The neighborhood area is comprised of similar style homes, built within the same approximate time period and similar size to the subject. Adequate public and private amenities such as schools parks and shopping are present, however the city of Anderson Indiana has among the lowest resale values in the State of Indiana, as well as a 12.1% vacancy rate which is higher than the State average of 10.1% according to the most recent census data The vacancy rate is higher within inner city neighborhoods such as the subject neighborhood. The city has been hit hard with high unemployment due to business/factory closings over the past 5-10 years and vacant/abandoned properties are abundant, as are sales under $20k. There is a consistent presence of REO and Short Sale activity with 48% of sales in the past 12 months being REO related. Financing is difficult in areas with nearby values under $40k due to the lack of supporting appraisal values.

What are the positives/negatives of the property? The subjects design conforms with surrounding properties in the area. The subject displays minor maintenance as noted in this report. The lawn has been cut recently and the landscaping is being maintained. The roof, gutters, siding and windows appear intact and display no visible signs of damage, however the exterior trim needs to be painted due to peeling and flaking.
