REAL ESTATE WEEKLY Top 10 Home Décor Secrets of a Professional Stager D id you know that adding greenery into a room or using art work as a focal point are some secrets pro- fessional home stagers use to help sell- ers get top dollar for their house? These are just two tricks from Patti Houston, founder of Fluff Design & Décor and Rent Fluff, a showroom filled with contempo- rary furniture, art and accessories for rent or purchase. Now you too can have a home that looks like it came off the pages of a magazine. Houston offers inspiration to take your home from drab to fab with 10 easy tips. Top 10 Staging Secrets to Give Your Home the Wow Factor 1) Use oversized art for impact: To provide character in a room, hang large- scale art pieces. “A piece of art can bridge architecture and decor,” adds Houston. “If you are on a budget, use great oversized prints.” 2) Make sure secondary art supports the main piece: “The secondary pieces really should support the main piece,” says Houston. “For instance, if you have a large abstract with a floral theme, then your secondary pieces should be abstract.” 3) Hang art no more than 60 inches from the floor: One of the biggest mis- takes Houston sees over and over again is art hung way too high. “The centre of the image should be at eye level,” she adds. If your home’s like most, the art is hung in a high line circling each room. That’s a mistake. “Art displayed creatively makes it stand out more and shows off your space,” Houston says. 4) Choose accessories to support your art: Look at your art, figure out the pre- dominant colour and coordinate your accessories in a “whisper of the other colours,” recommends Houston. 5) Use neutral-coloured furniture and add a pop of colour: “Oatmeal and grey go with just about any décor,” says Houston, adding that the trick is to change pillows and accessories with the seasons. When adding accessories, consider not just colour but also mixing edgy or tra- ditional metals – such as gold, brushed nickel and silver – to take a room from dull to fabulous. 6) Every property has a “kick off” colour to start from: If you have deep red mahogany floors, for example, don’t add clashing orange accessories. “You have to make sure that everything you add into the space embraces the tone of the floor or the walls.” In one recently staged home, the owners installed high-gloss candy apple cabinetry. For that kitchen, Houston toned down the accessories, opting for cream tones. 7) Don’t overdo accessorizing: “Coco Chanel once said ‘accessorize your out- fit and then take one piece off’,” says Houston. “It’s very easy to go from beau- tifully accessorized to looking like a stor- age room.” 8) Address focal points: A room’s focal point is what your eyes are naturally drawn to when you walk into the room. Many rooms have built-in focal points: a window with a view, for example, or a fireplace. If your room doesn’t have a built-in focal point, create one with a large piece of furniture, art or a large mirror. 9) Don’t compete with a view: If your home is fortunate enough to have spec- tacular views, let those be the focal point and decorate to that view. 10) Use greenery in every room: Big plants, whether succulents, ferns or topi- aries, add to the look and energy of a room. “If you aren’t a green thumb, there are great quality fake trees,” she adds. “Fresh flowers always add a nice touch.” If you follow these 10 tips, your home will a beautiful place to live – and as a bonus, it’ll already be staged perfectly when you come to sell it. Top 10 Home Décor Secrets of a Professional Stager

Did you know that adding greenery into a room or using art work as a focal point are some secrets pro-

fessional home stagers use to help sell-ers get top dollar for their house? These are just two tricks from Patti Houston, founder of Fluff Design & Décor and Rent Fluff , a showroom fi lled with contempo-rary furniture, art and accessories for rent or purchase.

Now you too can have a home that looks like it came off the pages of a magazine. Houston off ers inspiration to take your home from drab to fab with 10 easy tips.

Top 10 Staging Secrets to Give Your Home the Wow Factor

1) Use oversized art for impact: To provide character in a room, hang large-scale art pieces.

“A piece of art can bridge architecture and decor,” adds Houston. “If you are on a budget, use great oversized prints.”

2) Make sure secondary art supports the main piece: “The secondary pieces

really should support the main piece,” says Houston. “For instance, if you have a large abstract with a fl oral theme, then your secondary pieces should be abstract.”

3) Hang art no more than 60 inches from the fl oor: One of the biggest mis-takes Houston sees over and over again is art hung way too high. “The centre of the image should be at eye level,” she adds. If your home’s like most, the art is hung in a high line circling each room. That’s a mistake.

“Art displayed creatively makes it stand out more and shows off your space,” Houston says.

4) Choose accessories to support your art: Look at your art, fi gure out the pre-dominant colour and coordinate your accessories in a “whisper of the other colours,” recommends Houston.

5) Use neutral-coloured furniture and add a pop of colour: “Oatmeal and grey go with just about any décor,” says Houston, adding that the trick is to change pillows and accessories with the seasons. When

adding accessories, consider not just colour but also mixing

edgy or tra-ditional

metals – such as gold, brushed nickel and silver – to take a room from dull to fabulous.

