivers with a Clifton Park-Halfmoon Public Library tax district library card can borrow an iPad to use with their child within the children’s room. The adult must have photo ID and a library card with an account in good standing in order to use an iPad. These iPads are preloaded with age-appropriate apps that support literacy development. The iPad program is an extension of the library’s current desktop computers for children and will provide mobil-ity, less wait time, and exposure to touch technology. As part of its mission to support local families with early literacy and computer skills efforts, the library is happy to be able to offer this new service to families. J.M.N.

Stay Abreast Of Vehicle Recall Information

Driving a new vehicle off of the sales lot can be exciting. Brand-new vehicles are sup-posed to be reliable and free from maintenance concerns. However, sometimes manu-facturers recall a vehicle, forcing drivers to visit the auto body shop sooner than they had hoped.

According to the Auto In-surance Organization, 390 million vehicles have been recalled since the National Traffic and Motor Vehicle Safety Act became law in 1966. Vehicles are recalled for a variety of reasons, in-cluding poorly performing tires, faulty pieces of motor vehicle equipment and un-safe child safety seats. From 2009 to 2010, Toyota alone recalled 8.5 million cars, the single largest recall in history.

It can be disconcerting to learn that your vehicle is be-ing recalled. The uneasiness of driving a potentially dan-gerous vehicle coupled with the prospect of being without a car can be daunting.

Vehicle manufacturers must notify consumers that a recall is in place. But sometimes a vehicle owner may not be aware that there is a recall. In the event of large recalls, like the recent ones involving Toyota and Bridgestone Tires, the story makes the national news. But there are other ways drivers can stay current on recall information to ensure their personal safety.

The National Highway Traffic Safety Administration, an arm of the U.S. Department of Transportation, is a source of infor-mation on vehicle recalls. Their database dates back to 1966. The NHTSA provides information on equipment recalls, entire vehicle recalls, child safety seat recalls, and tire recalls. There also is information on school bus recalls.

Individuals can visit www.Recalls.gov and select the catego-ries they want to check. To check recalls on a particular motor vehicle, select that category, enter the make and model as well as the year, and the information about any recalls will appear.

Recall information can help save lives and prevent injuries. It is important to be aware of recalls to ensure the vehicle you’re driving is as safe as possible.

Spared From Sandy’s Wrath, We Must Lead Economic Recovery

Let’s face it, we got so lucky this past week. Watching the Weather Channel or local network, one could just see the huge plume of moisture and energy thrusting westward towards New Jersey and Pennsylvania instead of north into this region. And so we ended up watching scary scenes of destruc-tion on TV instead of living it. Make no mistake about it – we just barely squeaked by. Millions of dollars worth of damage was done starting about 50 miles south of here, and New York City will suffer the aftereffects of this superstorm for years to come. We in Tech Valley should consider this an opportunity, not to take advan-tage of other people’s misfortune, but rather to lead our state’s economy through this crisis and help ensure a brighter future for all New Yorkers. Here we have a totally intact economic engine primed and ready to run, and we can pull together to make a tangible difference right away. We need to turn to it with a purpose and keep riding the upstate economic wave, but also with an eye toward volunteerism and helping out. Already there are stories of upstate businesses sending volunteers downstate and donating supplies to help restore services to affected residents and business owners. It’s great

to see family businesses such as Phillips Hardware in Albany bringing generators to New Jersey to help col-leagues in affected towns, as reported in the Business Review. I’m sure that in the coming days ahead we will see more about this sort of generosity from other area businesses. Groups such as the Stakeholders, di-rected by Kate Hedgeman, help coordinate volunteers for other organizations, and it’s a good bet they will be busy for awhile. Thankfully this time we are able to be the givers, not the receivers, but some day it might be the other way around.
