1Cover your loveseat with throw pillows in various sizes. These decorativecushions update a loveseat and pull together the colors of a room at thesame time. Patterned pillows should pick up at least one color already inthe room's decor.

2Hire a professional upholsterer to re-cover your loveseat. Thesespecialists can cover your loveseat using the most intricate of decorativetreatments. You have a wide range of fabrics and decorativeenhancements to choose from.

3Slide a slipcover over the loveseat in a hue that complements the room'scolor scheme. These covers provide an excellent way to decorate if youare on a budget. Alternate slipcovers at the start of each season orduring the holidays to incorporate variety into the overall look of theroom.

4Drape colorful throw blankets or quilts over the end of the loveseat.Make the loveseat a focal point in the room by selecting colors that pop,or stand out, against the loveseat fabric. Change the blankets or quiltsduring the Christmas holidays to enhance a festive mood and providewarmth for cold, winter evenings.

Types of Love Seats

RecliningOne style of loveseat is the reclining loveseat. They tend to beoverstuffed, padded and comfortable. This is a great option if you like torelax while watching TV. You can go from sitting straight up, to fullyreclined just by pressing one button. There are two individual reclinerson each loveseat, so those sitting do not both have to be reclined.

FutonAnother style of loveseat is the contemporary styled Futon. Futons areoften found in small spaces, like dorm rooms and studio apartments,because they convert easily into a bed.

TraditionalThe traditional style loveseat is basically a mini couch. Traditionalloveseats are, in fact, often paired with regular-sized couches in livingroom settings to provide maximum seating. You can find the basicloveseat in many colors or styles of fabric, just like a traditional couch.

SleeperA sleeper style loveseat is also nice for a small space. It's similar to a futonloveseat in that it serves as seating and also as somewhere to sleep.However, the sleeper sofa contains an actual quilted spring mattresswhich adds to its comfort.

Relocating Realtor

RRelocating from Los Angeles, California to Guamwas a big challengeforKarenZ. Pan, Realtor forCentury 21CommonwealthRealty. “I hadno clue how to locate the majority of properties on Guam. The streetsigns aremissing and there is noGPS. It’s not like the states where you canlocate the property easily.”With hard work Pan was able to adapt and thrive. “I was so stressed

out because I was not able to locate these properties but I never gave up.I kept looking and asking. I viewed almost all the properties on themarket.Within a short period of time, I fully equippedmyself with all thethings I should know as a REALTOR®.”Pan started her career in real estatewhile shewas living in L.A. Shewas

working as a sales associate at a golf store when she decided to purchaseher first home. While shopping around for a home Pan became closefriends with her REALTOR®, Lisa. “Her aggressive personality attractedme immediately,” she said. Lisa soon suggested that Pan get a real estatelicense and begin to help her sell houses, “which I thoughtwas a great ideabecause it was the same field of business as what I had been doing and thetime is so flexible. So I became a part time real estate agent that same year.Pan decided tomove back toGuam at the end of 2010when her father

suggested that she relocate. “I wasn’t planning tomove back butmy fatherkept suggesting that me andmy family move back because I am the onlychild in the family and he wanted me to be around him,” she said. “Assoon as I got here I began to prepare to get my license here on Guam. Ibegan working as a full time real estate agent in April 2011.“Pan also tried her hand at developing real estate. She and her husband

developed a high-end house in Tamuning in 2011 while the market wasreally slow. At that time, many people told them it was a bad idea andthat they would not be able to sell it. They would wind up being stuckwith it, especially since they had no experience building houses andweren’t familiar with the Guam housing market yet.“That was a big hit to our family emotionally,” she said. “I chose not to

give up on the project and restore her on confidence.” Pan devotedherself to the project completely. She and her husband were able tocomplete the project and sell it at a very desirable price.“The difference between winners and losers often lies in that the

winner can benefit from mistakes and try again in a different way,” Pansaid. “That is how I can succeed in this business – never give up duringthe hardships, keep digging, and you will get there.

n Guam, most houses are constructed as one of a kind. This requiresbanks to look at each loan application distinctively. Even if the homewas built by the same developer, has the exact architectural design specs,or is even built in same village, each mortgage is it is based on aborrower’s financial strength and ability to repay a mortgage loan. Andit is because of this uniqueness, the Bank of Hawaii has

developed a free “Pathways to Home ownership” seminar to help educate firsttime home buyers about the overall process in purchasing a home.In this seminar, one important tip we provide to potential buyers is to work

with a licensed real estate professional. There are several reasons:1. Real estate professionals typically work directly with the buyer in finding

the right house. They are experienced in helping clients find the appropriatehome and are familiar with mortgage lending basics.2. Realtors can assist buyers in finding a bank that will help them understand

the financing options available and pre-qualify for the loan. Pre-qualificationwill provide a general price range of the home they can afford. Once a generalprice range is identified, the Realtor will have access to market data and helpnarrow the search criteria for available homes for sale. This saves buyers timeand energy from driving all around Guam, looking for “For Sale” signs andknocking on doors. Real estate professionals can also coordinate a homewalk-through with the sellers. The walk-through allows the buyers a chance to

get the general feel of the home, identify if locationmeets their needs, and havea chance to see the neighborhood.3. Guam Realtors typically draft the purchase contract which is one of the

