The top local home builders took the spotlight recently with the presentation of the 2011 Pick of the Parade and Distinctive Plan & Design awards. More than 225 people attended the HBA’s Fall Awards Ceremony at the Kansas City Club, October 5, as the awards winners were announced.

Each fall local home builders compete for top honors in the awards competitions held in conjunction with the HBA’s Parade of Homes. The annual Parade provided consumers the opportunity to visit

HBA members came out in full force for the 2010 Annual HBA Golf Tournament on Friday, June 9th at the Falcon Ridge Golf Club in Lenexa, KS. Renewed interest in the tournament was gratifying for everyone involved with 144 golfers and a portion of the proceeds benefiting two important charities. The Salvation Army and Hillcrest Transitional Housing were presented with checks from Home Builders Association Foundation Fund to support their important work.

The day started with a continental breakfast and registration where golfers could purchase mulligans and skirts to raise extra money for the charities on hand. A putting contest sponsored by The Kansas City Star where the winner brought home a new putter.

To spice up this year’s event, co-chairs Tommy Angotti (Factory Direct Appliance) and Deb Swearingen (Pinnacle Bank) offered games throughout the day to keep golfers entertained. The longest drive, longest putt, and everyone’s favorite hole, where golfers could opt to put on a skirt and tee off from the women’s tee box. Finishing the day was a lunch and awards ceremony where checks were presented to the charities and tournament winners.

NAHB Chief Economist David Crowe provided a Housing and Economic Outlook seminar for HBA members at a special september membership luncheon. Crowe expects late 2012 to begin a gradual recovery with 2013 moving toward a sustained recovery. Crowe’s outlook indicates 2011 starts being 10 percent off 2010’s mark nationally, while 2012 year over year starts increase 17 percent followed by a 45 percent increase in 2013.

“It will be an incremental recovery that you won’t even notice,” said Crowe.

Crowe noted a few bright spots in the economy that will set the table for a recovery. First, household debt as a percentage of disposable income has decreased as consumers have deleveraged. After peaking in late 2007 and early 2008 at around 130 percent, debt burdens now are at 114 percent. second, Crowe highlights a housing shortfall of one to two million households. This pent up demand will soon need to be relieved as families change and doubling up households diminish. Third, house prices are returning to normal. Nationally, prices have returned to a traditional 3.2 house price-to income ratio that was average during the 1990s before the housing boom and peaked at 4.7 in 2006. Locally the ratio peaked at 3.1 and is now at 2.3, a notch below the 2.4 average in the 1990s.

Approximately 7,000 visitors saw hundreds of exhibits & met the experts of home improvement as the season changes to autumn. This event was presented by the HBA and sponsored by Ferguson, Kansas City’s supplier for faucets, fixtures, appliances and lighting.

Highlights included presentations by Jennifer Bertrand, HGTV Design star winner, Kansas City’s local celebrity who continues to bring color and design to any environment. Visitors gained insight into the real estate market from nationally recognized HGTV Designed to sell star, Terry Haas.

Teams comprising more than 20 industry professionals consisting of home builders, architects, interior designers and other construction trades from outside the Kansas City metro area canvassed the region, september 30-October 1, to evaluate the entries. Homes competed in categories based on price range. Thirteen Grand Award winners were selected, and fourteen Runner-Up honors were awarded for the Pick of the Parade. The Distinctive Plan & Design Awards competition had thirteen first place winners and fourteen second place winners.

Testifying before the Joint Economic Committee in Congress this week, Federal Reserve Chairman Ben Bernanke specifically acknowledged housing’s role in economic recovery and job growth and the challenges facing builders in today’s market. “The housing sector has been a significant driver of recovery from most recessions in the United states since world war II,” he said. “This time, however, a number of factors -- including the overhang of distressed and foreclosed properties, tight credit conditions for builders and potential home buyers, and the large number of ‘underwater’ mortgages -- have left the rate of new home construction at only about one-third of its average level in recent decades.”

Clearly, Chairman Bernanke understands the contributions that builders can make to the economy

when given the chance, and throughout his tenure he has been willing to meet with our leadership on a regular basis to receive updates from us on the state of the housing market and discuss our concerns. Building on this solid relationship, we are pleased to announce that the chairman recently accepted an invitation to speak at our Board of Directors meeting to be held during the International Builders’ show in Orlando this coming February. Registered IBs attendees will be welcomed as part of the audience on a first-come, first served basis when the chairman speaks on Feb.10.

“For a long time we’ve known that our third-party green certification conveys tangible, financial benefits to a home and its occupants,” Luzier said.

“Specifically referencing this type of national certification in the valuation process finally provides a way for appraisers to recognize and benchmark that value.

“we also appreciate the fact that energy efficiency upgrades and certifications are captured separately from whole-house green certifications. Energy efficiency is only one portion of the green equation, so to get the true value of a green home necessitates it being appraised beyond just its energy attributes.”

Home owners, sellers, buyers, refinancers and realty agents don’t have to wait for an appraiser to use the new form. They can download it at no cost and ask that it be made part of the appraisal submitted to the lender. This will also help ensure that the appraiser uses the best and most accurate

Representing major headway in gaining fair appraisals for green homes, the Appraisal Institute has introduced a new form to help analyze values of energy-efficient home features.

The first of its kind, the three-page Residential Green and Energy Efficient Appraisal Addendum is intended to be used by appraisers and is designed to be attached as an optional addendum to Fannie Mae Form 1004, the appraisal industry’s most widely used form for lending purposes.

“This addendum is another example of how the Appraisal Institute is at the forefront of real estate valuation,” said Appraisal Institute President Joseph C. Magdziarz. “It will help the industry standardize the way residential energy-efficient features are analyzed and reported.”

NAHB has long advocated a better system for taking into account green home features during the home appraisal process.

Historically, there has not been a consistent process in place for the lending community to differentiate between homes that feature

energy- and water-saving techniques, greater durability and other green aspects from homes that do not.

These features contribute to the value of a home because they can dramatically reduce monthly utility costs, which represent a significant expense for home owners.

The new addendum was designed to enable appraisers to better identify and classify green features, with a goal of establishing the most accurate assessment of the value of the homes that have them.

Over time and as it becomes broadly used, the addendum is also expected to help establish the incremental value of specific features on a comparative basis.

“we hope this new form will be a big step toward establishing more accurate home valuations that recognize all of the key features of a home,” said Kevin Morrow, senior program manager of green building programs at NAHB.

“Green homes can offer significant cost savings to home owners over a comparable home built to code, so we are pleased

that this new form will finally provide a vehicle to demonstrate some of these key differentiators,” he said.

The form allows users to report on energy-efficient items such as windows, appliances and insulation; to list any applicable energy ratings; and to note the home’s average utility costs—demonstrating any savings to the home owner.

Green features are also among the items included in the new form, most notably, in a section that allows users to indicate if the home has been certified to the National Green Building standard.
