● THERE are signs theproperty market is starting to

spring into life again with news ofhuge auctions from two of thecity’s leading estate agents.

Sutton Kersh, in fact, hasannounced its biggest propertyauction for more than two years.

The auction, which starts at 12noon on April 5 at the MarriottHotel in Queen’s Square, includes94 lots with the majority beingresidential properties.

And Venmore is also optimistic,predicting a high level of interestin its first auction of 2011 which isbeing held at 1pm on April 6 at theHilton Hotel in Liverpool ONE.

Cathy Holt, auction manager atSutton Kersh, says: “It is bothpleasing and encouraging to seestock levels return to pre-crashlevels. Not only is the catalogueour biggest for nearly two and ahalf years, but the quality of thestock is also very good.

“There are lots of cheapresidential properties in areas thatare popular with buy-to-letinvestors and which are attractinga lot of interest. The catalogue hasbeen well received with enquiriesflooding in. I am hopeful for a goodsale.”

This is promising news for thelocal auction market which hasbeen hampered by a shortage ofstock over the last 12 to 18 months.

Popular lots in the Sutton Kershauction include lot 9, a vacantcommercial unit at 213 KensingtonStreet guided at £25-35,000 andvacant residentialproperties onCotswold Streetand Needham Roadin Kensington thatare guided at£40-45,000 and£35,000 respectivelyand Flat 2, PrincesCourt which isguided at£40-£45,000 andwould make anideal investment.

● LANDLORD Assist, thetenant eviction and rent

collection firm, has welcomedgovernment plans to makesquatting illegal.

The proposed new law willmean home owners won’t have togo through the civil courts inorder to evict squatters.

Instead the police will be able to

force entry and arrest anyone whohas occupied a property withoutthe consent of its owners. InScotland squatting is alreadyillegal and offenders can be jailedfor up to 21 days.

Stephen Parry, commercialdirector at Landlord Assist says:“We are delighted to hear thatthe government is taking a firmstance on squatting by deeming ita criminal offence. Our firm hasbeen lobbying hard to get centralgovernment to acknowledge thatsquatting should be an illegalactivity and that the process todeal with squatters is tooprotracted and incredibly stressfulfor landlords.”

To assist homeowners inprotecting their properties,Landlord Assist is also urging thegovernment go take further actionby removing websites whichprovide an advisory service anddetails of empty properties forsquatters.

Graham Kinnear, managingdirector at Landlord Assist, says:“We would like to see thosewebsites that offer lists of vacantproperties and advice forsquatters relating to Section 6 (1)of the Criminal Law Act to beremoved from the internet as theysimply provide an open invitationto squatters.

“The government should take aresponsible view by stopping sitesthat encourage this form ofcriminality. Such a move wouldcreate support from the leadinglandlord groups and landownersthroughout the country.

“As the law currently stands,staying in someone else’s home isnot a criminal offence but abreach of civil law, meaning acourt order is required to removethem. This process can beexpensive and time consumingand a very harrowing experiencefor the property owner.”

At present, squatters maylegally enter an empty propertyprovided they do not causedamage when gaining access.Existing laws protect squatters bypreventing a homeowner fromforcing their way back into aproperty.

Squatters may also claimpossession of a home if they haveoccupied it continuously for morethan 10 years.

BOWLED OVER:Susan Haywardposes 'Liza Minnellistyle' with avintage hatfrom hercollection

ThevintageIN the 80s and 90s we were all

happy to fill our homes withflat pack furniture and sharedesign detail with ourfriends.

Now, thanks to makeovershows and a desire to bedifferent, we want them to bemore individual – a reflection ofour own personality.

And one Southport woman ishelping us to do just that, thanksto her eye for interiors and,crucially, her creativity.

“I particularly look forEdwardian and Victorianfurniture for its durability andthe fact that it lends itself tobeing prettied up,” smiles SusanHayward.

“But it can be made masculinetoo.”

Susan has a passion forvintage and has decided to followher dream of opening a vintagestore to help others add a touchof glamour and nostalgia to 21stcentury living.

The mother of three openedher vintage and collectibles storein Post Office Avenue, Southport,in autumn and she has alreadydeveloped a loyal band offollowers – with hopes ofobtaining more.

