    TheHelderberg area is a high-demand

    property area. Thats good news. It

    means purchasers see the benefits of

    the lifestyle offered here and want to

    moveherewith their families. This in-

    creased demand means there is posi-

    tive upwards pressure on property

    values and a market for new proper-

    ties to be constructed.

    I remember the days when Somerset

    Westwas a sleepy town.Therewashardly

    any traffic, kids played in the streets, and

    we really lived in a village.

    That has changed. Change is inevitable

    and it occurs worldwide, whether we like

    it or not.

    With the increased demand for more

    homes available undeveloped land is be-

    ing earmarked for development and

    council generally wants to increase the

    density meaningmorehomes in smaller

    areas. Its a fact of life

    We need to accept it.

    But is it such a bad thing for you and

    your property when a new development

    is proposed for your area?

    Inmost cases, no! Council, whilst want-

    ing to increase density, also has many

    checks and balances in place to ensure a

    new development enhances the surround-

    ing area and that services can cope with

    increased demand.

    For example, studies need to be done on

    the traffic and environmental impact.

    New developments have to complement

    the style, architecture, and theme of the

    suburb. Inmanycases thedevelopersneed

    to make significant financial contribu-

    tions to the upgrade of surrounding roads,

    Public comment is an important part of

    But comment should be balanced and

    the bigger picture should be kept in

    mind.

    As hard as it may sometimes be, emo-

    tion and sentiment can sometimes cloud

    our judgment.Thereality is thatdevelop-

    ment is here to stay and impacted parties

    need towork together toaddress reasona-

    ble concerns.

    When there is a reasonable and posi-

    tive approach to proposed development

    there are tangible benefits for all. Large

    unoccupied or unkempt parcels of land

    could invite unwanted elements and va-

    grants, and seldom enhance an area.

    A new development fills an important

    housing need and creates employment

    and revenue. And it must be said that a

    development needs to be feasible for the

    developer in that it needs to be profitable

    in relation to the financial risk of devel-

    opment.

    When council requirements are met

    and the developer works with the neigh-

    bours to improve the area, there is a posi-

    tive impact on neighbouring property

    values. Dont underestimate the benefit of

    service upgrades funded by the developer.

    There is a significant cost saving to the

    local council and to the ratepayer.

    Change, for themost part, is never easy.

    Butwhereaffectedpartiesadoptapositive

    approach development can have a very

    positive effect on all concerned and fill an

    important need in an area were proud to

    call home.

  • DOUBLE-CAB: TAKE ANOTHER LOOKAT THISONE FOR VALUE

    Tritonbakkiehas it all, and for less

    If there ever was the perfect all-

    round South African vehicle, it

    wouldcertainlybethedouble-cab

    bakkie.Thehumblebakkie,aswe

    fondly named it, has been around

    for close on 40 years. Its the kind

    of vehicle that can do just about

    anything.

    Onecan fill itwith fiveadults, load

    their luggageandhitchacaravan, or

    you can take it on some rugged 4X4

    course. Then there is the side that

    one often forgets a bakkie is a fine

    long-distance open-road cruiser and

    these days they all look great, even

    in the parking lot of a fancy hotel or

    mall.

    The latest offering from Mitsubi-

    shi was recently released onto the

    South African market and I spent a

    couple of days behind the wheel of

    their Triton double-cab 4X4 diesel.

    The Triton has always been the

    odd one out, with a strangely shaped

    rear and a smiling grille in the front.

    Lets start off with the new diesel

    engine.Goneistheold3,2 4-cylinder,

    which is now replaced by a 2,5 high-

    power unit. The old 3,2 produced

    118 kW/343 Nm, while the new en-

    ginenowpushesout 131 kw/400 Nm.

    Fuel consumption has also im-

    proved, with the new Triton averag-

    ingat about 9 litres/100 km.Ona full

    75 litre fuel tank, a theoretical tank

    range of 700 km could be achieved if

    driven carefully.

    The new 2,5 highpower unit you

    will only find in the 4X4. The engine

    surprises with its quietness and

    open road cruising ability. With

    400 Nm, overtaking and steep hills

    seemed no match for the Triton.

