While I feel the addition of these new homes has many positive points, I know we all have many questions on how this will impact our neighborhood and about the buildings themselves. We have been invited to attend a community meeting regarding rezoning at Candlewyck Baptist Church on Thursday, February 19th. Anyone interested in asking questions should attend. Pond contract and landscape contracts have been renewed. Cost for these two contracts to remain approximately the same as last year. We hope to be reducing the natural area at the Providence Rd entrance. This project will be addressed in 2016 due to cost of other projects Trial erosion will be addressed in the spring Trail fence entrance on Lawton Bluff has been repaired. The clubhouse is a spacious large room and is beautifully remodeled and comes complete with a full kitchen, WiFi and TW Cable TV. You must be 25 years old to rent and the actual homeowner must write the checks. Non-resident fee is $250 with a $250 deposit. HOA Board MeetingMinutesJanuary 5, 2015

Present:  Carry Swan, President, Anna Smith, Vice president, Frances Ringley, Brandi Hooven, Gregg Swindlehurst, Lisa Clouse, Anna Greer, Susanne Sweeney.

Carry opened the meeting.  He reported that Meritage Homes had received zoning from the city that they will be able to have a main entrance from Providence, and not on Lawton Bluff.  They are still interested  in communication with our community

Club house--Lisa reported on club rentals for January.  The club kitchen is in need of a new stove.

Anna Greer said that her mother in law has one for us.  Lisa will look into that.  Also, pool committee needs to be contacted to clean out storage to make room for Christmas decorations.

Architecture-- Gregg reported on progress with notified homeowners.  An up-dated  list of homes  is needed for coming year.  Brandi will look into this.

Social Committee--Anna did not have any report.

Pool Committee--unable at attend.  Carry will call and see if the committee could meet to take care of the storage problem.

Architectural Control Committee (ACC) Update – January 2015

The ACC is currently performing the initial 2015 survey of the neighborhood to identify any property issues that do not meet neighborhood standards. Letters requesting that property owners address these issues will be distributed. The two current issues in the neighborhood are removal of leaves from front yards and locating garbage/recycle bins out of view from the street. Your cooperation in improving the appearance of Candlewyck is appreciated.

The ACC consists of volunteer homeowners that are appointed by the Board to perform the responsibilities of neighborhood property control detailed in the Bylaws and the ACC Guidelines. All communications with the ACC are by e-mail ([email protected]) or by U.S. mail (7151 Candlewyck Lane, Charlotte NC 29226). The ACC Bylaws and Guidelines including all of the forms and standard letters used by the ACC are available on the ACC page of the CHA website (www.candlewyckhomes.com). The goal of the ACC is fair and consistent implementation of the

neighborhood standards. The ACC is currently looking for two volunteers to assist in these important responsibilities (only involves a few hours per month of your time).

The ACC is also responsible for approving all external modifications to properties (excluding the patio homes). All modifications (painting, garages, carports, siding, roofs, awnings, decks, fences, storage buildings, etc.) must be submitted to the ACC for approval prior to starting the work. The Architectural Modification Submittal Form is available on the CHA website.
