OVERVIEW– Summary of Opportunity
LOCATION– Carter’s Crossing There is a great opportunity to take advantage of the local market along Rt. 17 in south Stafford County, Virginia, considering the limited amount of competition and high population in the area. This site is conveniently located at the major intersection of I-95 and Warrenton Rd., and near the entrance to a housing subdivision with approximately 1,162 homes (see exhibit on page 9). The site position and location would be advantageous due to the great visibility, signage opportunities, and easy access. Stafford County is the 2nd fastest growing county in the state of Virginia (2009 U.S. Census Bureau); Stafford County was also ranked the 7th richest county in the nation as of this past year. Carter’s Crossing is expected to continue its growth, along with the surrounding area, ultimately providing more traffic and a higher daily population. Currently at CVAN one of three planned, 52,000 SF government buildings has been developed for the GSA, each building is expected to have 600 employees. In the surrounding area, there are also new developments that will contribute to daily population including: a new 190,000 SF Wal-mart Supercenter at Stafford Lakes & Falls Run Centers and Silver Companies mixed use development - Berea Market, featuring Aldi Supermarket, 7-11, and Union First Market Bank. The demographic information for this site shows strong future growth, but doesn’t consider other relevant information. The population numbers do not account for the 4,000 + daily Geico employees, the 1,000 students that attend University of Mary Washington College of Graduate and Professional Studies, nor the 500+ students that attend Strayer University. Any business will be able to provide a much needed service to the 5,000 or more persons that work and study within a mile from the site. There is a significant amount of employee/daytime population within a 5 mile radius from this site at approximately 43,416 employees, which will also promote business at this location. One other factor that provides and promotes business activity at this location is that within a half mile from the Carter’s Crossing development there are approximately 10 hotels providing nearly 1,000 rooms for tourists and travels to stay while on travel. These hotels will provide an inflow of new customers, such as the thousands of national auto brokers that come into the area weekly for Manhiem’s Auto Auction. Overall this site offers a great location within the south Stafford Virginia market because of the significant daily population, high household income, large residential communities, high traffic counts and strong projected growth.