    The Tritons ride on both tar and

    gravel is surprisingly smooth. It tru-

    ly glides over potholes or badly rut-

    tedgravel road.Thequietness inside

    the cabin was also impressive. With

    no wind or engine noise, it doesn't

    sound like your normal bakkie.

    On the inside things have been

    greatlyimprovedaswell.Anewmul-

    tifuction steering wheel fits snugly

    into your hands. The centre console

    has also received a upgradewith the

    likes of climate control, and a useful

    USB-slot mounted on the CD-player.

    Thedriver'sseat is fullyelectronical-

    ly adjustable and both front seats of-

    fers good support. At the back, pas-

    sengers sit in comfortable positions.

    Leg- and headroom are ample no

    complaints from these departments.

    Aesthetically the Triton does not

    disappoint, although fromthe rear it

    looks kind of strange, with an angu-

    lar hip-line. The loading bay is cer-

    tainly not the largest in the segment

    either. One of the prettier upgrades

    from the previous model is the new

    chunky 17-inch wheels. Chrome

    door handles and roll bar are option-

    al. From the front it shares genes

    with its Pajero Sport sibling. This is

    in fact the best angle when you look

    at it.

    Being a bakkie, and a double cab

    at that, the rivals for the Triton in-

    clude the Toyota Hilux, Isuzu KB,

    VW Amarok and the Ford Ranger.

    These five bakkies (including the

    Triton) make up the biggest chunk

    of our current market leaders. The

    Triton 4X4diesel retails forR419 900,

    while the Ranger sells for R467 600.

    You can buy the Hilux for R441 000,

    theAmarok for R459 500 or the Isuzu

    for R464 400.

    The Triton is the lowest priced, so

    certainly deserves more sales. It

    drives well, has a strong engine and

    is capable on all surfaces. With a 3

    year/100 000 km warranty and a 5

    year/90 000 km service plan (4X4 on-

    ly), the new Triton should certainly

    be on your shopping list.

    NewHondaCR-Zproveshybrids canbe fun

    tion steering wheel is adjustable, all pedals

    are lightly sprung and the gearbox is a joy

    to operate.

    With maximum combined outputs of

    101 kW (137hp) or 190Nm shoving along just

    1 171 kg, the CR-Z can achieve 0-100 km/h in

    9,4 seconds with a top speed of 200 km/h. It

    also offers a three-way drive mode (Eco, Nor-

    mal and Sport) as well as a S+ button for

    a small bout of all-out performance.

    In true Honda fashion, the engine loves to

    be caned to its shrieking red-linewhich pairs

    up with the hard suspension to provide lots

    of handling fun. The electric helper rapidly

    runs out of battery juicewhenyou constantly

    floor the car but quickly charges it up again

    when driven sensibly.

    I found thebiggest benefit of the IMApower

    train to sit at low revs an extra scoop of

    power inthedullmonotonyofyourdailycom-

    mute. It ismost noticeablewhen accelerating

    at low rpm, speeding up to change lanes, dab-

    bing the throttle to keep up with traffic; sort

    of like a turbo-diesel.

    The playful CR-Z obviously offers all the

    mod-cons its potential customers would ex-

    pect. Many driver and safety aids, Bluetooth

    streaming, sub-woofer, leather, climate con-

    trol, auto lights and wipers, remote central

    locking, Xenon lights, two-stage front seat

    heaters, cruise control, panoramic glass roof

    and so on and so forth.

    The 2013 update has sharper styling like a

    new front bumper and grille and newmateri-

    als in the cabin. Power increases are 5 kW

    each for the petrol and electric motors, while

    torque is up about 17Nm. The Sport Plus (S+)

    button is also new, giving a 10-second power

    burst if the battery is above 50%.

    A Honda CR-Z costs R332 800 and comes

    with a three-year/100 000 km warranty, five-

    year/90 000 km service plan, one year AA

    roadside assistance and 15 000 km service in-

    tervals. So theres no need to be scared or

    sceptical of the little coup, its maintenance

    is just like any other petrol car.

    I could call this car costly but it absolutely

    wonmeover, chieflywith its fun, funky char-

    acter. Honda has absolutely nailed the mild

    hybrid concept and rolled it into a unique,

    sportywhole,whichoffers excellentperform-

    ance and consumption. Its an expensive and

    enticing toy.

