Catur Sentosa Adiprana (CSAP) adalah salah satu perusahaan distribusi terbesar di Indonesia yang berfokus pada bahan bangunan, bahan kimia, dan distribusi barang konsumsi. Selain itu juga terlibat dalam bisnis ritel melalui merek Mitra 10 dan Atria. Segmen distribusi Perusahaan memberikan kontribusi sebesar 70% dari total pendapatan sedangkan 30% sisanya berasal dari bisnis ritel. Sejak terdaftar di Bursa Efek Indonesia (BEI) pada Desember 2007,
CSAP telah berubah menjadi salah satu perusahaan terkemuka di bidang distribusi dan logistik serta ritel modern di Indonesia. Dalam hal prestasi, CSAP menjadi salah satu yang terbaik dari 50 perusahaan yang terdaftar pada tahun 2012 oleh Forbes Indonesia. Memiliki pengalaman panjang dalam industri ini, Perusahaan telah dipercaya oleh perusahaan lokal maupun multinasional termasuk ICI Paints, American Standard, PT Arwana Citramulia Tbk (ARNA), PT Mulia Industrindo Tbk (MULIA), P&G, Frisian Flag. Distributor bahan bangunan terkemuka CSAP telah membuktikan rekam jejaknya yang jangka panjang (> 45 tahun) dalam bisnis distribusi, sehingga membawanya menjadi salah satu perusahaan distribusi terkemuka di dalam negeri. Di 1Q15, distribusi bahan bangunan berkontribusi 50% dari total pendapatan CSAP. Perusahaan memiliki lebih dari 40 prinsipal utama dengan hubungan rata-rata lebih dari 20 tahun diantaranya Mowilex Indonesia, PT Arwana Citramulia Tbk (ARNA) dan PT Mulia Industrindo Tbk (MLIA). Saat ini, CSAP mengoperasikan 48 cabang distribusi bahan bangunan, 4 cabang distribusi bahan kimia dan 15 cabang distribusi barang konsumsi yang tersebar di beberapa
kota di Indonesia. Kami percaya CSAP dapat menikmati pasar distribusi ke depan, melihat target pertumbuhan industri logistik sebesar 15% tahun ini. Pergerakan lebih cepat dari bisnis ritel Bisnis ritel CSAP menunjukkan kinerja menggembirakan dalam beberapa tahun terakhir. Di bawah merek Mitra10 (bahan bangunan & perbaikan rumah) dan Atria (perabot rumah), bisnis ritel CSAP bertumbuh lebih baik daripada distribusi. Bisnis ritel membukukan 28% CAGR dari pendapatan di 2011-2014, lebih cepat dari bisnis distribusi yang sebesar 17%. Ritel juga memiliki marjin laba kotor sebesar 19%, dibandingkan dengan 11% dari distribusi (per akhir 2014). Peningkatan marjin bersumber dari strategi CSAP untuk menambahkan produk bermerek sendiri, yang memberikan marjin yang lebih tinggi (lebih dari 30%). Beberapa merek sendiri
tersebut adalah Sincere, Zehn dan Tidy. Kami menargetkan kontribusi merek sendiri di 2015 terhadap penjualan Mitra10 sebesar 20% (saat ini 17%). Mengungguli pertumbuhan industri CSAP membukukan pertumbuhan pendapatan sebesar 11% YoY selama 2014, atau mengungguli pertumbuhan industri. Tahun ini, kami memperkirakan pendapatan Perusahaan akan tumbuh 18% terutama karena pemulihan sektor properti. Dari lini bawah, laba bersih CSAP meningkat signifikan sebesar 47% YoY menjadi Rp105 miliar, terutama disebabkan oleh laba penjualan aset non-produktif sebesar Rp28 miliar. Kenaikan BBM, upah minimum dan pelaksanaan BPJS akan berakibat pada tekanan marjin ke depannya. Namun, kami melihat kenaikan biaya dapat di pass-
through meskipun hal itu membutuhkan waktu sampai permintaan pulih. Prospek Usaha Industri distribusi di Indonesia menunjukkan ketangguhannya di tengah perlambatan ekonomi, seperti pada tahun 2014 membukukan pertumbuhan 7% YoY menjadi Rp 1.600 triliun. Meningkatnya pendapatan kelas menengah, penduduk muda yang besar menjadi pemicu berkembangnya industri ini. Selain itu, Pemerintah berkomitmen untuk meningkatkan sektor infrastruktur khususnya jalan, bandara, pelabuhan, kereta api, dan pembangkit listrik. Ditambah dengan backlog perumahan yang besar di dalam negeri, kami percaya CSAP memiliki prospek cerah di tahun-tahun mendatang.