“People want somethingdifferent in their homes now,”she says. “They want somethingstylish and that’s going to last –especially in the current climate.

“I don't go for items orfurniture of a certain type, I justlook for something that catchesmy eye.

“If it’s fine to sell then I will dothat, and if it needs a little refurbI will do that too.

“But I won’t sell anything thatisn’t good quality. People werepaying ridiculous amounts ofmoney for something that wasn’tgoing to last a long time. I canoffer better for less.”

The new venture comes afterSusan spent the last four years asa sales leader with Laura Ashley.

She had studied art and designat college in Manchester beforegoing to live in Holland.

Susan returned to Southportfollowing a family bereavementand secured the job at LauraAshley until its closure prompteda change of plan.

Although she was offeredre-location Susan opted forredundancy because, with a12-year-old son at school it wouldbe difficult to move to Liverpool,where most of the new jobs werebeing offered, and continuingcaring satisfactorily for him andbe there when he got home fromschool.

“So I decided that that was thetime to take the plunge andlaunch my own business andselling vintage goods was anobvious choice for me.

“I am passionate about vintageitems, they represent suchquality compared to many

products from today’s moredisposable society. The items Isell have been built to last.They’ve survived the last 100years and will last for another100 years.”

She got help and advice instarting up her business fromThe Women’s Organisation,which also gave her supportunder the business start-upprogramme. She workedwith a business adviser toput her business plantogether.

Susan scours tradefairs and markets hereand abroad to find suitableitems for her shop and isalso very keen to ensurethat everything she sells onis ethically sourced.

“My items range from

things that are beautiful to lookat such as vintage glass ware, tounusual pieces of furniture,mirrors and art plus nostalgicproducts including firesidecompanion sets,” says Susan,who also has a room on the firstfloor solely dedicated tovintage fashion.

One of Susan’s up andcoming trademarks isvintage chairs, which she

transforms into uniquepieces of art.

“I cover them innewspapers so theybecome pieces of interest,”

she says, “using decoupageand seven coats of varnish!

“A harpist bought amusical chair I had created.

“It started as a bit of ajoke, because I had a beautiful

chair which needed a littlework but which wouldn’t

take paint.“So I covered it withmusic sheets and

she asked me tofinish it for her.

ClaireMorrowDriveTimepresenterforRadioCityWhere was the family home you grew up inand what was it like?The house where I spent most of my years was ina small village in Canada. It was a big old black andwhite farm house, which I loved. It had threefloors and my sister and I shared the top floor andhad our own bathroom – which my dad was verypleased about. Although it was quite big it had areally cozy feel to it and we had a real log burningfire, which was a life saver in the winters.

What is your clearest memory of thehouse?Just the way it looked in the winter, it was likesomething off a postcard. It had a really long driveway which was covered in snow. The windowshad black shutters on them so they really stoodout in the snow and sometimes there would bemassive icicles hanging off them. It was pictureperfect!

Where was the first house you boughtyourself and what did it cost?Unfortunately, my husband and I are not on theproperty ladder yet, but desperate to get a house– and I’m constantly looking!

What made you want to move into the flatyou are now in?It was a big old Victorian house converted intoflats. When we first viewed it, it was a mess andneeded totally re-decorating, but I have to saythat’s what appealed to me. I love a fixer upper!The main feature I love is the high ceilings, theyreally make the rooms feel bigger.

What are the important things you look forwhen buying a house?Obviously, price is the big one and then I wouldsay location is very important to us, especiallysince having our daughter. I really don’t like newbuilds so when we look it’s always at periodproperties, a house with some character. Ideally, Iwould love a house with a big kitchen as I comefrom a very big family and we’re very social, andthe kitchen is always the best place to be atparties. A big garden is also a must, as I wouldlove lots of space for Charlotte to run round in.Plus, we have a brand new Webber barbecue wedon’t get to use at the moment!

Are you a DIY trier or do you leave it tothe experts?I am definitely not into DIY, but luckily myhusband is and he's pretty handy I have to say...which is a good thing as I have the reputation ofbeing a bull in a china shop!

