ABOUT REALL

Reall is an investor and innovator in affordable housing in Africa and Asia. We develop, refine and share innovative housing models that unlock the political will, capital investment and finance needed to create the conditions for hard-working families to secure their own homes.

We do this because of the scale of the challenge.

Globally there are 1.2 billion people without somewhere decent to call home. Urbanisation has reached the rate of 1.5 million a week, effectively adding a city the size of Sydney to the world’s population each month. 90% of the urban growth this decade will happen in Africa and Asia.

These numbers are huge, but Reall has a commercially and environmentally viable solution. Reall pioneers the $10K house and have proved we can profitably build houses, with land, sanitation and energy at this price point. Urban affordable housing is a $17 trillion untapped market which can work for people living on low incomes in emerging markets across Asia and Africa. We’re crowding in governments, the private sector and developers to take this solution to scale.

OUR MISSION Reall is building an affordable homes movement that will improve the life chances of 100 million people in urban Africa and Asia by 2030.

OUR STRATEGYReall builds houses in order to broker change and transform markets.

Build Programme:Reall is pioneering the $10K house to prove its commercial viability and crowd in the private sector, governments and developers to take the concept to scale.

Broker Programme:Building proves the concept which enables Reall to broker strategic interventions that transforms markets for people living on low incomes.

OUR HISTORYOriginally established as Homeless International, Reall was born out of the UK housing sector in response to the UN’s International Year of Shelter in 1989. HI was dedicated to the alleviation of housing poverty in the global south.

THE CONTEXTOur greatest challenges are connected. Affordable homes can impact them all.

The 1.2 billion people without a home aren’t a problem that needs solving, they’re a future that needs unlocking.

The rapid urbanisation of our planet is set to accelerate crises spanning a degrading environment and changing climate, a failure of urban planning and critical infrastructure, and both increasing income inequality and social instability.

Left untouched, the world’s informal settlements will exacerbate the planet’s most pressing problems. But housing 1.2 billion humans without adequate shelter in quality, affordable homes provides the potential to rewrite the fundamental dynamics of our world.

The global affordable housing crisis can be framed as an unprecedented challenge or unparalleled opportunity. It is, in fact, both. Building a home for human potential isn’t just the right thing to do, it’s the smart thing to do.

Working in open collaboration, targeted interventions set off a chain of events that enable hard-working families to secure a quality, affordable home in a safe and vibrant community. Then, using an open-source approach, the best ideas can be adapted and adopted around the world enabling functioning housing markets to be developed at greater speed and scale.

Putting a roof over the head of humanity is an audacious goal. But it’s not an impossible one. We know that when we create vibrant communities people want to live in, growing markets that businesses want to operate in, and profitable platforms investors want to invest in, we also help create a more secure and just world for us all.

The post holder will undertake the appropriate level of training and is responsible for ensuring that they understand and work within the safeguarding policies of the organisation. REALL’S RESPONSE TO COVID-19

Investing in the rapid and widespread construction of decent, affordable housing, needs to be a top funding priority now more than ever. It is clear that investing in affordable housing solutions delivers on many fronts – for healthcare, pandemic protection, and prosperity.

An affordable home is a gateway to answering 16 of the 17 Sustainable Development Goals. This is an urgent time for innovation and finding new and better ways to tackle our global challenges. Today there is a deficit of 50 million houses in Africa and 70 million in South Asia; 300 million new homes will be needed by 2030 to meet the demand. Affordable housing is the most comprehensive and sustainable response we have in the face of the current pandemic and future public health catastrophes.

To date, Reall have facilitated for over 300,000 low income people to gain access to safe homes with basic services, protecting the homeowners and limiting the transmission of Covid-19 to the wider community. We now need the same commercially viable and sustainable solution to be scaled up for the 1.2 billion people on low incomes without adequate shelter.

PERSON SPECIFICATIONYou will be an individual of exceptional calibre and will bring a track record of leadership in emerging economies, and a commitment to international development, affordable housing, and social enterprise. You will have relevant international development experience within African and/or Asian markets. You will bring strategic vision, excellent communication skills, and an understanding of robust governance. Most importantly, you will demonstrate a commitment to the mission and values of Reall.

