    BUYING a house is the biggestdeal most o us make in ourlietimes, especially in Aucklandwhere $500,000 or $600,000 isneeded to secure even a modestproperty in many suburbs.

    Wise and careul buyers will taketheir time and do their homeworkbeore committing themselves tobig mortgages and that works

    fne in a normal market wherebuyers and sellers are around inequal numbers.

    But what happens when demandis ar ahead o supply when lotso people are looking to buy andthere arent enough propertiesor sale to satisy them?

    To start with, as rustratedAuckland buyers are certainlyaware, prices quickly move up,making this a great time to sell.The other side o the equationis the pressure on buyers in aheated market to act quickly orrisk yet again missing out.

    As open homes and auctionsdraw big crowds, Anne DuncanReal Estate consultants arenoticing that some buyersare choosing to bypass thehomework to sign a deal beoresomeone beats them to it.

    For agents, its something o abalancing act because Real EstateAgents Authority rules requirethem to advise would-be buyers

    to seek the counsel o lawyersbeore signing a deal.

    But in todays market somepeople eel it chews up too muchtime, potentially allowing anotherbuyer to step in and make anunconditional oer. Rather thanrun that risk, they are choosingto sign a contract without frstchecking with lawyers.

    While only a ew people considersigning without legal advice,Anne Duncan is worried aboutthe trend.

    She says the issue can arise whenmultiple oers are on the tableand a buyer wants to make anoer that is as clean as possible.

    Some buyers take big-money risksas housing market bubbles away

    Her consultants will always urgebuyers to talk to lawyers beorecommitting themselves.

    Its right and proper that wedo that, she says. We act orthe vendor, but it is in no onesinterests or unoreseen issues toarise ater a sale has gone ahead.

    Buyers are earul o missing outand I understand the pressureson them i oers they have madeare being overtaken. But we aretalking here about major eventsin peoples lives and it is justso important to get good legaladvice.

    Anne points to just one localexample - on the day a housewas listed or sale by auction, aparty made a cash unconditionaloer attractive to the vendor,insisting he wanted to sign thecontract without legal advice.He didnt want to run the risk omissing out, even though he hadspent just a ew minutes looking

    around the property.

    I do realise the rustration andstress elt by buyers who aremissing out and are watchingprices rise, she says. But buyinga house is a serious business.

    People who spend $5000 on a

    car will get an AA check and taketheir time to make sure its okay,yet some people are prepared tosign a contract or a $700,000or $800,000 house withoutchecking with their lawyer. I thinkthats really ill-advised.

    Meanwhile, the local marketcontinues to fre and thecompany has had a strongstart to the year, with auctionsbringing terrifc results.

    The buyer interest is enormous,says Anne. This is a brilliant timeto sell and I think most peoplewould be pleasantly surprised atthe prices their properties wouldetch.

    HOW do you grab the attention o a mob o enthusiastic youngsters?

    Easy you leave it to Cornake the Clown. Cornake was a starturn at the great annual Easter Hunt on the mountain on EasterSunday, organised and sponsored by Anne Duncan Real Estate. Itwas a great amily day, drawing 250 children (and the Easter Bunny)or a morning o good un, healthy exercise and chocolate!

    AUCKLAND is on the verge o the

    biggest planning change in itshistory aimed at creating a compact

    city that stops spreading out and

    starts going up and its not too late

    to have your say.

    The Auckland Unitary Plan

    introduces a new planning rulebook

    to cope with the extra million people

    who will be drawn to the city in the

    next 30 years. It will bring in new

    housing zones across the supercity,

    changing the present status o more

    than hal Aucklands residential land.

    The council has set a deadline o

    May 31 or eedback on the dratplan; the deadline or the ormal

    notifcation o the new process is

    September this year.

    The plan aects all Auckland

    suburbs and will have a strong

    inuence on the uture shape o

    Mt Albert, Pt Chevalier, Waterview,

    New Windsor, Avondale, Owairaka,

    Western Springs, Sandringham, St

    Lukes and Kingsland.

    It creates a series o new zones, like:

    Terrace housing and apartments

    where buildings o our to six-

    storeys will be allowed. Pockets o

    these developments will be spread

    through the city ringe in areas, or

    example, like the western side o Mt

    Albert village and down the edge o

    Carrington Rd; a patch in the east o

    Western Springs; and a circle around

    the intersection o Sandringham Rd

    and St Lukes Rd, and north down the

    edge o Sandringham Rd.

    Mixed housing the most

    widespread zone, which enables

    the building o two-storey houses

    (detached, semi-detached, town

    houses and terrace housing).

    Most o the area rom New Lynn

    and Avondale to Mt Albert and

    Sandringham carries this zoning.

    Localcentreamixofsmall-scale

    commercial businesses, ofces and

    retailers in buildings that can reach

    rom our to eight storeys, with

    apartments on upper oors. Typically,

    this zone covers small town centres,

    like Mt Albert village (where the limit

    will be our storeys).

    Large pockets o single house

    zones remain (in Mt Alberts Golden

    Triangle and around the mountain,

    or example, and also throughKingsland), but otherwise the Unitary

    Plan will in time bring huge change

    across Auckland.

    O course, the plan only outlines

    Have your say on masterplan that willchange the uture shape o our city

    what will be possible in the uture

    and does not impact on the existing

    rights o property owners. It shows

    you what you will be able to do, not

    what you have to do.

    In most areas the changes will be

    gradual (as, or example, developers

    slowly buy properties in a street

    designated mixed housing and

    then build two-storey terraced units).

    But in 25 or 30 years, the ace o the

    city will have changed.

    SENIOR consultant John Covichwon two o the main accolades atthe 2012 Anne Duncan Real Estate

    Awards.

    John was named number one

    salesperson and number one

    lister at the awards, with Anne

    Duncan hersel taking the auctionaward.

    Anew lease agreement betweenthe ASB Bank and the Mt Albert

    Grammar School board o trustees

    has secured the uture o the school

    arm. The ASB will continue to lease

    the land to the school or an eective

    99-year term with a nominal annual

    rent o one dollar.

    The arm was originally established

    in 1932, and needed special

    legislation to allow the Auckland

    Savings Bank to buy the land rom

    the Kerr-Taylor sisters and then lease

    it back to the school.

    The bank made a grant o2000: 1600 to enable 20 acres

    o the Alberton estate to be bought

    outright, with the balance to provide

    equipment or the arm.
