Fancy a second home in Cornwall? What sort of property and where to buy? In terms of what sort of property a good rule of thumb is to buy the biggest your budget will allow you to both purchase and, if it hasn’t already been done, to fit out to a very high standard. The ‘both’ is very important. A good property in a poor decorative order is likely to be less appealing to potential customers than a cheaper property in first class order. When considering where to buy it is worth bearing in mind that history tells us that in rental terms the north coast fetches a premium over the south coast, coastal wins over inland and a property in east Cornwall will rent for more than a comparable one in the west of the county. Views are a definite plus. Additional items such as a pool, firepit, sauna or hot tub will help the property stand out from the competition. Having flexible sleeping arrangements is an advantage. This can be achieved by the use of zip beds but you will need the rooms to be of a certain size. Also, whilst on the subject of beds the bigger the beds the better so, if you can, avoid small bedrooms. If possible every bedroom should have an en-suite bathroom. Sharing bathrooms is a turn-off and somewhere with two bedrooms with en-suites will win over a similar property with three bedrooms and one bathroom. Having a ground floor bedroom and bathroom will be attractive to those with reduced mobility. If you are going to appeal to the large dog owner market, the vast majority of whom are very responsible, then an enclosed garden, outside tap and wooden or stone floors will attract those wishing to holiday with their four-legged friends. Wi-Fi is a pre-requisite in today’s world. When you are first setting out down this path, and definitely before signing on the dotted line, it would be well worth your talking to a letting agent. A little specialist advice could make a big difference! If you are thinking of buying a second home in Cornwall (and is there anywhere better!) there are a few things to consider. The big question is are you likely to want a rental income from the property? If the answer to that question is no then the normal subjective home purchasing criteria apply. A few things you might want to consider are:

• Letting agents should have equivalent

properties to rent.

• How long have they been letting

holiday properties in Cornwall?

• Look at their websites which should be

modern in appearance, up to date, easy

to navigate and ideally have videos of

the properties to let. In other words

they should have everything that you

would want if you were looking for

somewhere to rent for a holiday.

• Do they have a 24 hour guest

helpline?

• The agent should be able to maintain

the property and sort out any

problems in a

timely manner.

• Do they offer concierge facilities

which can be a great help for guests

who may only be down for a few

days with no knowledge of the local

area?

• Do they have first class cleaning and

house keeping services?

• Help with legal compliance. There is

a fair bit of red tape to cut through as

a holiday property owner to stay on

the right side of the law. Things like

specialist insurance, risk assessments

and pat testing are but a few. A good

letting agent will help steer you

through what can be a minefield.

• How much rental income per annum

do they think they can achieve for you

and how much will you have to pay

them in return?

When we go on holiday most of us want more than we have at home. We want

to stay in accommodation which welcomes and pleasantly surprises us. Whether

it be more comfort, or more luxury, or maybe even more simplicity. Whatever we

look for in our holiday home, we expect to get what we imagine we have paid for.

So if you are looking to go into the letting business consider the variety of

customer you will have to accommodate and you may want to take some design

advice before you take the plunge. Or what if you already own somewhere you

want to let, but you realise that your property is not earning as much as you had

hoped; maybe the reason is, it is tired and needs some updating. Take care, many

of us think we are okay at interior design and we ‘can do it ourselves’. However,

many DIY interior designers miss that certain ‘something’ which in many cases will

turn out to be an expensive mistake.

A good interior designer knows that the design of a holiday home needs to be

treated in a different way to a permanent residence. It has to work not just for

the holiday-maker but for the owner as well. They can tell at a glance whether, it

could be just a matter of moving some furniture around, de-cluttering, and adding

a few different accessories which will make the difference. Surprising as it may

seem sometimes thinking outside the box and simply tweaking here and there,

can increase earnings dramatically without breaking the bank.

The answer is likely to be no and so a letting agent is the obvious answer. But there are

At the other end of the scale when the purse is larger

it could be that more drastic measures can be taken.

Perhaps knocking down an interior wall or adding one,

opening up a doorway by a few inches, and laying a new

floor will make the change required. Maybe it is new

lighting which is needed or just a dimmer switch to alter

the mood. A good designer appreciates that it is not only

the colour but the right texture of the soft furnishings

that need to suit the property which can make or break

it. When ‘Letting’ is your business rather than Design,

sometimes it is hard to see what a difference a few

changes can make to your income.

fabrics, different types of flooring, lighting specialists,

furniture and accessories suppliers. They have a trained

eye and can see quickly what needs to be done and