• To own and protect the mission and values of Reall, ensuring that appropriate policies and monitoring are in place to demonstrate this.

• To act as an ambassador for Reall, especially with external stakeholders.

• To be one of the guarantors of probity across the activities of Reall to protect its long-term viability.

• To participate in giving or withholding consent to new policies, changes in policies and operating decisions.

• Contribute actively in setting the strategic direction for Reall, reviewing overall policy considering changing circumstances, defining goals and setting targets, and evaluating performance against agreed targets.

• To ensure that in all its activities, Reall:

° Complies with its Memorandum and Articles of Association, charity law, company law, and all relevant legislation or regulations;

° Pursues its objects as defined in its Articles of Association; ° Uses its resources exclusively in pursuance of its objects

• Uphold Reall’s responsibilities for vigilance over safeguarding, modern slavery and fraud in all dealings with stakeholders both inside and outside of the organisation. When travelling on behalf of Reall, to act as our eyes and ears in reporting any potential problems and helping affected individuals to understand their rights to protection.

• Draw on your identified sector-specific skills and experience and networks to accelerate the delivery of Reall’s vision.

• Contribute to committee and ad-hoc working groups as required.

• Protect and manage the assets of Reall and ensure the proper investment and management of its funds and property in order to mitigate losses in line with Reall’s agreed risk management approach.

• To ensure that Reall has an effective risk management strategy and policy in place, which is regularly reviewed and to regularly review risks across all areas of the business, to ensure that risk is managed in line with Reall’s published agreed risk appetite.

• To attend induction, training and performance review sessions and other such events that are as are reasonably required by Reall.

• Appoint the Chief Executive Officer, monitor his/her performance and support him/her in that role.

COMPLIANCE• Comply with the policies and procedures as set out in Reall’s Staff Handbook and all relevant procedures

and processes.

• Adhere to all relevant Data Protection legislation.

• At all times to work in a manner that ensures the health and safety of the post-holder, other staff, colleagues and visitors to Reall’s premises.

KEY SKILLS & EXPERIENCE

• A minimum of three years’ relevant experience as a board member or trustee in a not-for profit organisation or social enterprise.

• At least three years’ relevant experience working at a senior level in one of the key skills areas identified.

• Experience working in the context of African and/or Asian markets.

• An understanding of and commitment to international development and social enterprise.

• An understanding of the requirements of good governance in a not-for-profit organisation such as Reall.

• An understanding of risk management principles and their applications in managing a business.

• An understanding of good HR and/or organisational development practice.

• An effective communicator to inspire people to engage with Reall’s work.

• An understanding of the impact of diversity and inclusion on corporate performance.

• A commitment to giving the necessary time and effort to engage effectively with the work of Reall.

You will be required to demonstrate experience in at least three capabilities highlighted below:

• Financial governance, including knowledge of charity finance and/or NGO and similar funding streams.

• Strategic planning.

• Advocacy, marketing and communications.

• Governance processes and best practice.

• Expertise, experience, and linkages related to organisational development in developing countries.

• Raising funding from the impact and development finance sector and related/similar networks.

• Investment and loan book management, especially in the context of developing countries.

• Investment appraisal, principally in relation to construction projects.

• Construction and project management.

• Urban and real estate planning in developing countries.

OTHER REQUIREMENTS

The role is likely to include occasional overseas travel in representing Reall’s interests and in building an understanding of its operating environment with partner organisations.

This role will require travel to Reall’s office in Coventry, and occasionally to other UK venues for meetings and events. Virtual attendance is also often possible.

TIME COMMITMENTYou will be expected to commit a minimum of 5-6 days a year. Board meetings are usually held at Reall’s Head Office in Coventry, UK or via video conference.

The first formal event that you will attend will be the annual strategy setting days on 28-29 September. The next full board meeting will be on 10th November.

These roles are on a voluntary basis and are unremunerated, however, appropriate expenses will be reimbursed.