    Please excuse my lacklustre typing and

    slouched posture, Ive just sold one of my

    cars.Therewasnopressingneedtodothis

    other than the fact that I simply didnt

    have the time to play with my oversized

    toy. I love cars that double as toys, which

    is probably why I took a shine to Hondas

    revamped CR-Z.

    Where my recently departed automobile

    was as simple as a wooden truck on a string,

    the CR-Z felt more like the latest and greatest

    tablet. Shiny.Modern. Complicated.And just

    like those hand-held computers, the mind

    boggles at how much technology theyve

    crammed into such a small package.

    The little Honda coup certainly doesnt

    havemanydirectrivalswithitsbizarreshape

    and IMAmild hybrid drive train. Unlike full

    hybrids, theres only a small electric motor

    to help the 1,5 litre petrol engine along, you

    cant drive it in pure electric mode and more

    importantly itsgotasix-speedmanualgear-

    box.

    So you should think of this as a normal pet-

    rol hatchback with added vooma for improv-

    ingeitheryourperformanceorconsumption.

    Energy is recuperated and stored from decel-

    eration or braking while a clever start/stop

    systemhelps to brinits claimed consumption

    down to just 5,2 litres/100 km.

    We often touched 5 litres/100 km in real-

    world conditions but before I get to the driv-

    I am pleased to be joining Hyundai Mot-

    orsport for the 2014World Rally Champion-

    ship, saidNeuville. I believeHyundaiMo-

    torsport is the perfect fit for me because it

    is a young, emerging and ambitious manu-

    facturer teamwith long-term objectives for

    championship success, and I have long held

    aspirations of driving for a manufacturer

    team.

    In two competing seasons in the World

    Rally Championship, Neuville has contest-

    ed 32 rallies. He finished seventh in the 2012

    championship, which acted as a prelude to

    a championship challenging 2013 season in

    which he has so far claimed four consecu-

    tive runner-up results (Italy, Finland, Ger-

    many and Australia), in addition to two

    third-place finishes (Mexico, Greece), leav-

    ing him second in the WRC standings with

    one rally left to run.

    TheannouncementofNeuville as the first

    official Hyundai WRC driver for 2014 fol-

    lows a month of intensive testing of the

    i20 WRC car on gravel in Spain and on tar-

    mac in Germany. More than 1 000 km was

    covered in 15 days of testing by Juho Hn-

    ninen, Bryan Bouffier and Chris Atkinson.

    Thismonthwasexceptionallybusy forus:

    we were out testing the i20 WRC on both sur-

    faces for more than half of the month, with

    our three test drivers swapping the seat on

    four separate test sessions.

    We now have two latest-spec i20 WRC,

    which allows us to further intensify the de-

    velopment schedule by alternating between

    the two chassis, said Hyundai Motorsport

    Team Principal Michel Nandan. Overall, it

    was a positive month as we managed to test

    new parts, try different set-up solutions and

    cover some good mileage with the car.

    Octobers testingkickedoffwitha four-day

    gravel test in the south of Spain where the

    teamcontinued toassess thebehaviourof the

    i20 WRC in warm weather conditions with

    both Juho Hnninen and Chris Atkinson on

    duty.

    During this test we took the opportunity

    to continue the development of the car on

    gravel conditions, similar to the oneswewill

    find in Portugal and Sardinia next year, ex-

    plained Nandan.

    TheHyundaiMotorsport team thenmoved

    from the south of Spain up to the Catalonia

    region for a five-day gravel test. This was fol-

    lowed by a tarmac test in Baumholder, Ger-

    many, home of the iconic Arena Panzerplat-

    te, which forms part of Rallye Deutschlands

    itinerary.

    After concentrating on loose surfaces in

    the first part of October, we took the i20 WRC

    to tarmac for a test on the same conditions

    of Rallye Deutschland.

    We had some new suspension parts to try

    as we hadnt tested on tarmac since August,

    Nandan continued.

    In the final week of October, the team con-

    tinued tarmac development in Catalonia on

    the roads ofRally deEspaa, the penultimate

    round of theWRC, which was also held earli-

    er in October.

    October also brought the deadline for an-

    other important process for theHyundaiMo-

    torsport team: The dossier for the homologa-

    tion of the i20 WRC had to be compiled and

    lodged by the FIA by the end of the month.
