Persons Employed in the Cairns Region

ABS headline figures for the Cairns Region (inclusive of Cairns, the Cassowary Coast, Douglas and the Tablelands) estimate that there were 114,700 persons employed during April 2017, compared to a headline estimate of 115,900 persons employed during March 2017. When analysed in more reliable trend terms, employment has shown strong trend growth over the last twelve months. Even so, those increases may now be starting to taper. The number of persons employed reached a seasonally adjusted trend level of 116,800 in April 2017, up 7.2% since April 2016. N.B. The ABS Labour Force figures are estimates derived from a sample survey of only about 500 Cairns Region residents, and hence are subject to a potentially large margin of error. Neither the headline nor the trend estimates should be interpreted as precise values.

Cairns Region Unemployment Rate

The Cairns Region’s notoriously volatile headline unemployment rate came in at 6.7% in February 2017, an apparent rise from 5.4% in March 2017. Despite strong employment growth, the trend in the region’s unemployment rate appears to be also temporarily increasing, due to more jobseekers coming out of the woodwork to look for work. We estimate a seasonally adjusted trend unemployment rate of 6.3% in April 2017, which is a very significant improvement from its April 2016 trend level of 9.2%. N.B. To be counted as ‘unemployed’ in the ABS Labour Force survey you need to not have a job and be actively seeking work. People who do not have a job and are not actively seeking work are not counted as unemployed, they are regarded as ‘not in the labour force’.

Airport Passenger Numbers

Domestic terminal passenger trends at Cairns Airport are maintaining all-time record highs, while strong year-on-year trend growth continues to occur in international terminal passenger numbers. Over the twelve months to April 2017, passenger numbers have increased in trend terms by 4.1% at the domestic terminal, 7.8% at the international terminal, and 4.6% overall. Cairns Airport notes that the April numbers were good across all domestic airlines, with the major increases recorded on the trunk routes from Brisbane, Sydney and Melbourne. There was also steady growth across all international direct flights on the network, with the Japan routes continuing to perform well during April following their record month in March.

Property Prices

Our latest analysis shows that median property prices have increased, but our interpretation is that this increase is largely compositional, due to sales at the cheaper end of the market slowing in volume more than the mid to upper segments. Our view is that prices at the individual property level are at best holding and in some cases slightly reducing. Current median prices sit at $415,000 for a house, $230,000 for a unit, and $225,000 for a block of land. N.B. The median property price is the actual sale price of the middle-priced property from the list of properties sold each month. Movements in median prices do not necessarily equate to movements in individual property values.

Property Metrics

A softening in real estate market conditions has seen the median time taken for listed properties to reach a sale increase from 52 days for houses sold in the twelve months to May 2016 to 59 days for houses sold in the twelve months to February 2017. The median time taken to sell a unit has also increased, from 66 days for houses sold in the twelve months to May 2016 to 70 days for houses sold in the twelve months to February 2017. The median vendor discount – the difference between the asking price first advertised on a property and its ultimate selling price – has tended to rise slightly for houses, and more significantly for units, over the time frame.

Rental vacancy rates have now indicated a consistently tight rental market supply for the past five years. The latest trend rental vacancy rates for April 2017 stood at 2.0%, for houses, 1.7% for units and 1.8% for the market overall. Coupled with the low level of new rental supply being created due to low levels of new housing construction, rental market conditions are expected to stay tight for some time.

Building approval figures for the Cairns urban area fell away significantly in the last six months of 2016, but now look to be slightly rising again, albeit from very low levels. Current conditions are indicating a trend of around 40 houses and no units being approved per month. In trend terms the March 2017 approval levels are 34.9% below those recorded in March 2016.

Special Topic: Northern Qld House Prices

House price movements in regional Queensland locations have diverged considerably of late as a result of their different economic dependencies. The Cairns median house price has increased by 14.2% between the March quarter of 2013 and the March quarter of 2017 as the tourism industry has progressively recovered. However the median house price in Townsville has reduced by 7.7% between the March quarter of 2013 and the March quarter of 2017 as a result of its greater economic exposure to mining and resources. Meanwhile median house prices have reduced by 28.8% in Mackay and 31.9% in Mount Isa over the same period due to an even higher dependency on mining and resource related activities. These results really reinforce perceptions of regional Queensland as differentiated markets linked to the opposing fortunes of tourism and mining.