What is the one thing you love most aboutyour current home?I love the bay window in our bedroom, it lets somuch light in and the view is pretty amazing,especially some of the sunsets we get to see. Italso allows me to pick gorgeous handmadecurtains, and my husband can’t moan!

B&Q, 53% of us are scared ofDIY, 40% hate it, 29% claim tobe terrible at it and 62% see itas a chore rather than a hobby.

What’s more, 66% ofhomeowners have unfinishedDIY jobs at home, and morethan half say that they don’tknow how to complete them.

The most common jobs arechipped paint (43%), marks onthe wall (42%), gardening(38%), regrouting (26%) andcracks in the wall (26%).

Despite this, one-third of usare set to do more DIY thisyear than in previous ones,although almost 60% don’tbelieve we have the skills.

With a little push, however,most of us would like to have ago at gardening, painting aroom, hanging wallpaper,putting up a shelf, or laying ortiling a floor.

We draw the line atplastering, plumbing and layinga patio, preferring to get afamily member or professionalto do it.

Q I’ve just tiled my bathroomwalls, but some of the tiles aresticking out slightly. Can I doanything about it?A If you act quickly, theadhesive and grout should stillbe quite soft, so carefully prise

off each problem tile with achisel as soon as you can.Scrape off the old adhesive andgrout, and apply new adhesive,but not as much as before, untilyou’re happy with how the tilesits. Then grout as normal.

● Enjoy the spring sunshine and makeyourself useful this Mother’s Day withthese quick and easy tasks.● Give your mum’s patio, deck orgarage door a good clean. Now thatspring has definitely sprung, washaway months of winter grime with apressure washer, which you can buy orhire inexpensively.● Mow her lawn and then trim theedges. Grass is starting to grow againafter its long hibernation, so giving itits first mow and trim in months will doit the world of good - and make thegarden look neater and tidier. THE spring weather haslured enthusiastic puntersto garden centresnationwide, ready to snapup a plethora of gorgeous

plants, containers and othersundries to make their gardensdazzle this year.

Yet research shows that in atough economy, gardens are a lowpriority among householders. Thecurrent average spend on a UKgarden is £482.16 a year with 42% ofpeople spending nothing at all ontheir outdoor areas, according toresearch by woodcare manufacturerRonseal.

But you can have a lovely gardenwithout spending a fortune. Whenmoney’s tight, prudent measurescan be taken to save a lot of cash.

Before visiting a garden centre,work out what you really need, listthe plants and other essentials andstick to that list. Walk round yourgarden beforehand and see wherethe spaces are, how the plants youwant are going to work and whereyou will put them.

If you have a stack of containersto fill, consider using permanentplantings rather than annualswhich will need replacing eachyear. Check your garden to see whatyou may be able to use. Overgrownclumps of ornamental grasses andother perennial plants such ashostas can be lifted and divided anddivisions of the plant can be used tofill pots and other containers.

Hostas in particular look greatgrown in pots, their lush greenleaves making any shady corner ofthe patio look exotic.

Longer-term, scan the discountshelves for sale plants which havefinished flowering but should beabsolutely fine next season. You canoften save quite a few pounds onperennials which will bloom yearafter year if you’re prepared to waita while for the results.

If you’re buying shrubs, buysmaller plants which are cheaper, as

the space between them can befilled with hardy annuals grownfrom seed sown directly into theflower beds. They are easy to grow,great value for money and give lotsof colour all summer. Try poppies,corn flowers, calendula, larkspurand candytuft.

Don’t wait until late April orearly May to buy trays of summerbedding when prices will be at theirpeak. If you want annuals, sowthem from seed, which is a muchcheaper option. Biennial seeds suchas foxgloves, hollyhocks and sweet

Williams can also be sown to giveyou colour next year.

Look for seed bargains on eBayand at discount stores such asPoundland, Lidl and Wilkinson. Cutcosts further by going halves withgardening friends, as you oftenwon’t need to sow the whole packet.Alternatively, swap unwanted seedsand plants for some you do fancyfrom a number of websitesincludingwww.gardenswapshop.co.uk or freeforums such as the NationalGardening Association’s

(www.garden.org/seedswap).If you don’t have time to sow

seed, visit your local car boot sale topick up plant bargains as well ascheap garden tools.

