Cedar Blue Property Owners Association Board Meeting Minutes May 15, 2021 1. Board Members Present: Roy Branch, Bruce Arnold, Connie Streater, David Ponder, Don Emberlin-LaMorte, Phillip Seiber, Jackie Ponder, Office Assistant and Tonya Glasgow, Park Manager. 2. Board Members Absent: Ronnie McGee, Mike Fite, Jennifer Taylor 3. Property Owners Present: 36 property owners present. 4. Call to Order: The Board Meeting was called to order at 11:08am by Board President Roy Branch. 5. Moment of prayer / silence: Moment of silence observed. 6. Approval of the meeting minutes for April 2021: A motion to accept the minutes as written by: Bruce Arnold Seconded by: Phillip Seiber The motion passed by majority. 7. Committees: Committees have been created and implemented to oversee different areas within the Park. Each committee has authorization to take care of certain actions and will present a written report every month that will become a part of the minutes. You will see that there are times when more than one committee can be involved in a project. If you would like to volunteer to be on any of the committees, please email/contact any board member. Cedar Blue welcomes your help, ideas and suggestions. These committees and its members will be posted on the website. 1. Board Members Present: Roy Branch, Bruce Arnold, Connie Streater, David Ponder, Don Emberlin-LaMorte, Phillip Seiber, Jackie Ponder, Office Assistant and Tonya Glasgow, Park Manager.

8. Park Manager Report. Tonya Glasgow presented the Park Manager report. Report is attached.

9. Entertainment Committee: Entertainment Committee have t-shirts for sale $20 each at the office. We also have Sunglasses- $5, Hats and Visors-$20 and Park Maps- $10 Memorial Day Weekend Events: Sunday May 30th Bounce houses for the kids and “Biscuits and Gravy” band will be playing at the Family Center We are planning a big July 4th celebration on July 3rd. More information to come.

10. Old Business: A new washer and dryer and exhaust fans have been installed at the laundry room at the Family Center.

New playground equipment has been installed at Goose Lake.

11. New Business:

The office is open to the public. Stop by or call the office with any questions at 580-622-6302

The office is open Tuesday- Saturday 8-5 closed on Sunday and Monday, closed for lunch 12-1.

Golf Cart Rules will be enforced starting June 1st, golf carts must have 3” stickers on front and back, brought to the office for inspections

and 2021 stickers. If you don’t comply fines will be applied to your account. Please follow the rules for conserving water.

OG&E contractors are replacing electric lines within the Cedar Blue. Contractor project may last thru the end of June.

12. Property Owner’s Comments:

GL-40-41 Sharon Howard ask about the AT&T tower. Bruce said the tower is ready for power from OG&E. We will pass information along when it’s finished. CB-66- Melissa Eaves- Ask if we could check the washers, said they aren’t filling full of water. Maintenance will look into it. She also ask about golf cart speed and wondered what could be done. We have bumps, dips and speed signs through out the park, if anyone sees a golf cart driver that is acting irresponsibly take pictures and lot number. CN-10- Ryan & Melissa Shaw- ask if anything could be done about the dust. CN-81- Randy Shaw ask about using crushed rock, David said the is none available. CC-98-99- JW Mann said can’t add too many speed bump because it would be almost impossible to grade the roads. Cedar Blue has 6.3 miles of roadway. GL-38-Wade Bow said roads are a lot better than they were 10 years ago, park looks great!

Maintenance / Infrastructure Report

Jerry, Travis and Jaybo have removed the cover from the swimming pool and begun the cleaning

process. All the furniture has been set up for the upcoming season and new flowers are in the

planters.

Cedar Blue has received approximately 7 inches of rain since the last meeting that was held in

April. Jerry, Travis and Jaybo have been mowing/weed trimming all over the community making

everything clean and pretty.

Jerry and David repaired a water line that was hit by the OGE contractors. Travis and Jaybo

have repaired sewer lines in the Cedar Blue and Cedar Creek area. All staff has worked to

replace in ground valves in the Cedar Blue, Goose Lake and Cedar Ridge area of the community.

The Cedar Blue maintenance personnel do so many things

that we take for granted. Please let them know how much we appreciate their dedication and hard work.

A friendly reminder: PLEASE do not dispose grease, baby wipes or feminine products into the sewer system. This clogs the

sewer line and causes lift stations to go out and need replacement. When you trash on the ground, take a moment to pick up. Containers are provided for house hold trash. This does not include tree branches or limbs. Reminders are given about the limb yard that is open on Friday for cuttings disposal. There is no location on Cedar Blue property for this. A trailer has been provided in the dumpster area for metal and appliances. Please dump accordingly.

If for some reason a property has no water or sewer hooked up to it; the maintenance staff will provide to the property but

only from the main line. At any time, should owners want water/sewer lines ran to their travel trailer or another location on the

property it is the owner’s responsibility. Cedar Blue doesn’t run those lines.

The maintenance crew is always willing to help out when there is water or a sewer issue at your property. REMEMBER the staff is limited on what we will allow them to do. If the water or sewer is on the Cedar Blue side then maintenance will repair. Should there be any other issues and it is the property owner responsibility to repair; staff will not make any allowances for those repairs. The responsibility falls back to the property owner. Cedar Blue will do our part and we ask that all property owners do so too.

Should a due date fall on a day the office is closed

the office will be open to take payments.

Golf carts must be registered, (running or not), by Tuesday, June 1, 2021 with lot numbers on front/back of the golf cart and the current year 2021 sticker affixed to the Cedar Blue permit decal. This will show the golf cart is registered and paid for the current year. Random golf cart inspections will occur after June 1, 2021. Violation penalties will be issued to property owners who have golf carts that are not in compliance with the rules and requirements. If an account already has previous violations, the next appropriate golf cart penalty will apply. Any golf cart that has removed lot numbers after being inspected is subject to a penalty.

A reminder to all property owners: should an outside contractor be scheduled to work at your property when you are not here and will need entry into Cedar Blue, please contact our office to give verbal permission for entry. No permission no entry.

The swimming pool is set to open, Friday May 28, 2021 of Memorial Day weekend.

Pool hours are 10:00am – 10:00pm.
