ATTENTION PROPERTY OWNERSINSPECTION PERIOD
FOR THE 2020 PROPERTY TAX ASSESSMENT ROLL
The Anderson County real property tax roll will be open for inspection from July 6 through July 20, 2020. Under the supervision of the property valuation administrator or one of the deputies, any person may inspect the tax roll.
This is the January 1, 2020, assessment on which state, county, library, health, fire, extension, and school taxes for 2020 will be due in the fall of 2020. The PVA office does not set tax rates. Kentucky law requires that property be assessed equally and uniformly, that each parcel of property be inspected for re-assessment at least once every four years, and that the assessment reflect the price the property would bring in a vol-untary sale between a willing buyer and willing seller, given a reasonable amount of time on the market. Assessment notices will be sent to property owners by July 6 ONLY if the assessed value has increased.
The tax roll is in the office of the property valuation admin-istrator, located at 101 Ollie Bowen Court (beside the Court-house), and may be inspected between the hours of 8:30 a.m. and 4:30 p.m. Monday-Friday and 8:30 a.m.-noon on Saturdays (by appointment). Due to the COVID-19 crisis, our office would prefer to conduct conferences over the phone, but if you need to come into the office, please make sure you are feeling well and do not have a cough or fever.
Any taxpayer desiring to appeal an assessment on real property made by the PVA must first request a conference with the PVA or a designated deputy. The conference may be held prior to or during the inspection period.
Any taxpayer still aggrieved by an assessment on real prop-erty, after the conference with the PVA or designated deputy, may appeal to the county board of assessment appeals.
Your appeal must be filed with the county clerk’s office no later than one workday following the conclusion of the inspec-tion period, which is July 21. Please contact the county clerk’s office to receive instructions on the method that office is using to accept appeals this year and to obtain a form that can be used to file your appeal.
A taxpayer failing to appeal to the county board of assess-ment appeals, or failing to appear before the board, either in person or by designated representative, will not be eligible to appeal directly to the Kentucky Claims Commission.