Bargains can also be found in thefree ads on Gumtree, while you maypick up something for free thatsomeone else doesn’t want if youjoin your local Freecycle group(www.freecycle.org/group/uk).

To increase your stock for the

lowest price, take cuttings fromplants such as fuchsias,marguerites and pelargoniums.

And if you haven’t yet started tomake your own compost, there’s notime like the present. There’s avariety of website guides, butchoose the more reliable ones suchas www.gardenorganic.org.uk. Alsocontact your local authority to findout if it supplies subsidised bins inyour area.

Knotty Ash??

LIVERPOOL’S L14postcode covers thearea of Knotty Ash,along with those ofBroadgreen, Dovecot

and Page Moss.In many ways these are

typical suburban areas, filledwith semi-detached andterraced housing, flats andsome older houses. There aregood transport linksconnecting the area with thecity centre and many localconvenience stores, salons,pubs, bars and take-awaysserving the district.

The most famous residentof Knotty Ash is, of course,comedian and nationaltreasure Ken Dodd. The self-crowned Squire of KnottyAsh is responsible, almostsingle-handedly, for puttingthe suburb on the map.

Ken liked to weave storiesabout Knotty Ash into hisstand-up routine and TVshows, creating a semi-fictitious version of KnottyAsh, home to Diddymen andthe Jam Butty Mines. The

comedian reckonedDiddyland was right in thecentre of Knotty Ash andboasted the highest rate ofsunshine in the world! Sadly,the Met Office figures forKnotty Ash do notcorroborate Ken’s story.

The thing is, so effectivewas Ken’s fantasy that manypeople outside of Liverpoolreally think Knotty Ash isjust a made-up place! Thatmust partly be due to thearea’s evocative name.

Knotty Ash is, in fact,named after an ash tree thatonce stood in the area. A newash tree was planted outsidethe Knotty Ash public house,near to the site of theoriginal. Of course, it wasplanted by none other thanKen Dodd.

Apart from rubbingshoulders with comedyroyalty, the area has muchmore to interest homebuyers.

The old village of KnottyAsh was originally on a

coaching road, linked toPrescot, Manchester andLondon, and it prosperedthanks to the success of localcoaching inns. The villagewas awarded conservationstatus in 2004.

Historic sights include theGrade II-listed St John theEvangelist church and itspeaceful graveyard, which iscelebrating 175 years sinceits consecration in 1836.

Then there’s ThingwallHouse, a 19th century manorhouse on a 4.8 acre site. It isthe former home of shippingmagnates the Bright family,who donated it to the city ofLiverpool. Famous guestswho’ve stayed there includeengineer Isambard KingdomBrunel and American authorNathaniel Hawthorne.

Other areas in L14 includethe small district of Dovecot,which borders Knotty Ashand boasts Dovecot Park.Property wise, there are anumber of 20th century townhouses and semi-detachedhouses in the area.

Broadgreen also bordersKnotty Ash and is mostnoted on Merseyside for itsdistrict general hospital,which specialises in thetreatment of the elderly,dermatology, orthopaedicsand general surgery.

Recent property sales inthe L14 area have includedterraced houses from £75,000to £102,000, a semi-detachedhouse for £115,000 and adetached property for£152,950. So there’s a goodrange of options there forpotential homebuyers and,you never know, you mightfind the entrance to the JamButty mines in your newback garden!

from Birkenhead-based affordablehousing developer Lovell.

The company, which is workingin Dingle on a large-scale housingimprovement programme forhousing association LiverpoolMutual Homes, has handed over£300 to 468 Football Club, a teamrun by the St Cleopas 468 Centre inMill Road, which provides after-school clubs and youth nights forchildren and young people.

The donation has helped the clubpay for a brand new set of kit andequipment for its two five-a-sideteams, made up of local youngstersaged between nine and 13, whichare both competing in the Liver-pool Street Games Futsal League.

“We’ve built up an excellentrelationship with the 468 Centrewhile we’ve been working inDingle, and when Kevin Reganasked if we would be interested insponsoring the club, we were onlytoo pleased to help,” explainedLovell site manager George Shaw.

“We’re always keen to supportinitiatives that promote health andfitness in young people, and wewish both teams all the best for therest of the season.”
