President's MessageAfter a summer of play, we find ourselves busy once again
with focus on school, home, family and the upcoming holidays. Soon the leaves will fall and we will once again don jackets and sweaters. I can’t wait for cooler temps!
As Halloween approaches, please be mindful of the kids in costume, there are many in our neighborhood but even more so along Mesa Drive. Turn off your lights if you don’t want to be bothered but otherwise please light the walkways and front porch to invite the trick-or-treaters to drop by and scare you!
Over the past few months a resident has repeatedly left a bag of dog waste in or on the HOA mailbox. I personally find this beyond disrespectful, you should not own a dog if you can’t pick up after it. Leaving it for Jesse is an attack on someone who does so much for this community. I expect it will stop immediately.
The board continues to work toward improving our system to manage homeowner dues. Our goal is to have owners pay direct from their bank via ACH to our account. It eliminates costs to both the payer and recipient. It also eliminates wasted paper, mailing costs, delivery, fuel expense etc. Our association currently has almost 300 members that pay electronically in one form or another. Using a credit card is expensive for the payer at a price of $9.95 per transaction. We have a great community that pays their dues on time. We want to make it as efficient and cost effective as possible. One reason that our dues continue to be low, is that we make every effort to
control costs in our Association and one of the big annual costs has been the coupons and payment management. Please help us by arranging to pay your dues electronically if you don’t do so currently. You can setup a direct pay from your bank easily, we will let you know the details as they are confirmed for the coming year.

I am going to make it my personal goal to get everyone in the neighborhood updated with an email and phone number so that we can communicate in the most efficient manner possible. Currently we have 30-35% of our members contact information. We would never sell or share this info but need it to communicate quickly in case of emergency. Please let us know if your contact info changes. Please email Jesse at [email protected] and share this information.

OCTOBER MANAGER’S REPORT
Dogs:There has been a recent increase in the amount of feces noted
around the sidewalks and trails. Please pick up after your dog while walking. The City of Austin has made available their “Scoop the Poop” signs, if you would like a sign please come by the HOA Office during regular business hours.
There have been numerous complaints about dogs barking late at night after 1:00AM and around 4:00AM to 6:00AM. If you put your dog outside please monitor them, also provide plenty of water to any dogs left outside for even short periods during this heat.
Tennis Courts:As the weather cools off, we have a group of players interested in
getting together on Sunday mornings. Please check out the social committee news & events page for more info. Tennis court keys are available for a $10 deposit.

Road Work:Some residents have expressed concern over the fact that the cul-de-
sac they live on has cracks or the recently filled cracks don’t match the asphalt. The association has a long term plan to manage the streets we are responsible for paving. Sometimes we can justify the expense of a full new surface but more often we need to be conservative and deal with cracks or patch holes in the surface due to drainage issues that have arisen. This leads to a surface that is a mix of black and gray. Our options to seal coat the roads are limited by the incline of many of the streets. Seal coating is very slippery when wet and is not approved for roads that are steep. It is a good preventative measure in some cases where it is both aesthetically pleasing and functionally a good seal against water intrusion. As always we strive to provide a level of fiscally responsible maintenance to all our long term capital assets. If you see anything that needs attention or maintenance, please contact me.

Cat Mountain Tennis (CMT): Are you interested in Sunday morning doubles practice? We are
looking to start up a tennis group to play on Sunday mornings at our own Cat Mountain courts, starting this fall.
Who is CMT for? Recreational tennis players who want to practice playing doubles tennis. Most recreational tennis players are rated 3.5 (intermediate), but all recreational players (2.5-4.0) who are Cat Mountain Villas homeowners, or your guests, are welcome.
What is CMT? CMT is a doubles practice session. The format is flexible so we frequently switch teams and teammates. We may play with an odd number of players by rotating players after every game. Our goal is to make sure no one sits out for more than a few seconds. Occasionally, there may be some singles play as well. CMT does not provide lessons, drills, or instruction. There are no fees or obligations, other than to bring a can of new tennis balls every other time you play.
When is CMT? Proposed time is Sunday mornings from 9-11AM starting this fall, depending on availability and schedules of interested players.
Where is CMT? Cat Mountain tennis courts located next to the Club House.
Why? To have fun on our courts with good neighbors and friends!The goal is to get between 4 and 12 people each week to come out
and play. If you are interested in playing, email me at [email protected]. Please include your rating level. If you don’t know your rating, just indicate if you consider yourself a beginner, intermediate, or advanced player. I will send an email each week on Wednesday morning to find out who plans on playing that Sunday. On Friday I will send out a confirmation email, let you know who plans to play, and reserve courts. If not enough interest on any given Sunday, we will skip CMT that week. If inclement weather, I will send an email cancellation.

Neighborhood YogaCharles Devany, Cat Mountain resident and trained yoga instructor,
has had a wonderful response from numerous residents joining him for his free yoga classes held on the patio of the clubhouse.
He is currently holding his classes Saturday mornings from 10-11AM and now Monday evenings (instead of Wednesdays) from 6-7 PM.
