ROGER BOYER, Chairman and Founder

As Chairman of The Boyer Company, Roger serves as a director

and advisor to The Boyer Company. Under Roger’s direction

The Boyer Company has developed more than 32 million square

feet of commercial projects throughout the Intermountain West,

including office buildings, shopping centers, medical offices,

hotels, apartments, and special-use facilities. Roger has served in

numerous community organizations such as the Utah Arts Council,

Pioneer Memorial Theater (Chairman, 1984–1986), United Way

(Chairman, 1985–1986), Salt Lake Area Chamber of Commerce

(Chairman, 1986–1987), Salt Lake Public Utilities Advisory Board,

Utah Division of Business and Economic Development Board

(Chairman, 1989–1991), Economic Development Corporation of

Utah Board, Salt Lake Convention and Visitors Bureau Board,

Federal Reserve Board (Salt Lake Branch, Chairman, 2003–2005).

Currently he serves on the University of Utah Hospital Advisory

Board, University of Utah National Advisory Committee, ARUP

Laboratories Board, and is a Trustee at the University of Utah.

Roger received his bachelor of science degree from the University

of Utah in Salt Lake City, Utah, and his master of business

administration degree from Harvard Business School.

JAKE BOYER, President and CEO

Jake Boyer took over the position of President in June 2006 and

of both President and CEO in 2010. Jake was project manager of

The Gateway, a 2.1 million square-foot mixed-use development

in downtown Salt Lake City, Utah. In addition to The Gateway,

Jake also has had extensive experience in developing medical,

office, government, and retail projects for The Boyer Company.

Jake’s community participation includes serving as a Chairman of

the Salt Lake Chamber of Commerce, a Membership Committee

Chairman with the Salt Lake Chamber of Commerce, President of

Valley Services (Valley Mental Health Subsidiary) (2000–2006), and

New Vision Campaign Chair for M.I.T. Center for Real Estate. He

is a guest lecturer for Brigham Young University, the University of

Utah, the Urban Land Institute, and the International Convention of

Shopping Centers. Jake is also a member of NAIOP and a member

of the Governor’s Office of Economic Development Board. Jake

received his bachelor of science degree in finance from Brigham

Young University in Provo, Utah, and his master of science degree

in real estate development from Massachusetts Institute of

Technology (MIT) in Cambridge, Massachusetts.

DEVON GLENN, Chief Operating Officer

Devon Glenn has been the Chief Operating Officer of The Boyer

Company since 2001. He served as Vice President of Asset

Management for The Boyer Company from 1998 to 2001,

overseeing the property management division that manages

properties on behalf of The Boyer Company and other third-party

clients. The management portfolio includes medical, office, and

retail properties located in various states throughout the country.

Devon’s expertise includes property strategies, reporting, value-

enhancing opportunities, and property sales. Before coming to The

Boyer Company, Devon served as Vice President for the Prudential

Realty Group in Parsippany, New Jersey. His responsibilities

included asset management of a 1.5 million square foot portfolio

and project sales totaling $400 million. Devon was also Vice

President for the Prudential Realty Group in Houston, New Orleans,

Denver, and Los Angeles. In each location, the portfolio size was in

excess of $300 million representing 10 properties. Devon received

his bachelor of arts degree from the University of Utah and his

master of business administration from the University of Southern

California.

BRIAN GOCHNOUR, Director of Lending and Finance

Brian Gochnour has been the Director of Lending and Finance at The Boyer Company since 2000. He

oversees all aspects of construction and permanent financing as well as other financing for The Boyer

Company’s development projects. Brian has closed, on average, in excess of $200 million in financial

transactions per year for the last four years. Before coming to The Boyer Company, Brian worked in

commercial real estate lending with Zions First National Bank. Brian received his bachelor’s degree

in economics from the University of Utah and his master of business administration degree from the

University of North Carolina (UNC).

PAUL D. KELLEY, Chief Financial Officer

Paul Kelly has been the Chief Financial Officer at The Boyer Company since 1996. His responsibilities

include all accounting functions, financial reporting, taxes, and information technology. Paul is a

Certified Public Accountant and has the technical experience of public accounting as well as the

practical experience of industry accounting. Before coming to The Boyer Company, Paul worked as

Vice President of Accounting and Treasurer at JP Realty, Inc. He has also worked as an audit senior

and assistant real estate appraiser. He received his bachelor’s degree in accounting and his master of

accountancy degree from Brigham Young University.