6) Every property has a “kick off” colour to start from: If you have deep red mahogany fl oors, for example, don’t add clashing orange accessories. “You have to make sure that everything you add into the space embraces the tone of the fl oor or the walls.” In one recently staged

home, the owners installed high-gloss candy apple cabinetry. For that kitchen, Houston toned down the accessories, opting for cream tones.

7) Don’t overdo accessorizing: “Coco Chanel once said ‘accessorize your out-fi t and then take one piece off ’,” says Houston. “It’s very easy to go from beau-tifully accessorized to looking like a stor-age room.”

8) Address focal points: A room’s focal point is what your eyes are naturally drawn to when you walk into the room. Many rooms have built-in focal points: a window with a view, for example, or a fi replace. If your room doesn’t have a built-in focal point, create one with a large piece of furniture, art or a large mirror.

9) Don’t compete with a view: If your home is fortunate enough to have spec-tacular views, let those be the focal point and decorate to that view.

10) Use greenery in every room: Big plants, whether succulents, ferns or topi-aries, add to the look and energy of a room. “If you aren’t a green thumb, there are great quality fake trees,” she adds. “Fresh fl owers always add a nice touch.”

If you follow these 10 tips, your home will a beautiful place to live – and as a bonus, it’ll already be staged perfectly when you come to sell it.

As Vancouver’s top selling luxury real estate agent for the past 20 years and with over $500 million in residen-tial sales in just the past fi ve years alone Malcolm Hasman is recognized as one of the top selling luxury real estate agents in North America. With his passion for luxury properties Malcolm has recently purchased a prime view residence in the Trump International Hotel & Tower Vancouver for his family to enjoy.

“What attracted me was the Trump brand and their unparalleled passion for developing World Class luxury hotels

and residences off ering fi rst class ser-vice and amenities which are truly in a class of their own.

Vancouver’s most anticipated and luxurious tower is set to become the city’s premier landmark address. Nestled amongst the soaring towers of Vancouver’s Golden Mile, the Trump International Hotel & Tower Vancouver features 147 hotel suites and 217 pri-vate residences.

The impressive residences will off er the most desirable of contemporary high-end living in the heart of the best couture shopping, fi ne dining and enter-tainment. Twisting high above the city’s celebrated West Georgia Street, the opulent homes range in size from 644 to 4,700 square feet.

Each is showcased by unsurpassed premium fi nishes, endless panoram-ic views, expansive open plans and the inspiring Arthur Erickson design. Epitomized by the fi nest level of ser-vice, sophisticated details, and supe-rior elements one expects from a Trump development, residents will revel in Vancouver’s most coveted address.

Residents of this striking 63-storey glass high rise will be able to enjoy all that the world class hotel has to off er, including a Champagne Bar, the

city’s fi rst hotel Pool Bar and Nightclub, fi ne Chinese Dining Restaurant, world renowned Trump Attache Service, door-man and concierge and valet services.

“Residents will have exclusive access to chauff eured Rolls Royce rides and private jet hours by London Air Service,” says Irene Quan, marketing and communications manager for Trump International Hotel & Tower Vancouver. “Sales have been extremely brisk; with more than 80 per cent of the residences already sold.”

In addition, Equinox, the leader in high performance fi tness, will open adjacent to Trump Vancouver. The inter-nationally acclaimed facility will off er many programs, including innovative signature programming such as Barre Burn, MetCon3, Shockwave, Elimin8tor and Precision Running.

“Off ering residents and guests access to fi rst-class dining and entertainment puts Trump Vancouver at the fore-front of luxury in Vancouver,” says Donald Trump Jr., Executive Vice President, The Trump Organization. “Alongside Trump Spa by Ivanka, London Air Services and Rolls-Royce, we are proud to add Equinox, Mott 32 and Drai’s to our roster of unparalleled amenities.”

Joo Kim Tiah, CEO and President of Holborn Group, the developer of Trump International Hotel & Tower Vancouver along with TA Global Berhad, agrees with Trump.

“As a local developer, we are thrilled to bring these renowned brands to Vancouver for the fi rst time,” he adds.

The most luxurious brand - - comes to Vancouver TRUMP

The exclusive Trump International Hotel & Tower Vancouver Sales Centre, located at 1139 West Georgia Street, Vancouver, is open from 11 a.m. to 5 p.m. daily, except Fridays. For more information or for a private viewing, call 604-568-7888, e-mail at [email protected] or visit www.trumpvancouver.com. The residences are slated to be complete by summer 2016.