Profil Singkat CSAP Perusahaan memulai usaha tahun 1966 dengan membuka toko cat kecil berukuran 40 meter persegi di Jakarta bernama "Toko Tjat Sentosa" yang menjual produk cat. Kemudian, Perusahaan melihat peluang dari sekedar menjual menjadi memasarkan dan mendistribusikan. Pada Desember 1983, PT Catur Sentosa Adiprana didirikan, dan menjadi dasar dari sebuah perusahaan distribusi modern. Sejak itu, CSAP fokus pada usaha distribusi bahan bangunan dan bahan kimia, dengan membangun 11 cabang distribusi di tahun 1990-an. Selain itu, Mitra10 didirikan pada tahun 1997 untuk memperluas bisnis CSAP ke pasar ritel modern.

Mengincar pertumbuhan lebih tinggi dari barang konsumsi CSAP masuk pada distribusi barang konsumsi sejak tahun 2010 melalui anak usahanya, PT Catur Sentosa Anugerah. Perusahaan telah menangkap potensi yang sangat besar dalam industri barang konsumsi, sehingga setuju untuk meningkatkan modal Rp10 miliar untuk anak perusahaan. Pada 2014, distribusi barang konsumsi berkontribusi 16% terhadap total pendapatan distribusi, lebih baik dari 2013 yaitu 13%. Untuk menghasilkan omset yang lebih tinggi, CSAP baru-baru ini menambahkan
prinsipal baru yaitu PT Tiga Pilar Sejahtera Tbk, sedangkan prinsipal yang sudah ada Antara lain: PT Smart Tbk, PT Dua Kelinci, PT Frisian Flag Indonesia dan PT Cakrawala Mega Indah/Univenus.

Jaringan distribusi yang luas Memiliki rekam jejak panjang dalam industri ini membuat CSAP untuk memberikan produk secara efisien dan cepat melalui jaringan distribusi yang kuat di seluruh negeri. Di 2014, CSAP mengelola 67 cabang dan daerah untuk segmen distribusi, yang berasal dari 48 cabang bahan bangunan, 4 cabang distribusi bahan kimia dan 15 area distribusi barang konsumen. Pendapatan distribusi tumbuh moderat sebesar 8% YoY pada tahun 2014, dikarenakan properti melambat. Kami berharap industri ini tumbuh lebih tinggi tahun ini melihat penurunan suku bunga acuan BI rate menjadi 7,5%.

Memiliki prinsipal yang beragam CSAP dipercaya untuk mendistribusikan produk dari prinsipal nasional maupun multinasional. Perusahaan ini memiliki kemitraan dengan lebih dari 800 prinsipal dan mendistribusikan lebih dari 90.000 jenis produk melalui jaringan distribusi nya. Dua prinsipal utama untuk bahan bangunan adalah perusahaan keramik dan cat. CSAP mengoperasikan lebih dari 600 kendaraan dan gudang dengan luas total ±200.000 meter persegi.

