OBJECTIVE:
To make a purchase decision of property with help of Expert choice software by comparing different locations on given set of parameters
Properties are to be purchased in 4 different cities: Pune, Hyderabad, Ahmedabad, Gurgaon
PARAMETERS:
The purchase decision is based on consideration of following parameters:
•Cost
•Location
•Environment
•Demand and Supply
•Structure and customization
THE BASIC MODEL
COST
The cost parameter accounts for 38.7% of purchase decisions made by the customer. It includes:
• Price of the property: The amount to be paid upfront for the property
• Mortgage rate: The rate of interest available for mortgaging
• Registration charges: The total charges paid for registration as per the government norms
• Loan availability: The ease of availability of home loans
• Resale value: The value earned after resale of the property
LOCATION
The location parameter accounts for 20.6% of the purchasing decision and it consists of:
Transportation: it includes all form of public transport such as auto, bus, taxi stand etc.
Education: Proximity of schools, computer centers and other learning places from the property.
Medical: Proximity of hospitals, childcare center, nursing homes etc.
Shopping facility: Shopping malls and small Kirana stores for daily usage.
Recreational facility: Restaurants, gymnasiums, parks, movie theatres etc.
Workplace proximity: Distance from the office
DEMAND and SUPPLY
This parameter accounts for 8.8% of the purchasing decisions made by a customer. It includes:
Population in the area: Population of the city and also the locality
Rate of migration: This maps the frequency of migration of people to and from the city.
Availability of commercial land: How much land area of city is available for commercialization. It relates to the prosperity of the city.
STRUCTURE and CUSTOMIZATION
This parameter accounts for 9.3% of the customer’s purchasing decision and includes:
Floor area: The total floor area of the property being purchased
Design: Design cost of the house being purchased
Material used: Material being used for construction of the house
Furnishings: Products and articles used for furnishing the property
ENVIRONMENT
Environment as a parameter accounts for 22.7% of the customer’s purchasing decision and includes:
Security: How safe is the city to live in. Previous records for theft and burglary etc.
Noise: Noise level in the city including traffic noise, use of loud speakers etc. Noise level should be low
Neighborhood: How safe and friendly is the neighborhood.
View: Refers to how clean and green the city is in general.

The dotted blue line shows the new parameter's priority

Head To Head Comparison
It shows how two alternatives compared to one another against the parameters in a decision
One alternative is listed on the left side of the graph and the other is listed on the right
The alternative on the left is fixed.
Down the middle of the graph are listed the parameters in the decision
The overall priority can either be shown based on the parameter weights (typical) or un-weighted
2D Graphs
The graph displays the alternatives' priorities with respect to two parameters at a time.
By clicking the menu commands "X Axis" and "Y Axis" you have the ability to change the objectives being displayed.
The area of the 2D plot is divided into quadrants.
The most favorable alternatives with respect to the parameters on the two axes will be shown in the upper right quadrant (the closer to the upper right corner, the better the alternative).
The least favorable alternatives will be shown in the lower left quadrant (the closer to the lower left corner, the less favorable the alternative).
Alternatives located in the upper left and lower right quadrants indicate a visual representation of the alternatives for both the selected parameters.

Conclusion:
Based on the relative weight age assigned to the five parameters Ahmedabad comes out to be best location for purchasing the property followed by Hyderabad, Pune and Gurgaon.