101 TOWER Located conveniently in downtown Salt Lake City, Utah, this new building sits closest to the corner of 100 South and 200 East and has an entrance that

is oriented toward the intersection. The building, designed to service Class A office tenants, consists of a granite and glass exterior with a steel frame

and concrete construction. It is supported with on-site parking, both at grade and in an on-site parking structure. This property includes a nice plaza

terms of level of construction and finishes. The building lobby is

finished with limestone, rich hard woods, and imported Italian

granite to create a warm and inviting feel. Modern LED lighting is

found throughout the building’s common areas juxtaposing the

classical design elements with modern circular fixtures.

The tower also boasts a fitness facility for the use of tenants, which

includes a locker room area and showers. Key building components

include state of the art mechanical systems and a focus on

ONE UTAH CENTEROne Utah Center is the premier downtown office building in Salt

Lake City and an icon of the downtown landscape. The 24-story

granite and glass building houses prominent tenants, including

Rocky Mountain Power, Wells Fargo Advisors, Morgan Stanley, JP

Morgan Chase, Merrill Lynch, and Parsons Behle & Latimer. The

project includes an adjacent underground parking structure and

plaza developed in conjunction with the Redevelopment Agency of

Salt Lake City. The building received the ASHRAE Journal’s 1995

technology award for mechanical system design.

102 TOWERThe 102 Tower was originally built in 1956, remodeled in 1998, and

served as the corporate headquarters of Questar Corporation. With

Questar’s relocation, Boyer seized the opportunity to purchase,

renovate, and re-position this key piece of downtown Salt Lake City’s

office market.

The building features 206,240 rentable square feet above grade with

an additional 9,771 square feet in the basement. Upon acquisition

Boyer made a complete renovation of the building’s common areas

including a total revamping of the building’s eight-story atrium space.

Using a canyon theme, Boyer has revitalized this building and has

turned a dated single-tenant property into an exciting, modern, and

lively multi-tenant hub that is full of natural light and vibrance.

Boyer also added a fitness center and 7-level 700-stall parking

structure adjacent to the property, further reinforcing the modern feel

and bringing all the amenities associated with Class A office buildings

to 102 Tower.

Financial.

SIX GATEWAY OFFICE TOWERSix Gateway Office Tower was the final office building project at The Gateway, a mixed-use

development in downtown Salt Lake City, Utah, and serves as headquarters for Barrack

Gold. It features a brick and glass exterior with a tradiitonal flair that is reminiscent of the

nearby Union Pacific Railway station. The building has earned LEED Silver

certification.

L-3 COMMUNICATIONS AND ONE AIRPORT TECH CENTERThe L-3 Communications building, the new Headquarters for L-3 in Utah, is conveniently located at the One Airport Tech Center, a unique freeway

office park currently under development in Salt Lake City. The park is located between Salt Lake International Airport and Salt Lake City’s Central

Business District. The business park contains 80 acres with sites ranging from 2.5 to 20 acres, including sites available for build-to-suit office and leasing

CENTERPOINT MEDICAL OFFICE BUILDINGThe Centerpoint Medical Office Building was developed as part of the Healthcare Corporation of America, Inc.’s largest-ever approved

hospital project and largest Certificate of Need project approved by the State of Missouri. The building is a four-story, steel-frame

building with panelized EIFS exterior and connects seamlessly on each floor with the existing hospital. It features an I-occupancy

envelope on the first floor for the Ambulatory Surgical Center.

LONE PEAK EMERGENCY CENTERThe Lone Peak Hospital and Medical Office Building was developed for Mountain Star Healthcare as an add-on to a 2-year-old

standalone emergency department. The project is a 30-bed hospital and the first satellite emergency department in Utah. In addition

to outpatient clinics, it has a 10-bed maternity ward and four operating suites where surgeons can perform general surgeries, including

ear, nose, and throat, gynecologic, and orthopedic procedures.