Selanjutnya, Perusahaan membuktikan konsistensinya dalam menjaga hubungan jangka panjang dengan prinsipal, beberapa dari mereka adalah mitra setia selama lebih dari 40 tahun, membuktikan salah satu keunggulan kompetitif nya. Bertumbuh dengan peningkatan marjin CSAP membukukan pertumbuhan pendapatan sebesar 11% YoY pada 2014, lebih lambat dibandingkan dengan periode yang sama sebelumnya sebesar 28%, terutama disebabkan oleh perlambatan industri properti. Meskipun demikian, kami melihat pertumbuhan ini mengungguli pertumbuhan industri. Segmen distribusi, sebagai
penyumbang terbesar pendapatan Perusahaan, tumbuh 8%. Segmen ritel tumbuh lebih tinggi sebesar 19% pada periode tersebut. Gross profit margin (GPM) dan operating profit margin (OPM) meningkat menjadi 13,3% dan 3,5%, dari 13,2% dan 3,0% pada tahun 2013. Selanjutnya, CSAP menjual asset non produktif senilai Rp228 miliar, membuat laba bersih nya melonjak 47% YoY menjadi Rp105 miliar.
Net gearing yang lebih baik CSAP membukukan struktur modal yang lebih baik (net gearing) menjadi 0,9x pada tahun 2014 dibandingkan dengan 1,2x di tahun sebelumnya. Penurunan pinjaman berasal dari pembayaran Rp103 miliar dari hasil divestasi tanah di Jakarta Barat senilai Rp28 miliar. Perusahaan menargetkan membuka 3 gerai Mitra10 untuk
menjadi 23 gerai dengan total belanja modal sebesar Rp150 miliar tahun ini yang akan didanai oleh utang (75%) dan kas internal (25%). Outlet tersebut akan berlokasi di Palembang, Lampung dan Pamulang. Sedangkan gerai Atria masih dipertahankan 10 gerai.

Produktifitas lebih tinggi CSAP mengelola dua merek jaringan ritel modern termasuk Mitra10 (bahan bangunan & perbaikan rumah) dan Atria (home furnishing). Mitra10 memiliki total area penjualan seluas 43.000 m² pada 1Q15, naik dari 40.000 pada tahun 2012. Gerai tersebut menunjukkan produktivitas yang meningkat, dimana pendapatan/m²/bulan dari Mitra10 naik sebesar 19% menjadi Rp3,8 juta pada 1Q15 dari Rp3,2 juta di 2013, terutama karena renovasi beberapa gerai. Pendapatan dari segmen distribusi tumbuh CAGR 17% selama periode 2011-2014, dibalik penambahan prinsipal baru. Sementara segmen ritel tumbuh lebih cepat sebesar CAGR 28% di periode yang sama, membuktikan kapasitasnya sebagai pendatang baru. Kami memperkirakan
produktivitas Mitra10 dapat naik ke Rp4,4 juta tahun ini, mengingat biaya yang lebih tinggi yang dialokasikan untuk iklan dan promosi.

Mengharapkan kontribusi lebih tinggi dari ritel Segmen ritel CSAP melalui Mitra10 dan Atria mencetak hasil menggembirakan dalam beberapa tahun terakhir, mengungguli distribusi sebagai bisnis utama. Kontribusi ritel terhadap penjualan meningkat dari 21% di 2010 menjadi 27% di 2014. Pada tahun 2014, Mitra10 dan Atria memiliki SSSG masing-masing sebesar 18% dan 31%. Mitra10 tetap menjadi kontributor utama pendapatan dari segmen ritel, berkontribusi 93% dari pendapatan ritel keseluruhan. Ke depan, CSAP akan fokus pada bisnis ritel, mengingat orang cenderung untuk berbelanja di pasar modern daripada tradisional.

Marjin beban operasional lebih tinggi Kenaikan upah minimum menyebabkan kenaikan marjin beban operasi menjadi 11,2% dibandingkan 10,4% pada tahun 2013, atau ditandai sebagai yang tertinggi dalam beberapa tahun terakhir. Beban operasi tercatat Rp803 miliar pada tahun 2014, yang mencerminkan pertumbuhan YoY 18%. Sebagai bagian biaya terbesar, beban gaji tumbuh sebesar 14% YoY di 2014, melanjutkan laju tertinggi pada tahun 2013 (41%). Kami melihat pendekatan proaktif Perusahaan untuk mempertahankan
produktivitas karyawan untuk pertumbuhan pendapatan dan laba yang lebih baik.

