Anglesea continues the tradition of offering refined accommodation on Croon Road since it first operated as a hotel in 1832. Over the following decades, the hotel was

a popular stopover with the local upper classes travelling to London. For instance in 1861, it was recorded that Sir Ralph

Howard oen stayed here before travelling to his London home in Belgrave Square. In 1881, the hotel advertised that

it possessed a dining room, two ladies’ coffee rooms and a smoking room on the ground floor. The first floor had

12 bedrooms and six sitting rooms with working fireplaces, while the second floor had 17 bedrooms. One could have their servants housed nearby and the yard had stabling

for 12 horses.

Advertisements from the time highlighted the fact that the hotel was furnished to the highest standards, featuring

walnut and rosewood furniture, crystal chandeliers and damask drapes on the windows. Aer 1907, the building

became known as ‘The Royal Mail Hotel’ and operated until 1916, when it was then occupied by the military, housing

nearly 900 soldiers. The hotel at this time had been newly decorated and the owner, Miss Somerville, sought £60 in

compensation to make necessary repairs aer the departure of the soldiers. Since the hotel closed in 1917, the building has

served a number of uses, none of which did justice to this majestic building. Therefore Bourke Builders’ redevelopment

of Anglesea provides them with an exciting opportunity to preserve, restore and enhance this unique piece of

Dún Laoghaire’s Georgian architecture.

C O M M O N A R E A S Both the entrance and common areas of this building will be appropriately decorated and furnished to enhance the plasterwork and other features that abound in this Georgian building. The spacious circulation areas which boast high ceilings will be decorated and carpeted to a high specification. Natural light within these areas will be enhanced with a number of large, gilt-framed mirrors together with decorative elements that reflect the buildings heritage.

W I N D O W SAs sash windows are an exceptionally important feature of any period property Bourke Builders instigated an extensive programme of conservation and restoration of the original sash windows, casements and shutters at Anglesea. These large windows are one of the most distinctive features of this development which flood all the living areas with natural light. The restoration of these windows included the retention, and in some instances the reinstatement of original features, such as the windows weights, shutters and glazing bars. Decades of layers of paint were removed from the original window frames, which were stripped back to the original timber. This frame was then conserved while areas which were beyond rehabilitation were

replaced. This work was carried out in Bourke Builders specialist workshop by crasmen who have worked on a number of top quality high profile and prestigious conservation projects. The original glass has been retained where practicable and also where permissible Slim-Lite (double) glazing has been used. This glass which was used in connection with draught proofing has significantly improved the thermal and sound insulating qualities of these century old windows.

D O O R SCompliance with the fire safety regulations is imperative and in this respect some areas will necessitate new doors to be provided. Where possible the original panelled timber doors and woodwork that have been retained will be augmented with closely matching replicas. However Bourke Builders will create faithful reproductions so as to be virtually indistinguishable from the original doors. All doors will be fitted with chrome ironmongery and stainless steel hinges.

F I R E P L A C E SMany of the apartments have fire opes suitable for gas fires. Each operational fireplace will retain one of original decorative fire surrounds which originate from when the building

operated as a hotel in the mid 1800’s. These original surrounds will bring a unique charm to each apartment that echoes the buildings former use.

K I T C H E N S & A P P L I C A N C E SEach apartment will have a beautifully craed, high quality sleek, inframe kitchen which will be available in a choice of coloured finishes. This will be complimented with silestone worktops and Neff premium integrated appliances. Silestone is a combination of natural quartz and other raw materials that are extraordinarily hard wearing and resilient. These characteristics combine to create an ideal surface for kitchen countertops. The layout of each Kitchen has been carefully considered to ensure that it compliments its elegant surroundings and maximises the space. Most apartments have a utility room plumbed for washing machine with space for dryer.

WA R D R O B E S Custom made elegant wardrobes will be provided in bedrooms and will be available in a range of styles that can be configured in an assortment of storage and hanging solutions. The bedrooms of some apartments will benefit from walk in wardrobes which can also be tailored to suit the needs of each client.

Each apartment will have either a bath and shower with chrome shower doors or Jacuzzi style bath/shower enclosure. All bathroom floors and shower cubicles shall be tiled as standard. For extra comfort chrome heated towel rails are provided.

I N T E R N A L P A I N T I N G F I N I S H E S Walls and ceilings will be painted throughout and finished with emulsion paint to the clients choice of colours (this extends to a maximum choice of five colours). All joinery will be finished in satin finish oil paint.

E L E C T R I C A LGenerous power / USB points will be provided throughout each apartment together with well designed and abundant lighting. Living areas are also provided with a number of 5 amp sockets which are useful for table lamp lighting. Chrome toggle switches and sockets can be found in the living areas, kitchens and hallways. Smoke, heat and carbon monoxide detectors are fitted as standard in the kitchen, bedroom and hallways of each apartment.

H E A T I N G Each apartment will benefit from a high efficiency gas boiler to provide hot water and central heating .

L I F T / S T A I R W E L LThe original, elegant, Georgian staircase with its mahogany handrail and decorative details shall remain at the heart of this building and has been lovingly restored. A passenger li located off the main entrance area and is accessible to all floors of the main building.

S E C U R I T YEach apartment will be fitted with an intruder alarm while all access doors will be fitted with a coded high security cylinder lock.

S E R V I C E SA pressurized internal water supply will be provided to each apartment. The tank and pumps required by this system will be located in the main plant room located adjacent to the car park which is part of this development.

P A R K I N GSecure dedicated car parking space / spaces will be provided with each apartment.

Specialised restoration works to sash windows and plasterwork were required to be carried out on Georgian town houses in both Fitzwilliam Square and Baggot Street in Dublin which boasted a wealth of original features to be conserved.

One heritage project that Bourke Builders recently completed was the stabilisation of Ballysakeery Glebe in Co. Mayo, a unique Georgian building of national importance. The works carried out on this building were featured on the website of National Inventory of Architectural Heritage of Ireland and a number of national publications. Therefore based on this portfolio of past experience, Bourke Builders are indeed the custodians who will ensure that the buildings now known as Anglesea, Dún Laoghaire will endure for future generations.