required documents when applying for a mortgage loan. The contract is theformal agreement between buyer and seller. This contract stipulates the detailsof the transaction between parties.In the event you may be thinking of representing yourself in a real estate

transaction, make sure you understand all that is required to perform the task.For most people, a home purchase is the biggest expenditure they make. Youwant to be secure in your decision to go it alone. It is a complex process andone worthy of your full attention.When deciding on a Realtor, be aware that, like any service provider, the

range of expertise and service levels can vary widely among professionals. Takethe time to call on a few agents and get to know them. Select someone you arecomfortable with and shares your perspective in home buying. Instructables.com/group/familyhandymanSelf described as theDIYers best friend, this site offers a variety of

print and digital resources for do-it-yourself homeowners. Its forteis accurate and complete how-to instructions for improving homes,yards andvehicles.The site is a subgroupof Instructables.comwhichis an awesomeweb site on its own,with tips for anyone, ranging fromartists to teachers. It's definitely worth a look.

ot all garage doors aremade equal! And garage doors area big investment. They add style to your home and curbappeal. If you plan to upgrade your home with a newgarage door, or if you plan to purchase a home with agarage, note that the style, color and conditionof the door

has a big impact on your home’s overall appearance. Also thinkaboutwhat other uses youwill be using the garage for aside fromparking your car. Will you also use the garage as a workshop,utility room or play area?

Below is a list of things youwill need to consider or look forwhenshopping for garage doors or looking at newhouses with garageswhich I pulled off of Lowe’s website.

1.Garage Door Size. Garage doors are available to fit virtuallyany opening.Takemeasurements and seewhat can be customizedfor you. Youmay have a garage that can accommodate only onedoor. Or maybe two. Accuracy counts and if you are unsure ofthe size you need, have a professional assist you.

2.Garage Door Styles. Since garage doors make up a largeportion of your home's exterior, the style you choose shouldcomplement the rest of your home's exterior. Windows andwindow panels are one way to add style and your own personaltouch to a garage door. Double-paned windows allow naturallight in but keep extreme seasonal temperatures out.

Another way is panel design. There are four main panel designsto choose from:

• Flush panels are flat, slightly textured panels that can be used tocomplement the surrounding wall area without drawing toomuch attention to the door itself.

•Long-raised panels give depth and distinction to the door,while adding to the home's overall appearance.

• Short-raised panels also lend depth to the door. They are ex-cellent additions to Victorian-style homes with intricately de-tailed trim, the symmetrical facades of colonial-style homes orthe strong architectural lines of a Tudor home.

• Painted panels add more pizzazz to plain, raised panels whenthe sloped portion of the panel is painted in a contrasting color.

3. Garage Door ConstructionMost garage doors are either wood or steel. Wood garage doorsoffer a wide variety of options. You can find anything fromstandard, raised-panel designs to doors that mimic the ornatestyles commonly used on the carriage houses of the 18th and19thcenturies.Wood doors are also available in several species, eitherpaint or stain grade. But since we live on Guam, maybe woodmay not be a good choice unless its been treated.

manufacturers offer several colors out of the box. You can alsopaint the door tomatch your home.There are three distinct typesof steel doors to choose from:

1. Single-Layer Garage DoorsSingle-layer doors are stampedfrom a single sheet ofgalvanized steel. These are usu-ally the most economical of allsteel doors.

2.Double-LayerGarageDoorsDouble-layer steel doors have agalvanized steel skin on the out-side with a thick layer of eitherpolystyrene or polyurethane asa backer. The backer providessoundproofing and additionalinsulating value to the door.

3. Triple-Layer Garage DoorsTriple-layer doors are con-structed of the same materialsas double-layer doors with theaddition of a galvanized skin onthe inside to protect the poly-styrene / polyurethane fromdamage.The additional layer ofsteelmakes triple-layer doors the strongest,most secure andmostsoundproof of all garage doors. These are also available withthicker insulation for greater R-value (a measure of thermalresistance).

4. U.S. Standard vs. Non-U.S. Standard. In a recent discussionwith a colleague, I found out that many of the homes may nothave garages that are U.S. standard. Some new homeowners arefinding out that after 6 – 8months, themechanicalmechanismsare showing signs of rust and operation of the garage doors arefaltering. It would be best to look at U.S. Standard materials. Itmay cost a little more, but the quality and durability are worththe price.

5.Garage Function:Workshop or Living AreasMore andmore homeowners are using their garages as extensionsof their living space: as children's play areas, workshops, hobbyareas, laundry rooms and more. As the activity in the garageincreases, so does the need to maintain a constant, comfortabletemperature in this space. Of all the areas in our homes that we

look to have energy efficiency, the garage door is sometimesmissed. Here are some tips for choosing the right garage door for“additional living area” purposes.

• Good insulating qualities. Look for a door with an R-value ofat least 3 inmoderate to temperate climates. In harsher climates,go up to an R-value of 10.

• Weather seals between the sections. The seal may be designedinto themating surfaces of the panels, or itmay be in the form ofgasket material that compresses when the door is closed.

• A bottom seal / threshold. If the door doesn't come with abottom seal standard, you can always add one to keep drafts andrain out.

Guam has a few companies listed in the Guam Phone Book.Check under “garage doors” and give those companies a call. I’msure they will be able to customize a quality product for you andyour home.
