Landscape Element Development and Updating of Specific PlansBMLA can prepare the landscape site development sections for new and existing specific plans. We can provide information on walls, fences, planting, irrigation, monuments and recreation elements. The service includes text, plans, sections and sketches necessary to communicate the design intent. We will analyze the jurisdictions existing codes and guidelines and for suitability for the proposed development based on design and conservation trends.

Landscape Master Planning for DevelopmentsBMLA can prepare large scale landscape master plans for residential developments for precise or conceptual design submittal processing. The designs would include plans illustrations and photo boards for the plant palettes and site amenities such as play grounds or street furniture. We have found this to be suitable for apartments, condominium projects or single family projects of a moderate size.

IRRIGATION CONCEPT AND METHODOLOGY:

PRIVATE SLOPES WILL CONSIST OF MEDIUM WATER USE TREES,

SHRUBS AND GROUNDCOVER UTILIZING IRRIGATION DRIPLINE WITH

AN EFFICIENCY OF .85 MINIMUM.

PARKWAYS WILL CONSIST OF MEDIUM WATER USE GROUNDCOVER

UTILIZING IRRIGATION DRIPLINE WITH AN EFFICIENCY OF .85

MINIMUM.

HOA MAINTAINED SLOPES WILL CONSIST OF LOW WATER USE TREES,

SHRUBS AND GROUNDCOVER UTILIZING IRRIGATION ROTORS OR

ROTARY NOZZLES WITH AN EFFICIENCY OF .71 MINIMUM.

HOA MAINTAINED PARKS WILL CONSIST OF MEDIUM WATER USE

PLANTINGS AND IRRIGATION DRIPLINE WITH AN EFFICIENCY OF .85

MINIMUM. TURF AREA WILL UTILIZE ROTARY NOZZLES OR ROTORS.

ALL IRRIGATION SYSTEMS SHALL UTILIZE A 'SMART' IRRIGATION

CONTROLLER WITH A RAIN SHUT OFF DEVICE. ANTI DRAIN CHECK

VALVES WILL BE USED TO PREVENT LOW HEAD DRAINAGE. A FLOW

SENSOR, MASTER VALVE AND MANUAL SHUT OFF VALVE WILL BE

USED FOR ANY HOA SLOPES, PARKS, AND FUEL MODIFICATION

AREAS.

ALL PLANTINGS WILL BE GROUPED INTO HYDROZONES AS SHOWN ON

THIS MAP.

ALL PLANTINGS WILL UTILIZE A 3" LAYER OF BARK MULCH TO HELP

LOWER EVAPOTRANSPIRATION FROM THE SOIL.

Because we have strong relationships with Wayfinding consultants, structural & electrical engineers we can provide a total package for your project entries, and monumentation.

Value Engineering and Constructability EvaluationBMLA can review and evaluate your existing landscape project in terms of the current construction costs in order to identify savings or potential budget busters. We also provide constructability review of landscape projects in light of California Assembly Bill 1881 (Landscape Water Conservation), American Disabilities Act and California Green Building Codes.

Construction Document DevelopmentBMLA can prepare Plans, specifications and details for scopes of work allowable under the Landscape Architects Licensing Act. A result of being the prime consultant on many large scale park project we have professionals who can provide the architectural, engineering and environmental services that may be needed for most projects. We can package a team upon request.