AHC SKILLED NURSING FACILITIESThe Boyer Company has a good long-standing partnership with Advanced Health Care (AHC). As a result they have partnered again to deliver several

skilled nursing facilities throughout the nation. These state-of-the-art facilities offer an alternative to a nursing home for short-term recovery and

rehabilitation after surgeries and hospital care. The facilities are approximately 35,000 square feet and have 38–42 private rooms, each with a private

bathroom, along with restaurant-style dining, therapy rooms, library, salon, and whirlpool bath. They are one-story, wood-frame buildings with clear-

storey construction in the lobby, which expands the space and brings in natural light to the area. Boyer’s expertise in land selection and construction

makes the company an ideal partner to build and finance these buildings. Boyer has completed or is in the process of developing facilities in Nevada,

Missouri, Kansas, Idaho, and Colorado.

ARUP LABORATORIESThe ARUP buildings are located at Research Park in Salt Lake City, Utah, which is the premier business and research park campus

located in the foothills of the Wasatch Mountains and adjacent to the University of Utah. The first building was constructed in 1989, and

continued growth at ARUP necessitated construction of additional buildings in 1995, 2000, and 2004. Construction is steel frame with

brick and glass exterior and concrete floors. Care was taken in the design to maintain continuity in the appearance of each building,

while using up-to-date technology available at the time each building was designed.

MYRIAD GENETICSMyriad Genetics approached The Boyer Company because of its build-to-suit expertise to provide a customized development plan to

meet Myriad’s need for additional space. The original building was completed in 1996 with subsequent buildings constructed in 1999,

2002, and 2006 to meet the growing needs. The design ensured the buildings would meet the requirements of the tenant, including

highly technical systems that accommodate laboratory needs, ensure safety of Myriad employees, and also blend in seamlessly one

THE GATEWAYThe Gateway, one of the largest redevelopment projects in the

history of the State of Utah, is a $375 million project that blends

office, retail, entertainment, cultural, and residential uses into

a comprehensive mixed-use development spanning across 40

acres in downtown Salt Lake City, Utah. The project is located on

the former Union Pacific railyard in the Gateway District of Salt

Lake City and is centered around the historic Union Pacific Depot

Station which has been restored and put back into use as part of

the overall project. The entire project spans over 2 ½ city blocks

and integrates new buildings into the fabric of the downtown area

by capturing historic architectural and design elements within its

architecture. The project consists mainly of EIFS, brick and glass

systems, along with concrete panel bases to prevent extensive

wear and tear around highly concentrated pedestrian areas. The

project is centered around the Olympic Legacy Plaza, which was

built as a memorial to the Salt Lake City Olympics and is the home

of the Olympic Legacy Fountain, the Olympic Wall of Honor, and the

Olympic Plaza Brick Program.

THE JUNCTIONThe Junction, a mixed-use project that includes a 65,000 square-foot Class-A office building, has 51,000 square feet of restaurant and

retail space, Larry Miller’s 13-screen Megaplex movie theatre complex, and 92 residential units. At the south end, Boyer has built a four-

story, 65,000 square-foot office building where Wells Fargo Bank is the lead tenant together with the Ogden office of the law firm, Van

Cott Bagley Cornwall and McCarthy. The Megaplex Theatres and the Salomon Center are great anchors to the project and provide a

THE COMMONS AT SUGARHOUSEThe Commons at Sugarhouse project was a redevelopment of the

McIntyre Center. A two-level Barnes and Noble store is located

on the corner of the project, and approximately 30,000 square

feet of office space is located in two levels above retail on the

east with another 4,500 square feet of office space located on the

second level of a small retail building in the central portion. The

project has a stream feature in the center around which smaller

retail buildings are oriented. The renovated historic Sugarhouse

Post Office building and the Sprague Branch of the Salt Lake

City Library System are also part of The Commons. The exteriors

of the buildings are primarily tumbled brick to match the historic

architecture of surrounding buildings. Parking lots are internal to the

project and are not visible from the surrounding streets, giving an

upscale feel to the area.

THE DISTRICTStretching 3 city blocks, The District in South Jordan is one of the largest mixed-use developments of its kind in Utah. The 120

acres includes theatres, restaurants, retail facilities, residential housing, specialty shops, office buildings, and a great view of the

Salt Lake Valley. The project, a unique blend of design and architecture, also includes a main street shopping district, which ties

VA HARLINGEN OUTPATIENT CLINICThe Department of Veterans Affairs selected The Boyer Company to finance, develop, construct, and manage this 165,000 square-foot outpatient

clinic. Developed at a total cost of $65 million, the VA Outpatient Clinic is situated on a 6.94-acre site acquired through a long-term ground lease with

the University of Texas in Harlingen, Texas, on its Health Science Center campus and was designed to complement two recently completed medical

facilities on the campus. The clinic site is designed to maximize patient access and visitor and employee convenience and includes a 768-vehicle,

four-story parking structure. A skylight crowns a three-story atrium that greets patients, staff, and visitors as they arrive at the Clinic’s entry lobby.

