Site Constraints
The site is fairly level, mostly laid to lawn with matureshrub planting and around six trees of note. The treesalong the boundary with Westbourne Crescent areconsidered to be 'amenity trees'. The felling of any treesin a conservation area will require permission. Expertarboricultural advice will be required whether the treesare retained or not as the amount of available land forbuilding is restricted by thetree crwons and rootssystems (zone of influence).
The site is overlooked by the neighbouring dwelling (No13) but a mature tree helps to screen the site from thebay windows. The design of any new dwelling wouldneed to take account of planning guidleines in relation toright of light (see diagram above).
The site is partially overlooked by the neighbour to thenorth. The location of any new dwelling would have torecognise planning guidleines in respect of privacy andoverlooking.
The site extends beyond the enclosed garden to includethe sloping wooded bank down to Ty Mawr Road. It islikely that building on this bank will be resisted by theplanning authority.

Revised Design
Following discussions over the first proposals wehave looked again at the design.
The form, mass, scale, and language of thedwelling remains the same but internal sspaceshave been re organised to take account of thefollowing:
Barry's study to be on the ground floor facing theprivate back garden and to be accessible withoutcirculating through other living areas
The living room to be a private 'haven' so thataccess is not required through the otherreception areas
The day room to contain the kitchen and diningareas, with flexibility to accommodate largefamily gatherings
The cloak room to be less visible from the lobby
Main Changes
The living room now takes the central position onthe ground floor, with relaxing views out over thewater feature.
Adjacent to the living area is the study, whichhas plenty of wall space for bookshelves, and alovely corner window so that Barry can 'connect'with life elsewhere in the house and at the samehave private space.
The dayroom or family room is now much largerand has been enhanced with a diningconservatory or sun room. This now means thatall the family can enjoy being together on thesunny side of the house with protected outdoordining possible under a verandah or pergola.

Design Principles
The proposed dwelling is simplemodern and sustainably designed.
Rectilinear forms are easilyprefabricated and assembled foreconomy and efficiency.
Use of large high performance glazingunits transmit light but require solarshading and control - the use ofoverhangs and louvres is necessaryto reduce the risk of overheating insummer.
The use of a reflecting pool can adddelight and more reflected lightdeeper into the plan. If safety is aconcern the 'infinity edge' can bemodified to a more straightforwardenclosed pond.
The stair design is indicative only -any type of stair arrangement orbalustrade design can be suggested.
The suggested materials shown arerenewable and low maintenance.
Lifetime Homes standards are metwith the exception of a shower roomon the ground floor.
The legible design and hierarchy ofprivacy will ensure Secured By Designstandards are met.
Fabric first energy efficiencies can beachieved with the design which willenable close to zero carbon usagewith the addition of pv cells.