Metodologi Penilaian
Kami menggunakan metode Discounted Cash Flows (DCF) sebagai pendekatan penilaian utama dengan pertimbangan bahwa pertumbuhan pendapatan merupakan value driver CSAP dibandingkan pertumbuhan aset. Selain itu, kami menggunakan Guideline Company Method (GCM) sebagai metode pembanding. Penilaian ini didasarkan pada nilai 100% saham per tanggal 23 April 2015, menggunakan laporan keuangan CSAP per tanggal 31 Desember 2014, untuk
analisa fundamental kami.

Target harga saham untuk 12 bulan berdasarkan penilaian pada tanggal 23 April 2015 adalah sebagai berikut:
Menggunakan metode DCF dan asumsi tingkat diskonto 9,5%, adalah sebesar Rp740 – Rp845 per saham.
Menggunakan metode GCM (PBV 2,3x and P/E 15,1X) adalah sebesar Rp490 – Rp585 per saham.
Untuk mendapatkan nilai yang mewakili kedua indikasi nilai tersebut, kami melakukan pembobotan terhadap kedua metode DCF dan GCM sebesar
70%:30%. Berdasarkan hasil perhitungan di atas, target harga saham CSAP untuk 12 bulan adalah Rp665 – Rp770 per saham.

Catur Sentosa Adiprana (CSAP) is one of Indonesia’s major distribution companies focusing on building material, chemicals, and consumer goods distribution. The leading building material distributor
CSAP has proven long-term track record (>45 years) in distribution business, bringing it to be one of the leading distribution company in the country. As of 1Q15, building material distribution contributes 50% of its CSAP’s total revenue. The Company has over 40 major principals with an average relationship over 20 years including Mowilex Indonesia, PT Arwana Citramulia Tbk (ARNA) and PT Mulia Industrindo Tbk (MLIA). Currently, CSAP operates 48 building materials distribution branches, 4 chemical distribution branches and 15 consumer goods areas spread out over in several cities across the Indonesian archipelago. We believe CSAP to enjoy distribution market going forward, citing 15% target of logistic industry this year. Faster move from retail business CSAP’s retail business showed encouraging performance in recent years. Under the
brand of Mitra10 (building materials & home improvement) and Atria (home furnishings), CSAP’s retail business performed better than distribution. The business recorded 28% CAGR of revenue in 2011-2014, faster than distribution business of 17%. Retail also offers better gross margin of 19%, compared to 11% from distribution (as of 2014). The expanding margin sourced from CSAP’s strategy to add more private brand products, which give higher margin (more than 30%). Several private brand including Sincere, Zehn and Tidy. We like to target 2015 private brand contribution to Mitra10 sales at 20% (currently 17%). Outperforming industry growth CSAP posted 11% YoY of revenue growth during 2014, or outperform the industry
growth. This year, we expect the Company’s revenue to rise 18% mainly due to recovery of property sector. Looking into its bottom line, CSAP’s net profit saw a significant increase by 47% YoY to IDR105 billion, mainly due to the gain on sale of IDR28 billion non-productive asset. Rising fuel price, minimum wage and BPJS implementation will attribute to a margin pressure. However, we think the cost increase should be passable albeit it need time until the demand recovered. Business Prospects Indonesia distribution industry showed its resilient amid the economy slowdown, as in 2014 the industry booked the turnover of IDR1,600 trillion, reflecting 7% YoY of growth. Rising middle class income, huge young population are on the back of the growing industry. Also, the Government commit to boost infrastructure sector

