CHENAL CURVE Shopping Center FACT SHEET LOCATION: This exciting new development will be located in Little Rock’s fastest growing retail corridor in Chenal in West Little Rock and will be called CHENAL CURVE Shopping Center. CHENAL CURVE will be located at 16810 Chenal Parkway and is directly across the street from the new Kroger Super store and Marshall Department store that contains over 200,000 square feet of retail and grocery shopping. Chenal Curve will also be right at the intersection of Chenal Parkway and Kanis Road that carry close to 35,000 vehicles past Chenal Curve every day of the week. BUILDING SIZE: This retail brick, drivit and glass structure will contain approximately 22,070 square feet of retail and restaurant space. The bays will vary in depth from 90 to 95 feet. PARKING SPACES: There will be approximately 165 parking spaces or 7.47 parking spaces per 1000 square feet of retail space. TRAFFIC COUNT: At the intersection of Chenal Parkway and Kanis Road the traffic is steadily increasing due to the increase in retail and offices up and down Chenal Parkway and Kirk Road. Chenal Parkway has approximately 32,000 cars per day while Kanis Road boasts 8,000 cars per day. ENTRANCES: Tenants will have ground level entrances for their store fronts and rear exit doors. There will be a service entrance in back for all tenants. LANDLORD’S ALLOWANCE: Landlord shall provide Tenant with $24.00 per square foot to finish out its space for in line retail tenants and $26.00 for all restaurant tenants. UTILITIES: Each Tenant shall pay for its own electricity and gas bills. All meters will be individually metered. Landlord to pay for outside lights, water, landscaping and dumpster pickup which are all included in the Tenant’s Operating Expenses paid each month. RENTAL RATE: The Minimum Rent for Chenal Curve is $25.50 per square foot plus Operating Expenses as shown below for all in line retail tenants. Minimum Rent for any restaurant space is $27.50 per square foot for in line spaces, and $29.50 per square foot for all end cap tenants. Rents to increase by 3.0% annually. OPERATING EXPENSES: Operating Expenses are made up of Taxes, Insurance and Common Area Maintenance Charges (CAM Charges). The estimated cost for these expenses are $4.50 per square foot in which the actual costs could be more or less than the estimated amount shown. This fee is paid monthly along with the rent.
