Property Sales May Property sales were 35, down -25.5% from 47 in May of 2014 and 6.1% higher than the 33 sales last month. May 2015 sales were at their lowest levelcompared to May of 2014 and 2013. May YTD sales of 162 are running -5.3% behind last year's year-to-date sales of 171.

Prices The Median Sales Price in May was $1,100,000, up 4.8% from $1,050,000 in May of 2014 and down -6.4% from $1,175,000 last month. The Average SalesPrice in May was $1,386,071, up 0.8% from $1,375,699 in May of 2014 and down -4.3% from $1,448,889 last month. May 2015 ASP was at highest levelcompared to May of 2014 and 2013.

Inventory & MSI The Total Inventory of Properties available for sale as of May was 163, equal to 163 last month and down -16.4% from 195 in May of last year. May 2015Inventory was at the lowest level compared to May of 2014 and 2013. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The May 2015 MSI of 4.7 months was at its highest levelcompared with May of 2014 and 2013.

Market Time The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate amove towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for May was 124, up 9.7% from 113 days lastmonth and up 51.2% from 82 days in May of last year. The May 2015 DOM was at its highest level compared with May of 2014 and 2013.

Selling Price per Square Foot The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impactedby the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The May 2015 Selling Price per Square Foot of $669 was down -3.5% from $693 last month and down -2.9% from $689 in May of last year.

The lower the ratio is below 100%the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The May 2015 Selling Price vs List Price of 96.8% was upfrom 95.2% last month and up from 95.3% in May of last year.

Inventory / New Listings / Sales 'This last view of the market combines monthly inventory of Properties for sale along with New Listings and Sales. The graph shows the basic annualseasonality of the market as well as the relationship between these items. The number of New Listings in May 2015 was 51, up 15.9% from 44 last month anddown -12.1% from 58 in May of last year.