CSAP at a glance The company started the business in 1966 by opening small paint shop sized 40 sqm in Jakarta named “Toko Tjat Sentosa” which sold paint products. Later, the Company saw an opportunity from merely selling into marketing and distributing. In December 1983, PT Catur Sentosa Adiprana was established, becoming the foundation of a modern distribution company. Since then, CSAP focused on the distribution of building materials and chemicals, establishing 11 distribution branches in the 1990s. In addition, Mitra10 was established in 1997 in order to expand CSAP’s business to modern retail market.

industry, thus agreed to increase IDR10 billion to the subsidiary. As of 2014, consumer goods distribution offers 16% contribution to distribution revenue, better than 2013 figure of 13%. To produce higher turnover, CSAP has recently added new principal namely PT Tiga Pilar Sejahtera Tbk, while the existing principals are PT Smart Tbk, PT Dua Kelinci, PT Frisian Flag Indonesia and PT Cakrawala Mega Indah/Univenus.

Extensive distribution network Having long-term footprint in the industry allows CSAP to deliver products efficiently and quickly through its strong distribution network across the country. As of 2014, CSAP manages 67 branches and areas for distribution segment, stemming from 48 building material branches, 4 chemical distribution branches and 15 consumer goods distribution areas. Distribution revenue grew moderately by 8% YoY in 2014, following the slowing property. We expect the industry to grow higher this year citing the benchmark rate cut from BI to 7.5%.

Growing with increasing margins CSAP witnessed revenue growth of 11% YoY during 2014, slower compared to the same period earlier of 28%, mainly due to slowing property industry. Nonetheless, we view the growth outperformed the industry. Distribution segment, as the largest contributor to the Company’s revenue, grew 8%. Retail segment went even higher by 19% at the period. Its gross profit margin (GPM) and operation profit margin (OPM) saw an improvement to 13.3% and 3.5%, respectively, from 13.2% and 3.0% in 2013. Further, CSAP gained the profit from selling its non-productive asset valued IDR28 billion, further bringing its net profit to jump 47% YoY to IDR105 billion. Improving net gearing CSAP posted better leverage (net gearing) to 0.9x in 2014 compared to 1.2x in a year
earlier. The decreasing loan came from IDR103 billion repayment as a result the divestment of a land holding in West Jakarta amounted IDR228 billion. The Company targets to open 3 outlets of Mitra10 to 23 outlets with total capex of IDR150 billion this year which will be funded by debt (75%) and internal cash (25%). Those outlets will be located in Palembang, Lampung and Pamulang. While the Atria outlets are still maintained of 10 outlets.

Better productivity CSAP manages two brands of modern retail networks including Mitra10 (building materials & home improvement) and Atria (home furnishing). Mitra10 has total selling area of 43,000 sqm as of 1Q15, rose from 40,000 in 2012. The outlets showed its increasing productivity, as Mitra10’s revenue/sqm/month significantly up by 19% to IDR3.8 million in 1Q15 from IDR3.2 million in 2013, mainly due to remodeling of several outlets. Revenue from distribution segment posted CAGR 17% during 2011-2014 periods, on the back of addition of new principals. While retail segment grew faster of CAGR 28% at the same period, proving its capacity as a new comer. We foresee Mitra10’s productivity to rise to IDR4.4 million this year, considering higher cost allocated on advertising and promotion.

Division Estimates Expecting higher contribution from retail CSAP’s retail segment through Mitra10 and Atria saw encouraging result in the past few years, outperform distribution as the main business. Retail contribution to sales increased from 21% in 2010 to 27% in 2014. As of 2014, Mitra10 and Atria has an SSSG of 18% and 31%, respectively. Mitra10 remains the major contributor of revenue from retail segment, contributing 93% of total retail revenue. Going forward, CSAP will focus on retail, considering people tend to shop in modern trade instead of traditional.

Methodology We applied the Discounted Cash Flow (DCF) method as the main valuation approach considering that income growth is the value driver in CSAP instead of asset growth. Furthermore, we applied the Guideline Company Method (GCM) as a comparison method.