The comprehensive medical functions in the clinic include six surgical suites, routine exam rooms, a pharmacy, Clinical Laboratory, and dedicated

Prosthetics, Pathology, Dental, Ophthalmology, Digestive Diseases, and Mental Health departments.

DEPARTMENT OF THE INTERIOR OFFICE BUILDINGThe Boyer Company was selected by the General Services

Administration to build a new office building and warehouse for

the Department of Interior in Billings, Montana. The new five-story

building houses some 400 federal employees who previously

worked at the now-vacated local courthouse. The building houses

offices for four tenant agencies of the Department of Interior:

Bureau of Indian Affairs, Bureau of Reclamation, the Office of the

Speical Trustee, and the Office of the Solicitor. The project includes

a 30,000 square-foot high-bay warehouse with a 35,000 square-

foot wareyard. The building is LEED Gold certified by the US Green

Building Council.

THE LINCOLN CENTERThe US General Services Administration awarded The Boyer Company a contract to accommodate an Internal Revenue Service request for

approximately 109,000 rentable square feet of office and related space, along with 350 parking spaces. The new facility fronts 24th Avenue between

Lincoln and Wall Streets and services several different business units from collections to administration with a total occupant count of 750 people. The

IRS Lincoln Center boasts a design that is reminiscent of old Ogden with a contemporary splash. The 14' lobby ceilings, 9' workspace ceilings, floor

to ceiling glass in conference rooms, large expansive windows in workplaces, creative accent colored walls, and thoughtful design make it an exciting

workplace for IRS employees. Boyer provided turnkey development services on IRS’s behalf by engaging the architect, contractor, and financier to

develop this 20-year leased facility that adds to the vibrant IRS campus in Ogden, Utah.

IRS TWIN RIVERS COMPLEXThe Twin Rivers Complex was constructed for the Internal Revenue

Service under a contract awarded through the GSA office in

Lakewood, Colorado. The project consists of a new, three-story,

brick veneer and glass building, as well as the renovation of the

existing historic Boyle Furniture Warehouse, both of which were

incorporated into the overall Twin Rivers Complex. The complex

includes development of the entire city block for on-grade parking,

pedestrian walkways, and links to surrounding blocks. Numerous

employee gathering areas and access to local bus service have

been added to the site. The Twin Rivers office building meets the

prestigious Energy Star criteria and is certified LEED Silver by the

THE DOSSIER BUILDING—IRS FILES FACILITYThe General Services Administration awarded this non-site specific,

build-to-suit, 63,000 square-foot project to The Boyer Company in

April 2009 through a competitive procurement process. The Dossier

Building is a combination document storage and office processing

facility that houses the Internal Revenue Services’s active business

tax records for the entire United States. The building is located

on approximately eight acres of land across the street from the

IRS Ogden Service Center. The Boyer Company utilized the large

setback area requirement as an opportunity to create a park-

like campus where employees can enjoy the native landscaping

and outdoor break area. This facility has garnered a LEED Gold

certification.

BOYER HILL MILITARY HOUSINGThe Boyer Hill Military Housing project includes 437 new units, 134 enhanced renovations, 428 minor renovations, and 14

historic renovations. Boyer provided the equity funding, bond financing, and overall development plan necessary to launch

and now manage this successful project. To build a complete environment Boyer created a master-plan for the community

that incorporated strategically located playgrounds, interconnected jogging trails, and major and minor amenities and that

EDUCATIONThe Boyer Company’s education development experience began

in the mid-1970s when it acquired a building and remodeled it for

the Utah School for the Deaf and Blind. More recently, Boyer has

BOYER LOTSFor the past 25 years Boyer Lots, the Boyer Company’s Residential

Division, has successfully developed dozens of communities and

known communities Boyer successfully developed and sold

include Emigration Oaks (Salt Lake City), Iron Canyon (Park City),
