Revenues & Expenses (A SERIES OF ARTICLES IN BMHA FINANCES)

Did you ever wonder how much money is generated from the homeowners’ and where the money goes? In this and the next few issues of the Brook Meadows Homeowners Association (BMHA) newsletter we will share with you the income and expenses of the BMHA.

There are 136 homes in our mandatory BMHA. The dues for the current year were set at $275 per household. If everyone paid, we would generate $37,400. But alas, not everyone pays (who knows why?). So believe it or not, we don’t have a firm grasp on our income. Based on history we budget income for 132 households resulting in estimated income of $36,300.

The budget, posted on the web site, reflects other small amounts of income. Generally, this income is offset by the cost. For example, did you know that each time a home sale occurs BMHA issues a Resale Certificate? Research and issuance of this certificate costs the Association money (about $75 per transaction). This cost is passed along to the buyer/seller and is reflected in the budget as income.

Focusing just on the $36,300 from dues, this seems like a lot of money right? Where does it go? Next month we’ll cover the expense side of the equation. In future issues we’ll compare BMHA dues to other neighborhoods and project future expenses.

If case you were wondering, homeowners not current on dues are subject to penalties and obscene interest rates (see web site for details). Based on the recent Texas Legislation, the Board has now offered to anyone in arrears on their HOA dues the option of a payment plan to get back to being current.  If any homeowner chooses not to do a payment plan they will have difficulties when/if they decide to sell the house.  You cannot close escrow without a certificate of resale issued by the Board which would not be issued until all past dues and fees have been paid in full.

Sally Wheeler is proud that her younger brother, Captain Justin R. Brown, volunteered to go to Afghanistan. He is being deployed the first week of August. He joined the Marines shortly after

Graduation from A&M University and successfully trained

as a helicopter pilot. His parents, another sister, and the Wheelers support him with prayers and good thoughts.

Congratulations to Howard & Angie Wixson, as they welcome Zoie, a Tibetan Spaniel, who will be 2 years old in December.

From Across the Pond - 3809 Colleyville Blvd, Colleyville - This little British styled restaurant serves traditional English and American dishes, and the “pub” monikor really doesn’t fit that well. Most importantly however for the Brook Meadows LT’ers - it’s BYOB with a twist. Right now they serve free beer and wine. August 28th, our last “inside” event of the year.

Say hello to the Ehringer familyJune saw the arrival of Brian and Kari Ehringer and their two

sons to 4604 Shadycreek. Kari was born in Vernon, TX. and Brian hails from Indiana. They come to us from San Diego but have been bouncing between Texas and other states throughout their careers. Brian is the area business director for Johnson & Johnson and Kari is the lead pharmacist with Express Scripts’ infusion operational support, specializing in education and training. Nicolas, 16, is thrilled to be back in Texas since he has wanted to attend A&M since he was a toddler. He will be attending Grapevine HS while brother Cameron, 14, will go to Colleyville Heritage. When they are not busy attending golf, basketball, football and baseball events with the boys, Brian enjoys working out and playing golf and Kari finds a quiet corner to read.

TILAPIA & RICEIngredients:• Jasmine Rice, cooked per the package to serve 4• 4 Tilapia fillets, rinsed and dried• 2 T olive oil• 12 oz panko bread crumbs• salt and pepperDirections: Preheat oven to 350 degrees.   Prepare Jasmine Rice per the package to make 4 servings.   Rinse and dry tilapia fillets and rub each one with olive oil.   Dredge through the panko break crumbs, pushing with your fingers so it sticks.   Add a little extra olive oil onto your pan and place the breaded tilapia on it.   Season with salt and pepper and bake in the oven for about 20 minutes or until done.

LEEK AND CILANTRO SALADIngredients:• 2 leeks, green tops discarded, sliced in half, rinsed and

patted dry• 2 bunches cilantro, rinsed and dried• 2 T rice vinegar• 1 T butter• 2 T olive oil• Salt and PepperDirections: Chop off the green tops of the leeks and slice in half, which makes cleaning easier.   Remove all sand and pat dry.   Slice the leeks and add to a saute pan with the 1 T of butter.   Saute until tender, remove from heat and cool.   Meanwhile, pick the clean cilantro leaves off the stems and add to a bowl.   Add the cooled sauted leeks, rice vinegar, olive oil and season to taste with salt and pepper. To assemble: Start with a bed of jasmine rice, then the baked tilapia and topped with the delicious leek and cilantro salad.   Serves 4.

This is just a yummy dish!   Oven baked tilapia is a good staple.  I breaded mine with panko for a really light and crunchy texture.  But what sets this recipe apart is the leek and cilantro salad on top.   Served over a bed of jasmine

rice, this is the perfect summertime meal.

Last Tuesday – June Recap!

No kidding Momma Mia Mi Dia, everyone was in the moodyesterday, we had somewhere in the vicinity of 35 folks show

up, and we patio’d at who knows what temperature, defineatly over 105! Tough group! The restaurant was...overwhelmed with business (another

group had 70), but I thought they hung pretty tough anyway.

Thanks to all the newbies that showed up, hope we didn’t scare you off. Next time we will make sure to have enough tables for all. To the recent newbies that are quickly becoming Old Bees!

You chose the right neighborhood.....sure did.
