SituationBettisfield is a small village of approximately 150 dwellings in the borough of Wrexham. The village lies close to

Fenn's, Whixall and Bettisfield Mosses, an area of peat bog which was declared a national nature reserve in 1996

because of its importance for wildlife. The English market towns of Whitchurch, Ellesmere and Wem each lie to the

northeast, west and southeast respectively.

Whitchurch, only 9 miles away is a picturesque and thriving Roman market town with a flourishing high street

featuring many retail outlets, restaurants and Inns including Sainsburys and Tesco superstores.

For sporting enthusiasts, there is the Whitchurch Rugby Club, Macdonald Hill Valley Hotel Golf and Spa,

Whitchurch Cricket Club and many bowling clubs nearby. Whilst Greenfields nature reserve and Whitchurch

Waterways Country Park provide a pleasant setting for walking, jogging or cycling.

Whitchurch is well served for schools for all ages with the Church of England infants, nursery and junior academy

and the OFSTED rated 'Good' Sir John Talbot's high whilst the popular 'Outstanding' Bishops Heber High School is

close by in Malpas and The Adams School in Wem.

Bettisfield HallBuilt in the early 17th century by Bryan Fowler, whose descendants

married into the Hanmer family at Bettisfield Park. The house was

partly destroyed by fire in 1750, after which the damaged section

was not rebuilt. In the mid-19th century a new two storey east wing

was added and later a dairy.

Sitting opposite the parish church of St. John the Baptist,

Bettisfield Hall is a handsome and prominent red brick-built Grade

II* Listed family home with beautiful stone mullion windows and

characterful period features throughout including high, beamed

ceilings, in part original solid Oak staircase, solid Oak studded

latch doors, quarry tile flooring and solid Oak floor boards. The hall

sits in 2.97 acres of well landscaped gardens and grounds.

The private gravelled in and out driveway leads up to the L plan

house with a lovely sheltered courtyard parking area with a

beautiful Deodar cedar tree stood proudly in the centre, in a

recently landscaped island of Welsh slate.

The large solid studded door opens to a welcoming reception

hallway. Doors radiate off to the study and kitchen/breakfast room.

The large farmhouse style kitchen/breakfast room has a chequer

board quarry tiled floor. The room is light and bright enjoying a dual

aspect to the front and rear. The solid Oak kitchen cupboards

provide ample storage and were hand made by Frank Lloyd and

later limed by the current owner. A large floor to ceiling cupboard

provides further storage space and a classic ivory Aga really sets

The accommodation flows onwards to the beautiful triple

aspect drawing room. The large inglenook fireplace with

bressummer beam over and Wood Warmer log burning

stove creates a real focal point. The ceiling beams and

wood work detail to the far wall create a lovely balance to

the room. A door leads onward to a smaller reception hall

and access outside to the front of the house. Steps to the

left rise to the dining room.

From the entrance hall stairs rise to the first-floor landing area

where five of the bedrooms, family bathroom and family shower

room are located. This staircase provides direct access to, what

was the 'apprentice's bedroom' now bedroom four with dual aspect

and views to the rear garden. The well fitted family shower room is

next door making this a lovely guest suite.

A further flight of stairs rise to the second floor where the

impressive, grand master bedroom suite is located. With

its own sitting area the converted chapel has a fabulous

vaulted ceiling and seven windows flood the room with

light making this space perfect for relaxing, reading or

hobby making. Whilst lay in bed one looks up to the

galleried viewing area where worshippers would have

stood to take in the service. The current owner has lovingly

restored this room and installed a lovely Grinshill

sandstone fireplace with a contemporary in set fire to add

ambience to an already majestic space.

Gardens and groundsBettisfield Hall sits in 2.97 acres of well landscaped gardens and

grounds. Outside is as inspiring as the property itself with some

fabulous features spread around the entire grounds. There is a

wonderful covered, outdoor kitchen with plumbing and power with

a Sedum roof, perfect for summertime cooking and BBQs. There is

a lovely eating area next to the outdoor kitchen set under a living

pergola of walnut trees. The outdoor office is set down inside the

old outdoor swimming pool, even in the full daytime sun it is easy

to see electronic screens. There is a small, ornamental pond next

to the seating area providing a calm and relaxing spot to work.

There is a small decked viewing platform to enjoy the far-reaching

views and an overlook of the vineyard which contains three

different wine making vines. Continuing on there is a productive

apiary with one bee colony currently.

The productive cider apple orchard has approximately 200 trees

and a full list of varieties can be requested from the agents. Our

current owners operate a successful apple juice and cider making

operation from the property. There were five apple trees in the

hedgerow that when samples were tested they were of such an old

variety that the trees had thought to be extinct. These have since

been renamed and re-classified.

To the front of Bettisfield Hall there is a wonderful living spiral

maze. This combines Holly, Yew and beech creating different

textures. This is a very relaxing area for enjoying the gardens or

perhaps even yoga practice and meditation.

OutbuildingsBettisfield Hall has the benefit of a number of very well-

maintained workshops and outdoor storage areas. The

wood workshop is a large barn with 32 solar panels on the

roof space providing the energy for all hot water

throughout the house. The ground floor is a well-equipped

workspace and has its own extraction system with the

filters housed in the extraction shed behind the main barn

(the woodworking machinery is available via separate

negotiation). The first floor provides a large storage area

with two sky lights. The large overhang of the roof space

provides covered log storage.

A further four bay storage area provides space for another

log store and machinery storage. The two log stores are

currently used in a two-year rotation pattern and provide

the storage for the wood for the log burning stoves used for

heating throughout Bettisfield Hall. There is also a laid

concrete base in place for further outdoor storage should

this be required.

The machinery workshop is another well equipped space

and the first floor, provides ample storage.

There is a recently erected four bay green Oak barn which

currently houses the apple production kitchen and is fitted

with pasteurisers and presses for apple juice and cider

production (this equipment is available via separate

negotiation). There is a sink area and also a separate WC.

The first floor provides ample storage space. The other

three bays are currently utilised as a work shop area and

the spiral staircase to the first floor provides a studio area

for photography or painting. This fabulous barn is very

flexible in it's use and would make an excellent garage

facility for a car enthusiast or ancillary accommodation for

anyone wishing to live away from the main house.
