And did you know that approximately 30% of all homes for sale in America end up

number out of a hat though. It took me over a month of number crunching to discover

Why did it take me so long to figure out?
Well, the Realtors Association keeps expired listings statistics private from the public in
order to maintain trust among home sellers. The association collects data on houses,

homeowners information, transactional data, property tax data, zoning data, foreclosure
data, and expired listing data.
All of this information can be freely found on the internet in many other places, except
for the expired listings statistic and some transactional data. They guard that data

The Realtors Association is setup to protect consumers and agents by creating a safer
marketplace to conduct transactions. So, while their intentions are to protect agents by
hiding this expired listings data, they’re actually protecting a HUGE pool of
unqualified realtors in the process.

Secret #1: Probability of Success

The first and most important performance metric is known as the Probability of Success
Indicator. If ACTUALLY selling your home and avoiding the expired listings is your plan
you want this number to be as close to 100% as possible. It represents the probability of
the agent getting the job done!
A low number in this category is a HUGE RED FLAG. Believe it or not, there are
agents out there that have a 0% chance of actually selling your home. Would you
like to know that before you hire them? I’M CERTAIN THEY’RE NOT GOING TO LET
YOU IN ON THAT SECRET!
Secret #2: Equity Preservation Indicator The second Key Performance Indicator is called the Equity Preservation Indicator. If you are after top dollar for your home, you need this number to be as high as possible.
It is a reliable indicator of the agent’s ability to price homes accurately and defend their value during negotiations. When you compare this indicator among agents or an area average, you will get an approximation of how much of your home’s equity could be preserved by using a particular agent versus other agents in your area.
For Example:
Agents look at the recently sold comparable properties, expired listings, and current
homes for sale in your area to determine a probable selling price for your home. Let’s
assume that selling price is $400,000. If one agent’s Equity Preservation Indicator is
99% and another agent’s is 92%, then you’re looking at a 7% difference between the
two agents.
If you take that 7% and multiply it by the probable selling price of $400,000, you’ll notice
a $28,000 difference between the two agents. THAT $28,000 IS YOUR EQUITY!
So, I ask you, what is 7% of your home’s value? I’m sure it’s a lot!
Here's some even better news!
According to Zillow “The median price of homes currently listed in the United States is
$275,000 while the median price of homes that have sold is $238,800.” If you divide
238,800 by 275,000 that gives you 86.8% equity preservation indicator. That is 10% –

12% lower than my preferred agents in that price point. So to go with 7% is
conservative.
Can you see how this information is valuable?
A low number in this metric can be an indicator that the agent doesn’t know how to price
a home correctly, is weak at negotiating, allows the homeowner to dictate an unrealistic
price, or worse, misrepresents the home’s value as a way to entice the homeowner to
do business.
(I’m sorry to say the last one frequently happens, and it’s at your expense.)
As a homeowner, you want to avoid a low number in this category, or you will be
set up for failure, lost equity, and wasted time.
Secret #3: Time on Market Indicator The third and final performance indicator is called the Time on Market Indicator. If getting your home sold as quickly as possible is your priority, you’ll want this to be as low as possible. If the agent prices homes accurately and markets them effectively, you will see a low number for this metric when compared to other agents in your area.
A high number for this metric is a reliable indicator that the agent over prices homes,
does a poor job marketing the property, or possibly both. This is an important metric
that you need to be aware of because too often, homeowners unknowingly hire
agents with extremely high Time on Market Indicators.
This mistake ends up putting homeowners in unforeseen time constraints when their
houses are taking too long to sell. This forces them to accept below market value offers
because they now have a deadline or somewhere else they need to be.
